THE PLAN 281 Broadway

All the hungry folks passing through the new Fulton Street Transit Center or streaming out of City Hall on lunch breaks who find themselves craving flour tortillas, cilantro-lime rice or braised carnitas will be in lucktheres a new Chipotle in town. Winick Realty Group broker Darrell Rubens helped to rent the space at 281 Broadway to the restaurant, which opened in 2,300 square feet of space there about a month ago. Mr. Rubens went over the floor plan with The Commercial Observer and explained just why Chipotle decided to take a bite.
of primary importance to Chipotle was the restaurants width. I think that their biggest need is having a store that is wide enough, Mr. rubens said. Its just shy of 25 feet. Because the space is not that deep the restaurant is required to have only one entrance and exit, Mr. rubens explained. However, the location didnt hurt either. The Fulton Transportation Center is a draw, Mr. rubens said. I think the biggest draw is City Hall across the streetthe courthouses and all the new apartment buildings in the area. In fact, 84 new luxury condos sit above the Chipotle.

The ground-floor space that Chipotle occupies at 281 Broadway has 14-foot ceilings. The asking rent was $175 a square foot and winick achieved close to the ask, Mr. rubens said. and everything is on the one floor for the restaurantso no schlepping up and down stairs with supplies or equipment. There is available retail both above and next door as well. we have that 3,200 square feet next to it and were looking for another tenant there, Mr. rubens said. He added that there has been a lot of interest in the adjacent spacesfrom other food tenants and some apparel users.

another concern, as with any restaurant, is ventilation. Mr. rubens said that the Chipotle vents out the rear of the space, by the kitchen. I would say that its about two thirds for dining and one third for back of the house and kitchen, he estimated of the usage breakdown. Much of it is standard and will be conformed by Chipotle. Seating is to the right as you walk in and then there is space for a queue to the left. about two-thirds back into the space they have their counter for their orders and then behind that is their registers, prep and kitchen.
