1. What will you say about the second home investment trend in Vietnam?
Southeast Asia has great potential for second home investment. The tropical climate, relatively low cost of living and the
cultural variety make the coastal regions ideal destinations for a variety of purchasers.

Compared to regional competitors such as Thailand and Indonesia, Vietnams second home market is in the nascent stages
of development. Da Nang, Nha Trang, Cam Ranh and recently Phu Quoc have a fast growing second home market, driven
by improvements to income, transportation infrastructure, tourism and the level of international integration.

While Singapore attracts foreign buyers as a result of a clear legal framework, or Thailand and Malaysia hook affluent cus-
tomers through leading health care services, Vietnam as a young market has advantages of competitive price and long-term
capital appreciation. The newly eased visa and foreigner real estate ownership policies of the government, as well as airport
improvements has been reinforcing the foundation for second home market growth in Vietnam.

2. What macroeconomic factors will aect
second home purchase decisions?
The second home market is a hybrid that combines both va-
cation and investment purposes. There are a number of com-
binations that allow owners to receive investment returns,
through management pools, guaranteed returns or buy-to-
let, as well as the potential for longer term capital growth.

Near proximity and good access to source markets is a key,


as city dwellers seek locations that allow ready access to
their second homes. With good government policy and con-
tinued legal reform then overseas Vietnamese and expatri-
ates are a growing source of demand.

As Asian household occupancy shrinks there is no longer the


historical multiple generation household. Second homes are
becoming a legitimate extension of the family dwelling habits,
often allowing grandparents or youngers respite from the
traditional home.

While relatively low mortgage rates encourage local buy-


ers to make second home purchase decisions, inflation and
exchange rate stability are the first factors that foreign buyers

3. Which projects are regarded as a second home in the mindset of Vietnamese?
A second home is a property mostly used for vacation purposes and is usually located in tourism areas. There are two main
types of second home properties, villa and apartment (condotel/ holiday apartment). A condotel project is a hybrid between
a condominium and hotel, from which rooms are sold to buyers as in a condominium project. However, the owners use is
limited as the operator will book the rooms in the fashion of a regular hotel.

The ownership of a second home varies from freehold to


leasehold and is based upon the specific characteristics of
the project. Second home owners can choose to use their
vacation home exclusively or join the increasingly popular
rental pool program. In joining a rental pool program, own-
ers will benefit from rental yields during the periods they
are not occupying their property. Depending on the pro-
ject, the rental program could be compulsory or optional,
but this will always be indicated in the SPA.

4. Who is the buyer of second home products?


Wealthy and high-income families in big cities such as
Hanoi and HCMC account for the majority of second
home buyers. For instance, a 2015 study by Savills found
that buyers from Hanoi (80%) and HCMC (20%) account
for the majority in Phu Quoc, with similar splits in Danang
and Nha Trang. Nonetheless, as long as tourism numbers
continue to grow and policies governing foreign ownership

5. How will you assess the potentiality of this trend in Vietnam?


Changes to the demographic of large metropolitan cities in Vietnam occur rapidly. In a recent study by Savills, the number of
affluent households is expected to increase from 250,000 in 2016 to 530,000 in 2020.

In the short-term, macro economics will determine the success of the second home market, with ideal conditions currently
prevailing; good GDP growth, inflation and interest rates are low and the exchange rate is stable. As a result of rising demand
in key coastal locations such as Danang, Nha Trang, Cam Ranh, Vung Tau and Phu Quoc, supply has increased significantly.
Senior citizens have yet to realize the potential of built retirement villages, however this could soon change. If coastal cities
can improve infrastructure and health care services, it is likely that many seniors will defer to the more agreeable living condi-
tions of the second home markets.

Resort properties, also known as second or holiday homes, have become
one of the newest investment trends in Vietnam. With the advantage of
prime locations, adjacent to beaches and ecological areas, this property
type attracts buyers seeking value appreciation, high liquidity and for
