CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease, made and entered into by and between:

MR. CARLO MAGNO M. OBELIDHON, of legal age, married and temporarily


residing at Dubai, United Arab Emirates, represented in this act by his father EPHRAIM
P. OBELIDHON, hereinafter referred to as “LESSOR”;

-AND-

MR. JONATHAN R. BERSANO, of legal age, married and a resident of Davao City,
Philippines, hereinafter referred to as “LESSEE”.

WITNESSETH

For and in consideration of the mutual covenants and stipulations herein set
forth, the parties have mutually agree as follows:

1. That the LESSOR, is a bonafide member of the San Vicente Neighborhood


Homewoners Association (SAVINA); possessor and owner of SEVENTY FIVE
(75) SQUARE METERS home lot particularly described as Block 7, Lot 5 of the
said Association’s Subdivision Plan located at Purok 13-A, Barangay 76-A,
Bucana, Davao City. The subject lot is a portion of a parcel land covered with
Transfer Certificate of Title No. _______ in the name of San Vicente
Neighborhood Homeowners Association which the latter acquired from the
Heirs of Don Cesareo Villa Abrille through CMP loan and by way of direct
purchase to the land owners. Herein Lessor acquired the same lot by way of
cash purchase as evidenced by the attached CERTIFICATION OF PARTIAL
AND FULL PAYMENT of the said lot issued by the Secretary/Co-owner of the
Heirs of Don Cesareo Villa Abrille;

2. That he leases the same through his authorized representative EPHRAIM P.


OBELIDHON to MR. JONATHAN R. BERSAN0 over a period of one (1) year
commencing from the time of the execution of this contract up to twelve (12)
months thereafter for a monthly rental of TWO THOUSAND FIVE HUNDRED
(P2,500.00) PESOS to be paid every 5th day of the month without need of
demand. Herein lessee is amenable to give the amount of Five Thousand
(P5,000.00) Pesos as one (1) month advance and one (1) month deposit;

3. That the lessee undertakes to exclusively use the leased premises as a


parking area of his “trisikads” and motor vehicles and for car washing
purposes using light materials for this purpose; and that the leased premises
shall not be used as a family residence and/or it be sublet to anybody.

4. The lessee shall be responsible in maintaining the cleanliness of the area.

5. Should lessee wishes to extend the lease or terminates this contract before its
expiration, fifteen (15) days notice is desired.

6. Upon the termination of this lease or any extension thereof, the lessee shall
surrender possession over the same premises peacefully to the Lessor or to
his authorized representative.

IN WITNESS WHEREOF, the parties have hereunto signed this Contract of


Lease on November ____, 2016 at Davao City, Philippines.

ACKNOWLEDGMENT

EPHRAIM P. OBELIDHON and JONATHAN R. BERSANO with their


respective Driver’s Licence, all issued in Davao City, Philippines,

who represented to me to be the same persons who executed the foregoing


Contract of Lease contained in two (2) pages including this page and who acknowledge
to me that the same is their free and voluntary act and deed.
