DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED is made and entered into by and between:

Michael Francis Liao Miguel and Shanelle Liao Miguel, both of legal age with residence
at 627 Corbett Ave, Apt. 5,San Francisco, CA 94114 and Darren Liao Miguel, also legal of
age with residence at 1823 E Madison St B602 Seattle, WA 98123, hereinafter referred to as
the VENDOR;

---and---

Ma Teresa Santos Magat, of legal age, Filipino, married to Didier Claude Tredant, and a
resident of 1811 Int 17 Barrio Santa Maria Paco Manila, hereinafter referred to as the
VENDEE;

WITNESSETH:

WHEREAS, the VENDOR is the absolute owner in fee simple of that certain real property,
a parcel of land situated in the Brgy. Anabu, Mun. of Imus, Prov. of Cavite, Philippines
covered by Transfer Certificate Title No. T-1092379 issued by the Registry of Deeds for the
Municipality of Imus Province of Cavite and which is more particularly described as follows:

A parcel of land Lot 16 Block 45 of the subd. plan Psd-04-077003, being a portion
of Lots described on plan Pcn-042109-000726, LRC Rec. No situated in the Brgy.
Anabu, Mun. of Imus, Province of cavite, Is. of Luzon. Bounded on the NE, along
line 1-2 by lot 14 block 45 on the SE, along line 2-3 by Rd Lot 35 on the SW, along
line 3-4 by lot 18 & on the NW, along line 4-1 by lot 13 both all block 45 all of the
subd plan, Beginning at a pt.marked “1” on plan being S. 89 deg. 19’ W., 594.84.m.
Mon. 117, Imus Estate Beginning, containing an area of ONE HUNDRED
EIGHTY(180) SQUARE METERS

WHEREAS, the VENDEE has offered to buy and the VENDOR has agreed to sell the above-
described property for the price and under the terms and conditions set forth herein below;

NOW THEREFORE, for and in consideration of the premises, and more specifically of the
sum of ONE MILLION FOUR HUNDRED FORTY THOUSAND PESOS ONLY
(1,440,000), Philippine Currency, the receipt whereof is hereby acknowledged from the
VENDEE to the entire satisfaction of the VENDOR, the said VENDOR does hereby sell,
transfer and convey in a manner absolute and irrevocable, in favor of the VENDEE, his heirs
and assigns, the land above-described;

That the VENDOR does hereby covenant and agree with VENDEE that the above-described
property is free from all liens and encumbrances, that she has a perfect right to convey the
same, and that she will warrant and forever defend the same unto the said VENDEE, his heirs
and assigns, against the lawful claims of all persons whomsoever;

That the VENDEE agrees to shoulder the expenses for the consolidation of the title,
documentary stamps tax, transfer fees, notarial fees, and all other fees or expenses incidental
to the transfer of the title of the above-described property while the VENDOR agrees to
shoulder the capital gain taxes and expenses for accured and current real estate taxes.
