MOM - B1 Tower issues, dt.

2. B1 Residents

Following issues were discussed and understanding formed on time lines and execution of the same.

A. CAM applicable on B1 tower.

Following details were missing with the maintenance office when asked by the residents:

1. CAM charges; heads of provided services and rate of each service


2. The expenditure record of the advance CAM of the two years paid by residents at the time of
possession.
3. Date of handover of B1 tower to maintenance team from project team.
4. The details of tower B1 mentioned by project team in handover document

We residents put following points to counter the CAM to be levied on B1 tower flats from this month
onward:

1. In all previous discussion in from Aug 2017 onward, the maintenance team quoted that the tower
was with project team.
2. Due to above reasons, there was only one service lift. Second resident lift started after a long
pursuation of around 6-7 months with the maintenance, and the third lift started with another long
pursuation with the maintenance. And now, every other day, one or the other lift malfunctions.
3. Lift display at various floors like 3, 6, 21 are faulty.
4. Lack of cleanliness
5. No lights in floor galleries
6. Lot of debris of post construction activities were dumped on the floor
7. Water supply started in B1 tower in Sept 2017
8. Fire fighting system got activated after a long pursuation with the maintenance team. In flats,
sensors were installed/activated few months back.
9. We residents are living in the fear of stray dogs menace for which the maintenance team is having
apathy to resolve. A big security issue.

In the light of above facts, when residents expressed their anguish on CAM applicable for B1- tower
and emphasized it to be unjustified as the facilities were absent/deficient, thus asked for the items
mentioned above in points 1 to 4 from the maintenance team for the justification, they expressed
their inability to produce it.

Understandings between residents and maintenance - Estate Manager Mr. M F Khan on the issue
are:

a. Copy of the items mentioned above in points 1, 2, 3 and 4 will be provided to the residents at the
earliest in the week starting 18 Aug 2019 and ending 23 Aug 2019 (as Ajnara HO has off on Sat and
Sun)
b. A meeting with the competent persons from Ajnara Management who can make the residents
understand all the items asked in point 1 to 4 mentioned above, to be arranged by 24 Aug 2019,
with B1 residents only.
c. No CAM charges will be levied before the execution of mentioned items in point ‘a’ and ‘b’
above.
B. Lift Display

It is agreed to give update by 19 Aug 2019 for the floors 3,6,21. Other floors to be inspected for
possible faults and repair/replacement of faulty displays

C. Tower and shaft painting

Update to the residents by 19 Aug 2019
