the provision of Sec. 1. Rule 74 of the Rules of Court, the parties hereto adjudicate unto
Themselves the above-described properties subject only to contingent liabilities to
creditors, heirs or other persons who might have been deprived of lawful participation in
the herein properties, for a period of two years from and after the settlement and
distribution of said estates, in accordance with the provisions of Sec. 4, Rule 74 of the
Rules of Court;

FURTHER, for and in consideration of the love and affection which MA. CATALINA A.
FRANCO holds for her co-heirs, JF FRANCO, JEN FRANCO, YEN FRANCO all single
and of legal age, Filipino citizen, and a resident of Blk 7 Lot 4, El Paseo de Fortunata
Subd., Brgy. San Dionisio, Paranaque City, do hereby cede, transfer and convey the
above-described parcels of land by way of quitclaim unto the said donees, free all liens
and encumbrances;

That the parties hereto do hereby accept their respective shares as above distributed
and assigned to them, and further warrant to each other the title to the same against
the lawful claims of third person whomsoever,

WHEREAS, the parties complied with the provisions of Article 1623 of the New Civil
Code as well as the Land Reform Code and other laws.

That this instrument shall be registered with the Office of the Register of Deeds of
Paranaque City in accordance with the provisions of Land Registered Act 496, as
amended and other existing rules and regulations.
