This Extra- Judicial Settlement of Estate among heirs, made entered into by and
among:

NADINE CORTEZ, of legal age, Filipino, widow, resident of Rose


Park San Antonio Baliuag, Bulacan;

ANGELA CORTEZ, of legal age, Filipino, married, resident of


Rose Park San Antonio Baliuag, Bulacan;

ANGELO CORTEZ, of legal age, Filipino, married, with


permanent address at Rose Park San Antonio Baliuag, Bulacan,
represented by his Attorneys-in-Fact, NADINE CORTEZ and
CARLO CORTEZ;

CARLO CORTEZ, of legal age, Filipino, single, resident of Rose


Park San Antonio Baliuag, Bulacan;

WITNESSETH, that:

WHEREAS, the parties are the heirs of the deceased Antonio Cortez
(Decedent) who died on December 20, 2007, in ________________________, copy of
his death certificate is hereto attached as Annex A;

WHEREAS, the Decedent died intestate, without Will or Testament, and


without any outstanding debts in favor of any person or entity;

WHEREAS, the Decedent died leaving parcels of land and improvements


specifically described as follows;

TRANSFER CERTIFICATE OF TITLE NO. 1234

A parcel of land (Lot 2-B-2-B-1) of subdivision plan [(LRC) Psd-79657],


being a portion of lot 2-B-2-B (LRC) Psd-30344, LRC Csd. Rec. No. 185),
situated in the Barrio of San Francisco, Mun. of Baliuag, Province of
Bulacan, Island of Luzon. Bounded on the NW., and NE., point 3 to 4 and 4
to 1 by 1st 2.B.2.B.7; on the SE., and SW., points 1 to NW and NE. points 3
to 4 and 4 to 1 by lot 2.B.2.B.7; on the SE and SW., points 1 to 2 and 2 to 3
by lot 2.B.2.B.6; both of the subdivision plan. Beginning at a point marked
“1”on plan being S. 74 deg. 23’E., 1047.02m. from BBM No. 40, Baliuag
Cadastre; thence N. 60 deg. 57’W 19.32m to point 2; thence 34 deg. 45’W.,
25.14 m. to point 3; thence W. 60 deg. 57’E., 21.83 m. to point 4; thence S.29
deg. 03’E. 25.00 m to point of beginning; containing an area of FIVE

all of subd. Plan. Beginning at point “1” on plan being S. 62 deg. 13’E.,
1166.13 m. from BBM No. 12 Baliuag Cadastre; thence S. 56 35’W., 70.11 m

NW., along line 4-1 by lot 23 (Irrig. Canal) of the subd. Plan. Beginning at a
pt. marked “1” on plan being S. 81 deg. 02’E., 803.55 m. from BBM No. 12
Baliuag Cadastre; thence S. 29 deg. 13’E., 377.65 m. to point 2; thence N. 79

NE., along line 1-2 by lot 25; on the SE., along line 2-3 by lot 23 (Irrig.
Canal); both of the subd. Plan. On SW., along 3-4 by lot 1, Psc-558 and on
the NW., along line 4-1 by lot 26 (Irrig. Canal) of the subd. Plan. Beginning
at a pt. marked “1” on plan being S. 84 deg. 20’E., 770.25 m. from BBM No.
12 Baliuag Cadastre; thence S. 28 deg. 57’E., 49.49 m. to point 2; thence S. 71
deg. 57’W., 57.52 m .to point 3; thence N. 17 deg. 30’W., 41.72 m to point 4;
thence N. 63 deg. 46’E., 48.25 m. to the point of beginning containing an area
of two THOUSAND THREE HUNDRED NINETY TWO (2,392)
SQUARE METERS.

That we, ANGELA CORTEZ, ANGELO CORTEZ, and CARLO CORTEZ,


hereby waive our rights, ownership, interest, and participation over the estate of the
decedent in favor our co-heir, NADINE CORTEZ.

If any part of this deed shall be deemed to be unenforceable or unlawful by a


court of competent jurisdiction, such termination shall have no effect on the validity
and enforceability of the other terms and conditions of this deed, and the challenged
term shall be deemed deleted.

Now THEREFORE, pursuant to the provisions of Section 1, Rule 74 of the


Revised Rules of Court of the Philippines, the parties hereto, do by these presents
agree to an Extrajudicial Settlement of Estate with Waiver of Rights.
