DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

That this Deed of Donation with acceptance is entered into by and between
the following parties:

ELENA T. RAÑAGA with address at Blk. 7, Lot 14-A, Dunhill St. corner
Marlboro St., Batrangay East Fairview, Quezon City, hereinafter referred to as the
DONOR;

- AND -

LESLIE ANN TAN PADUA with address at Blk. 7, Lot 14-A, Dunhill St.
corner Marlboro St., Batrangay East Fairview, Quezon City, and KYLE FRANCIS
TAN VELAYO presently residing at 3934, Lacman Trail, Mississauge, Ontario,
Canada, herein after referred to as the DONEES;

WITNESSETH:

That the DONOR is one of the registered owners of a parcel of land more
particularly described as follows:

TRANSFER CERTIFICATE OF TITLE

NO.M-2778 T(63866)

“ A parcel of land (Lot 97-B-4 of the subdivision plan,Psd-

179478, being a portion of Lot 97-B… situated in Brgy.
Tipolo, Mandaue City, containing an area of Two Thousand
Nine Hundred Fourteen (2,914) square meters… in the
name of Nellie T. Ledesma married to Daniel Ledesma and
Elena T. Rañaga married to William Rañaga”, a copy is
attached for reference.

That in consideration for the love and affection, the DONOR hereby GIVES,
TRANSFERS, CEDES and CONVEYS by way of donation, unto the said
DONEES, its heirs, assigns and successors in interests, the portion equivalent to
one half (1/2) of the above-described property including any and all interests,
residual or otherwise;

That the DONEES hereby accepts and receives this donation made in its
favor by the DONOR and manifests its gratefulness for the latter’s generosity.
 IN WITNESS WHEREOF, both the DONOR and DONEES have hereunder
