DEED OF DONATION

KNOWN ALL MEN BY THESE PRESENTS:

This DEED OF DONATION, entered into by and between:

Juana B. Dela Cruz, DONOR, Filipino, of legal age,

single, with post office address at 0125 LE Brgy. Cuta West,
Batangas City, Philippines;
- and -

Perla D. Panlaba, DONEE, Filipino, of legal age, single,

with post office address at Manghinao Proper, Bauan,
Batangas, Philippines;

WITNESSETH:

That the DONOR is the absolute owner of that certain

real property situated in Lynville Residences, Brgy. As-is,
Bauan, Batangas and more particularly described in Transfer
Certificate of Title No. T-1659 of the Register of Deeds of
Batangas City, as follows:

TRANSFER CERTIFICATE OF TITLE NO. T-1659

“A portion of land situated at Block 9, Lot 9, Lynville Residences,

Brgy. As-is, Bauan, Batangas containing an area of 150 sq. meter
more or less bounded on the North by Eunice L. De Guzman, South
by Maria Thessa L. Desalla, East by Buenafe L. Landicho and West
Brgy.Road, declared in the name of Juana Dela Cruz under Tax Dec.
No. 0012345 with an assessed value of Php450,000.00 of 2019
revision for taxation purposes.”

NOW THEREFORE, for and in consideration of the love

and affection of the DONOR for the DONEE who has lovingly
dedicated four (4) years of her life as the former’s personal
caregiver, the said DONOR by theses presents does hereby
TRANSFER AND CONVEY by way of DONATION, unto the said
DONEE, during her lifetime the above-mentioned real
property, free from all kinds of liens and encumbrances
whatsoever.

That the DONOR hereby states that, for the purpose of

giving donation, she has reserved for herself in full ownership
sufficient property to support her in a manner appropriate to
her needs.

ACCEPTANCE

That the DONEE does hereby accepts the foregoing

donation of the above-described property for which she
expresses her sincerest appreciation and gratitude for the
kindness and liberality shown by the DONOR.

IN WITNESS WHEREOF, the parties hereto have signed

these presents, at Batangas City, this 9th day of March 2020.
