Subject : Methodology

GLASS WORKS

Plans and Materials


1. Sub-contractor must submit Shop Drawings in every window opening with clear and complete details as
possible for the General Contractor to compare with the general specification requirements and for
approval of the Developer.
2. Sub-contractor must submit miniature mock-ups of the window (Types of glass, frames, and sealant as
per requirements) submitted for approval of the Developer.
3. All materials and accessories should be delivered to site as per approved shop drawing sizes, frames and
glass shall be placed on a dry area provided by the General Contractor in stacks according to the
installation schedule as near as possible to the place where it should be install. Consumable materials and
accessories (sealant, handles, locking devices, fixings, etc.) are must be placed and safe keep on the Sub-
contractors Temporary Facilities on site.
4. Delivered materials should be inspected by Engineer in charge and for approval of the Developer and that
the delivered materials are in compliance with the specifications. Rejected, damaged and incorrect
materials on inspection shall be replaced by Sub-contractor. Materials should be fully protected to remain
its good condition until they are ready for installation.
a. Glass panels should be stored in Glass Rack with protective sheets to avoid scratches and other
damages.
b. Protection of the frames should remain intact throughout the construction phase to avoid
physical damages to the frames.
5. Handling of materials and transferring should be done by the Sub-contractor’s skilled workers by the use
of suction cups and hoisting machine for distributing in every floors.
6. Secure all necessary permits for the works to be done.

Preparation
1. Ensure that areas where the windows are to be installed are vacant for the duration of the works.
2. Restrict the working area to prevent unauthorized entry and prepare temporary access over the other
work in progress.
3. Wall opening must be finish on all masonry works and should be checked for any physical defects. Any
defects must be rectified before installation proceeds.
4. Wall opening must complied the required height and length of the glass window as respect with
approved shop drawing.
5. Erect scaffolding on the external side of the glass
6. Identifying potential complications in advance will help the installation run smoothly.

Execution
A. Begin for the Layouts
1. General Contractor must provide the Grid line, Finish floor line and other reference line as requested.
2. Surveyor will establish the glass line offset and center line of every window opening on the floor slab and
finish floor line on the wall or columns as respect to the approved shop drawings and working area
coordinates. Door opening reference line shall be establish if necessary and as requested.
B. Installation of Frames

1. Before starting work, ensure that the correct Mullion (glass frame) sizes have been placed on the working
area, together with the necessary fixtures and fittings. Mullions should be checked for any damages,
Defective mullion should be repaired or replaced prior to installation.
2. Drill holes into floor slabs in the location of every vertical mullions, clean the holes, place the metal base
plate and put the expansion bolts together with the concrete epoxy.
3. Install the vertical mullion together with the metal insert inside the frames and fix it by welding the metal
insert to the metal base plate on the bottom of frames and also welding the metal insert to the metal
drop wall on the top of the frames.
4. Check for the plumb, level, and alignment of the installed vertical mullion as respect to the reference line.
After confirming the position of the vertical mullion, proceed to the next vertical mullion with the same
procedure as respect to the approved shop drawing.
5. For Transom (horizontal mullion) in between every vertical mullion, drill an 2 inches angle bars in both
vertical mullion where the transom located in top and bottom and fix it by drilling the transom to the
angle bars. Check for plumb, level, and alignment, if necessary, adjust and confirm.
6. After the completion of the glass frames, request for inspection to Engineer in charge. After the first hand
inspection by General Contractor’s Engineer, the installation shall be checked and approved by the
Developer.

C. Installation of Glass Panels


1. Upon approval of the Glass Frames, proceed with the installation of Glass Panels.
2. Put Norton Tape (designed as a structural glazing spacer for glass) to the perimeter of frames where the
glass panel must be located. It performs a load bearing function while the structural silicone sealant cures,
and it will not compress, therefore maintains predetermined space for structural silicone application.
3. Place suction cup into the glass and lift the glass panel into position up level and secure with fastening
bolts into the mullions.
4. Glass panels should be installed with the correct edge resting on the Norton tape so that all sheets of
glass are equally supported. Norton tape are used to support the glass and they prevent glass to frame
contact and centralize the glazing in the frame.
5. Glass should be fitted into the frame with adequate edge clearance. This is necessary so that the glass and
frame can move without stressing the glass.
6. The rest glass panels shall be installed with the same procedure.
7. After glass panels are properly set on Norton tape and temporarily secured to the frame, check for in-out
alignment of glass panel by pulling a string from one end to the other end of the wall, adjust or reinstall
the glass panel if necessary.
8. Request for inspection to Engineer in charge. After the first hand inspection by General Contractor’s
Engineer, the installation shall be checked and approved by the Developer.

D. Application of Structural Sealant


1. The gap between window frame and wall should be 7-10mm and must be properly sealed to prevent
water seepage.
2. Joint faces should be clean and dry before applying the approved structural sealant.
3. Apply Structural Sealant on the joints faces by Sealant Gun on the interior and exterior perimeter face of
the glass panels, remove the excess sealant to prevent staining the glass surface and use a tool to the
joint to achieve a smooth surface.

E. Water tightness test


1. Water seepage through windows is one of the major problems.
2. Water tightness test should performed on the installed glass panels by portable water pump with hose.
3. If seepage on the installed glass window was detected, redo the application of structural sealant and
apply water tightness test again.

F. Installation of Accessories
1. Window installation is completed with the fixing of accessories, including handles, locking devices, etc.
Alignment of the accessories should be checked during and after installation.
2. Precaution should be taken to avoid damage to glass panel and window frame in the course of fixing the
accessories. The accessories should be protected until all construction activities are completed.
3. All hardware shall be installed in strict accordance with the manufacturer’s directions.

4. All work shall be installed plumb and secured with proper fastenings so as to make all work rigid and firm.
5. After installation, all finishing hardware shall operate and function smoothly and efficiently in strict accord
with their expected operating performance.

G. Cleaning and Protection


1. Protection of the materials starts in the factory and should remain intact throughout the construction
process until the windows are scheduled for final cleaning and handling over. Material used for temporary
protection must be compatible with the protected surfaces and should not stain the finishes of these
surfaces.
2. Protective cover should be provided to all vulnerable surfaces such as the frames, glass panels, handles,
etc. by Sub-contractor until the completion work has been approved and hand overed.
3. It is important that life span of the protective cover be considered to ensure that the quality of the cover
is maintained throughout the construction process.
