Location : NOVA Taipa V, Shop 101, 201 , B13

First Party : Shun Tak Development Limited

Second Party: DFI Macau Limited (“IKEA”)

On 9 August 2019, Shun Tak Development Limited and DFI Macau Limited
(“IKEA”) inspected as above location, they will accept and confirm that the
conditions, and that all of site conditions meet the requirements of above
project and could carry out this project.

In the absence of any objection from both parties, the completion of the
handover and the establishment of this agreement, on 9 August 2019, the
representatives of both parties sign this agreement.
