IV. EXISTING LAND USE STUDY

The Municipal Planning Development Office through the Municipal Planning Team conducted a detailed actual land use survey in accordance
with the guidelines prepared and being implemented by the Housing and Land Use Regulatory Board in order to be able to reflect within an
acceptable degree of accuracy the existing land uses and development patterns in the municipality,. The various land uses and development
patterns were observed, reflected in the existing land use maps (Maps Numbered 10 and 11, pages 52-53) and quantified and tabulated in the
succeeding sections. They are used extensively in the formulation and development of a package of intervention policies and strategies designed to
achieve the desired spatial development arrangement, which in the perspective of the planning team shall provide the best opportunities accorded to
the municipality for economic development.

1. EXISTING URBAN LAND USES

1.1. Existing Functional Land Uses in the Urban Area

What may be considered as the sole urban area in the municipality is the Poblacion which covers around 271.0071 hectares
inhabited by around 3,472 people. The following are the existing land uses in the urban area:

1.1.1. Residential Use

The existing residential area in the urban areas is approximately 26.17 hectares, which make up about 9.6% of the urban
area (see Table 17and Figure 5, below).The residential areas make up blocks bounded by municipal roads. They are also
clustered in ribbon-like morphology along municipal thoroughfares. Most of the houses are single-detached dwelling units and
are made of mixed construction materials. The urban area has a population density of 13 persons per hectare in year 2007,
making it one of the high-density urban areas in the province of Pangasinan.

1.1.2. Residential Subdivision

Apart from the residential area as described above, there is also a 1.0 hectare subdivision in the Poblacion. This brings the
total residential area to 27.17 hectares or 10.03% of the total urban area (See Table 17 and Figure 5, below).

1.1.3. Commercial Use

Major commercial and trading activities in the urban area take place in the 1.31 hectares occupied by the various existing
commercial establishments of the municipality including the public market and its adjuncts. The existing public market is
complemented by a number of barangay convenience stores, retail outlets, a mini-grocery, rice stalls, some eateries, medical and
dental clinics, pharmacies, pawnshops, banks and other commercial stalls providing goods and services to the populace.

1.1.4. Institutional Use

Covering approximately an aggregate of 4.34 hectares (1.60% of the urban area), lands used for institutional purposes
include the municipal compound occupied by the Municipal Hall and its appurtenances, the Municipal Health Center and offices of
other government agencies. In this classification are also the other public and private offices as well as the educational
institutions in the urban area, the church buildings of various religious denominations, the barangay halls, Day Care centers and
others(See Table 17 and Figure 5, below).

1.1.5. Industrial Use

At the time the Municipal Planning Team conducted the survey, there were still scattered areas actually used for industrial
purposes found in the Poblacion. This has particular reference to ironworks, welding shops, and other processing centers. These
establishments cover only an approximate 0.1000 hectares of the total urban land area.

1.1.6. Agricultural Lands

Agricultural lands comprise about 122.0370 hectares comprising 45% of the total urban area. Vacant lands are
interspersed in the blocks and in the built-up areas, while the agricultural lands are generally situated outskirts of the barangay.
There are agro-industrial establishments scattered in the Poblacion, consisting of swine and other animal farms which are
counted under agricultural areas.

1.1.7. Fishponds

Fishponds used for aquaculture as well as salt production cover some 26.76 hectares or around 9.87% of the Poblacion.

1.1.8. Pasturelands

Around the Poblacion is a sizable area of 34.17 hectares of lands used for the grazing and pasture of animals by the
residents. Comprising around 12.71% of the urban core, the soil is fertile but is currently untapped for agricultural purposes

1.1.9. Agro-forest

Fruit trees cover some 42.59 hectares of land in the Poblacion. All in all, this land use comprises some 15.72% of the
urban area.

a. Roads, Easements, and Concrete Dikes. Existing road rights-of-way cover, including the right-of-way occupied by
easements and dikes cover an aggregate area of approximately 9.93 hectares or 3.66% of the urban area.

b. Rivers/Creeks/Irrigation Canals. The rivers, creeks and irrigation canals crisscrossing the municipality cover
approximately 2.4 hectares or about 0.89% of the urban area.

2. EXISTING GENERAL LAND USES

Dasol is predominantly an agricultural and fishing community. It is comprised of eighteen (18) barangays with a total land area of
16,660.0000 hectares. It was inhabited by 26,991people in the year 2010as per municipal demographic data, with a population density of about
2 persons per hectare. The following were the observed land uses in the municipality:

2.1. Functional Land Uses in the Rural Area

2.1.1. Built-up Areas

The built-up area consists of the clustered dwelling units with the customary neighborhood, commercial facilities,
institutional facilities, and other uses supportive to its activities. Found generally in clusters of ribbon-type, and in some cases
ring-like development patterns, built-up areas outside of urban sites comprise approximately 220.6540 hectares or 1.27% of the
total municipal land area. The total built-up area includes residential areas (with subdivisions)comprising211.85 hectares;
commercial areas covering2.4640 hectares and institutional areas accounting for 6.3400 hectares (See Table 18and Figure 6for
the quantified existing general land uses).

2.1.2. Agricultural Areas

Most of the people in the municipality engage in farming. Of the total land area of the municipality, the land use survey
revealed that 25.18% or 4,194.7100 hectares are classified as agricultural lands. Rice being the staple food is the leading crop is
mainly planted in these lands. Commercial crops like peanut, corn. Water melon and vegetables are also grown, although not as
extensively as rice. Mangoes and other fruit trees are also produced intensively in the agricultural zone. (See discussions in
Agricultural sub-sector, Economic Sector).

2.1.3. Industrial

Only a few notable industrial are scattered all though out the municipality. Industrial establishments include woodcraft
shops, bakeries, rice mills, welding and iron works, and handicraft shops, fish processing and wine-making establishments.
Dasol’s industrial establishments cover and aggregate area of only 0.6550 hectares.

2.1.4. Fishponds

The fishponds distributed in the different barangays cover a total of 626.90 hectares which are used for aquaculture and
fishing activities as well as for the salt-making industry during half of the year. The fishponds comprise around 3.76% of the total
land area of the municipality.

2.1.5 Pasturelands

Around the municipality are lands used for the grazing and pasture of animals by the residents. These areas have fertile
soil but are currently untapped for agricultural purposes. The pasturelands cover an area of 1,370.8510 hectares comprising
around 8.23 % of the municipal land area.

2.1.6 Agro-forest/Protected forest

The forest lands of the municipality which includes those classified as agro-forest, production forest and protected forest
cover an aggregate area of 7,321.0395 hectares or 43.94 % of the municipality’s land area.

2, 1, 7 Special Use

The activities under this land use include the cemeteries covering 2.0284 hectares and the existing open garbage
dumpsite with an area of 3.000 hectares. Special use occupies an aggregate area of 5.0284hectares that is about 0.03% of the
municipal land area.

2.1.8 Tourism

Tourism areas in Dasol goes up to 283.6200 hectares because included in this computation are some 25.0 hectares of
different tourism-related areas including resorts and 208.8 hectares of eco-tourism areas plus 49.82 hectares of mangrove
protected areas. Together they account for 1.70% of the total municipal land area.

2.1.9 Roads, Dikes, and Easements

The total road network of the municipality (including easements and the dike upon which travel and transport are also
conducted) has been determined to be about 187.89 hectares or approximately 1.13% of the total municipal land area. Rural
road to arable land ratio is about 1.22 kilometers per one hundred hectares.

2.1.10 Rivers, Creeks, and Irrigation Canals

The fourteen (14) major rivers and the several smaller streams crisscrossing the municipality cover an area of around
147.7350 hectares. Most of these bodies of water are also open fishing activity. Swamps, ponds, irrigation canals, and other
water bodies and other small farm reservoirs also provide irrigation water but also fertile and rich fishing grounds for the
residents.
