KNOW ALL MEN BY THESE PRESENTS:

This DEED OF DONATION WITH RETENTION OF RIGHT OF USUFRUCT, made and

executed by:

Engr. George Dimagpayo Sr, of legal age, widower, Filipino citizen, and with residence and
postal address at Purok 4 Wireless St. Kamoteng Kahoy Bulacan (on this document called the
"DONOR");

- in favor of -

Architect Arnel Dimagpayo, of legal age, married, Filipino citizen, son of Donor and with
residence and postal address at Purok 5 Phoneless St. Kamoteng Kahoy Bulacan

Dr. Camilo Dimagpayo, of legal age, married, Filipino citizen, son of Donor and with
residence and postal address at Purok 7 Bottomless St. Kamoteng Kahoy Bulacan

George Dimagpayo Jr, of legal age, married, Filipino citizen, son of Donor and with residence
and postal address at Purok 4 Bambang St. Kamoteng Kahoy Bulacan

(on this document called the " DONEES ");

WITNESSED:

1. That the DONOR is the registered owner of certain piece real property, with a12-door residential
apartment situated at Malolos City and more described in Transfer/Original Certificate of Title No.
1234 of the Land Registry, with an area of THREE HUNDRED SQUARE METERS (300 sq.m)
more or less particularly described as follows:

A parcel of land (Lot 2 Block 5 ofthe consolidation subdivision plan (Pcs03-2333334)

being a points, lot 4, black (LRC) Pcs 10491 situated in the Malolos City. Bounded on the
NW, along line 10 lo 3 points 4 to 1 by Lot 7 and On the NW., points 1 to 2 by Lot 6, all
of Blk.2 all of the cons. subd. plan Beginning at a point marked “1” on plan, being S.26.
27’E 6481.06 m from BLIM No.1 Malolos Cad., thence N. 68 deg. 48’E., 18.70 m. to point
2: thence S. 21 deg. 13’E., 12.00 m. to point 3; thence S. 68 deg. 49’W., 18.74 to point 4;
thence N, 21 deg, 00’W., 12.00. To point beginning, containing an area of THREE
HUNDRED SQUARE METERS (300) Square Meters, more or less. All Points referred to
are indicated on the plan and are marked on the ground by PS cyl. conc. mons., 15 x 60
cm., bearing true; date of original survey, April 8, 1952, and Nov. 27, 1957 and that of the
cons. sub. survey executed by Carpenter Roberto, Geod. Engr., Dec. 1-29, 197.

2. That the DONOR desires to donate the above-described property exclusively to the DONEES.

3. That for and in consideration of the love and affection which the DONOR has for the DONEES,
the said DONOR by these presents voluntarily and freely GIVE, TRANSFER, and CONVEY by
way of donation, unto the DONEES, the above-described property, together with all the
improvements found thereon, free from all liens, encumbrances and charges of whatever kind,
subject only to the RIGHT OF USUFRUCT by the DONORS the terms of which are:

 1. Such usufruct rights constitute the right to enjoy the income from three of the
apartment units of the above-mentioned property which shall remain in force until
the death DONOR.
2. The DONOR shall not transfer the right of usufruct to any other persons or
unrelated outsiders, except with the DONEES’S prior written consent.
3. Except as otherwise specified in this agreement, the rights and responsibilities of
usufruct established shall be governed by the provisions of the Civil Code of the
Philippines on Usufruct.

4. That the DONEES do accept this donation of the above-prescribed real property, and do express
her gratitude for the kindness and liberality of the DONOR.

5. That the DONOR affirms that this donation is not made with intent to defraud creditors, and
that they have sufficient funds and property reserved for themselves and their obligations.

IN WITNESS WHEREOF, all parties have hereunder subscribed their names this 3rd day of
August, 2020 at Bulacan Bulacan, Philippines.
