There are several different methods of arriving at the fee structure for an Architect’s
services and all of these are described in this section. The common methods of
compensation include:

1. Lump Sum or Fixed Fee

2. Time basis
3. Percentage-based Fee

For example, in the dealing with Authorities and obtaining approvals for a project, which
can be indeterminate in complexity and time, it may be fair to compensate the Architect
on an agreed-to hourly rate. However, the project documentation could then be
compensated on a percentage fee based on the construction cost for the project. In
another instance, specific determinate services, such as the preparation of an
architectural rendering could be provided at a fixed price or lump sum.

The Council of Architecture of India has prescribed the minimum fees applicable for
projects. Details of these are available on the CA website
(http://www.coa.gov.in/practice/practice.htm). A brief overview of the fee structure is
as follows:

Service Tax is not included in the above fee structure. Any tax levied by law for
professional services/consultancy rendered by the Architect, shall be payable by the
Client, over and above the gross fee charged by the Architect.

 Disparate Fees quoted by Architects ?

In India, more than 90% of residential designs are ‘not’ a result of an architectural
design.  Most clients approach architects simply for a set of plans/elevations and for
their “sign-off stamp”, as it is a mandatory requirement with the building authorities.  As
a result the fees charged by Architects in such cases is a fraction of what professional
architectural firms/individuals quote. Residential Architects works in tandem with
multiple sub-consultants : structural, electrical, plumbing, sanitary to name few. Each
unique design requires these consultants to calculate and design for the ancillary
services. Concrete beam depths, slab depths, electrical loads are calculated as per the
functional requirements and are not a result of a generic design (with
overloaded concrete, steel and extra unnecessary columns) that templatised drawings
provide. This increases the dead-load of the structure, increases costs (additional
material and labor used) and time.

Architectural Services can always be negotiated. A practical way to determine the fee
is by listing down the scope of services offered against fee proposed.  Eventually, a
larger scope of work offered can drastically keep your costs down while maintaining
the construction quality. While lower fees would typically mean curtailing the scope of
services offered or reduced time spent on each of the stages mentioned in our Services
Framework (http://www.srra.in/services_srra/). Clients have the option of selective
services that we offer and we would recommend to discuss this with us before
finalizing the contract.
