• Site is located in
Nanjundapuram area on
Nanjanda puram road.
• It is accessed through a
Service road from Flyover.
• Trichy Road is 2 km away
from the site and Ukkadam
area on West.
• It is well connected to
Vellalur Bus stand.
• The site has plantations of
Banana, Coconut and
Aricanut.
• A Railway line runs from
North and Eastern Boundary
of the site and River Vyakkal
along the south boundary.

EXISTING SITE ACCESS

• The site is located at


Nanjundapuram, South
Eastern part of Coimbatore.
• The site is abutting a Railway
line along North and eastern
Boundary. It has River
Vyakkal along its Southern
SITE = 35 ACRES boundary.
• The immediate surroundings
comprise of agricultural land
and Low rise Residential.
• The current Access to site is
followed after taking a U
EXISTING turn at the end of
ENTRANCE TO SITE Nanjundapuram Flyover
THROUGH SERVICE and using a 23’ wide service
ROAD road.
• The Existing Entrance is
located at the Southern
Boundary of the Site. 2

SITE DEVELOPMENT

• The Site shall be developed as Multi Use Development with the provisions of
shopping arcade with Multiplex, International Residential School, Convention
center for 200-300 people and Residential gateways (apartments, row houses,
villas, plots & other ancillary amenities like clubhouse , Gym, Cafeteria,
supermarket etc.).
• The traffic flow generated shall be maximum during School peak hours and also
during the operations of various public buildings like Shopping arcade, Multiplex
and Convention center. Dedicated parking space shall be provided inside the site
for various buildings.
• Only one Entry and Exit point is designed and shall be retained while the buildings
are in use.

OPTION-1
 This option has a circular
island (roundabout) to direct
the traffic to take a U turn
and access the site through
service road to reach the
Entry point of site.
 Ideally the island shall be
placed 50 m away from the
Indicativecrosssectionof the
Roundabout(central island)
end of the flyover The island
shall be 6 m (nearly 20’) in
diameter.
 The road Dia. Needs to be at
least 85’4” (26m) for hassle-
free movement of
Buses/Trucks around the
roundabout.

OPTION-2  The following option has 20’
wide flyover connected to
the existing flyover which will
be only used as an exit from
the site.
 Thou the main entry to the
site would be from the
roundabout at the end of
existing flyover; this
attaching exit flyover will
help in avoiding bottle
necking near the
roundabout by diverting the
exit load of vehicles on
another point.
 This exit flyover abuts
approximately 225’ inside
the site of an approximate
area of 1 acre near the
entrance, which can be
used as non habitable
service areas like
Transformers, Tanks/Pump
stations, DG Rooms, security

 In any case the portion of

OPTION-3  This option is a combination
of Semi-circular Island, & a
shape something between
skewed & linear divider.
 It is done in conformance
with the anticipated
movement
pattern/maneuvering of
the vehicles which
eventually converge
centrally from the end of
the existing flyover.
 The semicircular island
ensures a free ample
turning radius for the
buses/trucks & at the same
time the skewed island
attached addresses the
width/space constraints
existing on the present
road.
