PROPOSED LETRAN QUADRICENTENNIAL BUILDING
DIVISION 1
1.01 GENERAL:
The works to be done under this specifications consists of the fabrication, complete in
all details of the Electrical Works, at the subject premises/location and all the works
and materials incidental to the proper completion of the installation, except those
portions of the works which are expressly stated to be done by others. All works shall
be in accordance with the governing codes and regulations and with the
Specifications, except where same shall conflict with such Code, etc., in which case
latter shall then govern. The requirements in regard to materials and workmanship
specify the required standards for furnishing of all labor, materials, and appliances
necessary for complete installation of the work specified herein and indicated on the
drawings. These specifications are intended to provide a broad outline of the required
installation, but are not intended to include all details of design and construction.
DIVISION 2
A. Power System
This contractor is required to coordinate the electrical plans to the local utility
company (Electric Cooperative) and/or with the building engineering or Building
Management Office (BMO) prior to installation of feeders, power service entrance
and fabrication of all electrical panel boards. Electric utility permanent power
application standard requirements and/or building tenant fit-out guidelines and
standards shall be part of these specifications.
Coordination shall include total load requirements of the project, proposed voltage
(1-phase or 3-phase), and location of proposed power service entrance/pedestal.
This contractor shall familiarize himself with the site conditions with respect to
nearest existing electric utility post or power provision tapping point.
B. Auxiliary System
This contractor is required to coordinate with owner / general contractor and/or with
nominated sub-contractors for auxiliary system plans and design considerations as
well as during actual installation and construction.
DIVISION 3
All materials and equipments and perform all the work necessary for the complete
execution of all Electrical Works as shown on the Electrical Drawings and on the
General Construction Drawings, as herein specified, or both, except as otherwise
excluded, and which without excluding the generality of the foregoing, shall include
but not limited to the following principal items of work:
A. Complete normal & emergency (if applicable) power distribution system, small
power system, lighting system, & grounding system.
E. Complete signage, directories, and painting of all electrical works and equipment.
G. If anything has been omitted in any item of work or materials usually furnished,
which are necessary for the completion of the Electrical Works as outlined herein
before, such items must be and are hereby include herein.
DIVISION 4
A. Motors and controls for building utility equipment except where specifically noted
otherwise
B. Interlocking, control wiring, and conduits for motors under Mechanical and
Plumbing Works and Fire Protection Works
DIVISION 5
The work under this contract is to be installed according to the requirements of the
latest Philippine Electrical Code, the rules and regulations of Local Authorities and the
requirements of the Local Power and Auxiliary Companies. Nothing contained in
these Specifications or shown on the drawing shall be constructed as to conflict with
National and Local Ordinances or Laws governing the installation of Electrical Works
and all such laws and ordinances are hereby made part of these Specifications. The
Contractor is hereby required to meet the requirements thereof.
All construction permits and fees required for this work shall be obtained by and at
the expense of the Contractor. The Contractor shall furnish the Architect, the
Engineers and the Owner final certificates of inspection and approval from the proper
government authorities after the completion of the work. The Contractor shall prepare
all shop or working drawings, as-built plans and all other paperwork required by the
approving authorities.
Approval from authorities of all plans for construction shall be secured by the
Contractor.

1.07 SUBMITTALS
B. Contractor’s failure to submit proper shop drawings and obtain approval of the
equipment, material or devices prior to manufacturing, delivery on the jobsite and
installation shall not be reason to initiate change order or allow for additional
compensation to the contractor, when changes are necessary to comply with
requirements of the specifications or drawings.
DIVISION 8
A. Drawings are diagrammatic and show general location of conduit, and equipment
and devices. Exact location of conduit, equipment, devices not located by
dimensions on drawing shall be determined when equipment and mechanical
drawings are available. Contractor shall use these drawings to coordinate
installation of electrical equipment.
DIVISION 9
1.09 GUARANTEE:
The Contractor shall guarantee that the Electrical System is free from all grounds and
from all defective workmanship and materials and will remain so for a period of one
(1) year from date of acceptance of the work. Any defects, appearing within the
aforesaid period, shall be remedied by the Contractor at his expense.
DIVISION 10
1.10 WORKMANSHIP:
The Contractor shall assume unit responsibility and shall provide the service of a
qualified Engineer to supervise the complete installation of equipment and systems
and who shall be available for conducting the final acceptance tests.
DIVISION 11
A. Factory Applied: Electrical equipment shall have the factory applied painting
systems which shall, as a minimum meet the requirements of NEMA ICS 6
corrosion-resistance test or approved equal.
B. Field Applied: Paint electrical equipment as required to match finish & quality or to
meet safety criteria.
DIVISION 12

Conductors and leads shall be tested for continuity. Feeder and branch circuits shall
be given an insulation test using 1000 Volt approved type of Insulation Test
Instruments.

Nameplate mounted on the outside of the door with machine screws. Provide the
following information on the nameplate:
D. PANELBOARDS
Distribution & Lighting Panels shall be Nema 1, heavy duty type, metal enclosure,
1.35mm thick (GA#16) sheet with dead front cover.
Multi-pole breakers shall be common trip type, handle tie bars shall not be used.
Breakers ampere trip shall be rated as shown in the plans, breakers used for
lighting circuits shall be switching duty rated.
Main and branch feeder circuits breakers rated 1000AT and above shall be
insulated case circuit breaker with stored energy operating (on-off) mechanism
completed with manual push-buttons (on-off trip), equal or similar to Square D and
Mitsubishi, G.E breakers or approved equal.
Panelboards shall be provided (if required) with insulated neutral bars of ampacity
same as neutral cable/feeder
Bus bars shall be copper, 1.55 amps. per mm² (1000 amps. per sq. inch) and be
silver plated at connection points.

All components of all panel & distribution switchgear shall be one of the following
brands:

Panels shall be mounted so that circuit breaker handle is no more that 1800 mm
above finished floor.
Each panel shall be provided with neatly typed directory identifying its circuit
connections. Contractor shall submit directory to Owner’s Representative for review
and approval. Panels shall be identified with nameplates in accordance with
designations on drawings.
In offices and commercial areas, each flush mounted panel boards shall be provided
with two 25mm empty spare conduits stubbed with end cap above lay-in ceiling.

Exposed Conduits inside plenums, ducts and spaces between ceiling and floor slab
above it that are used for environmental air shall be metal conduits. Use of flexible
metallic conduit shall be limited to 6ft/or 1.80 meters only. Refer to PEC section
3.60.2.3
Provide short – length of flexible conduit when terminating to all vibrating equipment.
Flexible conduit shall be liquid tight if exposed to weather or around wet/damp
locations.
Wireways shall be GA#18 G.I. sheet, color to match building exterior finish if installed
exposed or electrical gray or international orange if concealed. Cross-sectional area
shall not be smaller than required in the latest Philippine Electrical Code. Provide
additional compartment if necessary to avoid excessive number of current-carrying
wires as required by P.E.C. Provide on all compartment 25% spare space for future
wires and cables.
All cable tray, wireway, wire gutter and accessories shall be from one of the following
manufacturers or approved equal.

F. ELECTRICAL IDENTIFICATION

Provide color coding of branch circuit and feeder conductors for phase and voltage
identification.
Equipment nameplates shall be engraved laminated phenolic, with white surface and
black core. Use 3mm thick material for plates up to 50 x 100mm. Larger size, use
4mm thick material.
Wire marker shall be oil-resistant, adhesive backed vinyl film with legends etched into
surface.
Branch circuit and feeder conductors shall be color coded by furnishing conductors
with colored insulation or by wrapping insulation with colored tape where exposed in
junction boxes, pull boxes and cabinets. Color coding shall be as follows:

B. Branch circuit wiring shall maintain same wiring coloring throughout circuit.
Each branch circuit conductor shall be labeled with wire markers to identify circuit
number.
Color coding or wire markers of control wiring for equipment furnished by Owner or
other trades shall be the same as the equipment marking or color coding.

A. The contractor shall inform all parties concerned prior to final testing and
commissioning of all electrical system.
C. All test results and observations shall be documented and submitted for
proper handling and future reference.
DIVISION 15
A. Prior to final acceptance and turn-over of the project, the contractor shall
conduct training and demonstration to designated building property
management representatives for the maintenance and troubleshooting of the
system.
