House Rent Agreement Paper

Mr. Ram Krishna Kafle (who will herein after termed as “house owner”) is a permanent resident of
Bishalnagar, Chandol, Kathmandu-4 Nepal and Mr. Manoj Upadhyaya permanent resident of Birgunj,
Parsa-13(Who will herein after termed as “lessee”) now do hereby solemnly agree to sign this
agreement paper to let and lease the house (plot no.39) 1 st floor a flat of 5 rooms of Bishalnagar,
Chandol, Kathmandu-4, Nepal belongs to the house owner of the following terms and conditions.

Terms and conditions


1. The leasing of the house will be legally valid for 3 years at annual rent of NPR 192000 which
is equivalent to CAD$ 2258.82 (CAD$1 = NRS 85, approximately) effective from January
29th 2011 AD.
2. Lessee shall pay the rent at the first day of each month.
3. The lessee is himself responsible for any loss or damage of her own property.
4. The Lessee Shall Company with the house owner to keep the premise neat and clean.
5. In case the house owner needs the house for his own personal use, he will be required to give
the prior notice advice of two months to the lessee.
6. The lessee should be ready to leave the house according to the mutual agreement mentioned
above in No.5
7. The duration of this agreement may be extended further after its expiry by mutual agreement
of both parties.
8. Both parties may terminate this agreement by mutual understanding and with a notice of 4
(four) months in advance if any party intends to do so.
