HOUSE RENT AGREEMENT

This agreement is made between Mrs. Laxmi Dhakal holding the Citizenship No. 124027 (Here
is after referred as “House Owner”), resident of Rampur VDC Ward No. 06, Palpa, Nepal and
currently Ratnanagar Municipality Ward No. 02, Chitwan, Nepa l and Mr. Aakash Yadav
holding the Citizenship No. 34-.01-75-02558 (Here is after referred as “Tenant”), resident of
Bahudarmai VDC Ward No. 04, Parsa, Nepal. The following 9 points agreement is mentioned
after getting details discussion between two parties, house owner, and tenant in the presence of
witnesses. The agreement, which is duly signed by the both the parties and each party, has taken 1
copy of each agreement.
Terms and Conditions:

1. The house owner is willing to rent 4 rooms on the second floor with kitchen and attached
bathroom for the purpose of residence in plot no. 788 located at Ratnanagar Municipality
Ward No. 02, Chitwan, Nepal, to the tenant for the 5 years.
2. This agreement shall be valid for the period of 5 years from November 04, 2022 to December
03, 2027 A.D. Either party can terminate this agreement by giving an advance notice of two
months in writing.
3. The tenant agrees to pay the house owner sum of Rs. 17,000.00 per month and Rs.
204.000.00 per year as rent is including of electricity, water service charges.
4. The tenant agrees to increase 5% in every four years
5. The tenant agrees to keep the premises neat and clean at his own expenses and client agrees to
undertake minor repairing and maintenance. But in case, major repairs have to be taken due to
natural calamities, the house owner shall carry out such works.
6. The tenants shall not make any major structural changes in the premises rented out to him
without prior permission to the house owner.
7. The tenant shall pay the rent in the basis of claim submitted by the house owner on quarterly
basis in advance.
8. The tenant shall not give in rent to rented areas to a third party.
9. Any dispute between two parties, house owner and tenant, shall settled as per the rules and
regulation of the law of Nepal.
