LEASE AGREEMENT

This AGREEMENT is made at BATHINDA on this day 1st day of Apr 2021.

BETWEEN

Raj Rani d/o of late Kaur Sain resident of Sangat Mandi Bathinda (Punjab)-151401.

Hereinafter referred to as the “LESSOR” which expression shall unless it to be repugnant to the context or

NOW, THEREFORE, THIS LEASE AGREEMENT WITNESSETH AS UNDER:

1) The Lessor rent out the part of the House 2 Bed room+ Drawing room + Dinning room + store + 3
Bathrooms in ground floor from 1st day of Apr 2021 @Rs60,000/-per month, for a period of 11
Months in the first instance and which can be renewed at the mutual consent of both the parties
(Lessor and Lessee) for further two terms of 11 months each on the same terms and conditions as
contained herein , subject to enhancement of rent by 5% on the last paid rent after every 11
months.
2) That the Lessee shall be liable to pay monthly rent of Rs 60,000/ (Rupees Sixty Thousand only)
on or before 5th of every month hereafter
3) The lessee will pay Rs.300/-per month Motor charges (water pump)
4) The lessee will pay Electricity bill directly to the authorities and pay 50% of Water bill amount to
Lessor.
5) It holds true that the Lessee had already deposited of Rs.60000/- as security deposit refundable
after vacating peacefully possession after deducting /adjusting any due of this agreement.
6) That the Lessee can park only one Scooter (Two Wheeler) in the day & night inside the courtyard.
7) It holds true that the Lessee can use back portion but they can not use front portion of the house.
8) It holds true that the Lessee can not use the said house for any business purpose.
9) It holds true that the lessee can not sub- lessee the said house.
10) It holds true that the both parties to this agreement agree to serve on the other 30 days notice for
termination of this agreement.
11) After one month day to day maintenance charges will be borne by Lessee.
