Local Research

Introduction

Lipa has been busy and crowded place due to growing economy and it

is also getting limited to space in the central business district. The traffic issue

also made the of growth and development of the city slows down and this is

also one of our major problem here in Philippines.

The growing city of Lipa has a new development which is located at the

boundary of Lipa and Malvar. LIMA Technology park is the future expansion

of Lipa’s CBD. Aboitiz Land adds another approximately 250 hectares to LIMA

Technology Park, making LIMA the largest industrial property with an

approximate land area of 600 hectares. The acronym of LIMA is Lipa-Malvar.

The biggest agricultural land of Lipa where LIMA is located are converted to

industrial area and residential subdivisions which is to benefit the city and the

nearby municipality of Malvar. LIMA can accommodate 55,000 workers

around the city and it has 111 locators, as the business and locator or

founders rise, the job opportunities for workers will be doubled in 10 years.
The Outlets Structure

The Outlets were built and established on 9.3 hectares as the LIMA

progresses, and officially opened on December 10, 2018. The Outlets were

idea of Outlets emerged at Mactan, Cebu in 2013, which says the Outlets at

Pueblo Verde were put as an idea of an outlet store mall. They got their

concept on the past Outlets as the reference concept in the future. It has a

variety of attractions like:

 Promenade – The main walking street which has different retail

stores and restaurants.

 Parkade – which features the greeneries and open space

shopping centers.

 Loop – the shopping centers which is international brands.

 Plaza – which is the event center of the Outlets

 Flavors – which is the main dining place with Filipino and

International cuisine.

 Aboitiz Pitch – the unique feature of the Outlets which has a

football field and has a locker room and grandstand that can

accommodate 1,500 watchers and were opened since 23 rd of

June 2018.

Location

The Outlets is located at Lima Technology Center, Special Economic

Zone, Lipa, Batangas and they offer all year discount.

Evaluation of the Case

Design Analysis

The Outlets Lipa is powered by Solar Panels which is a good

investment and less cost for electric consumption. The outlet’s goal is to

provide their visitors an outdoor attraction, the open area of the street

walkways is also energy efficient but the disadvantage of that is exposed to

sunlight, it will get hotter at the summer season and temperate at cool dry

season. The football field makes the Outlet its unique feature. The outlets

have a big activity center named as Plaza for the event like concerts.

Walkway

The walkway has the right spacing that visitors are comfortable at

walking around and do some activities. It might be hot here in afternoons.

This could lead to dead spaces that can have a negative impact on

sales.

Plaza

The Plaza or event center is big, and can accommodate a huge

number of watchers around the center stage.

Is a multipurpose sports field, it has a grandstand on south side of it

and has a parking area around it.
