BASIC MAINTENANCE TASKS

The purpose of this manual is to provide to the service mechanics the procedures for
perform the main operations to be done during the regular maintenance visits,
including code tests, in Non OTIS units. Only the relevant operations (those which must
be done following a special procedure) are described.
If during the maintenance operations in this model you find any task that can’t be done
following the OTIS procedures and is not described here, please contact with EMEA
Non OTIS Support Center (EMEA.SupportNOE@otis.com).

All jobsite work activity must be in full compliance with Otis World Wide Jobsite Safety Standards
(WWJSSS). When carrying out this procedure particular consideration should be given to control of the
elevator, LOTO, hoisting and rigging, ensuring public safety (signs and barriers), working in close proximity of
unguarded rotating equipment (sheaves) and the wearing of appropriate PPE (hand gloves, etc.). It is
required that the mechanic(s) carrying out the repair complete the appropriate JHA for the task at hand to
familiarize themselves with the work environment. If you are unsure of the WWJSSS standards in regard to
the work task at hand, immediately stop work and refer to your Supervisor.

OTIS Elevator Cardinal Rules

ALWAYS use fall protection when a fall hazard exists.
ALWAYS lock and tag out equipment when power is not required.
ALWAYS control live electricity and rotating equipment when working within close
proximity of the hazard.
ALWAYS establish and maintain control of the elevator prior to accessing/egressing the
hoistway, working on the car top, and in the pit.
ALWAYS follow proper jumper procedures.
ALWAYS use certified and inspected hoisting and rigging equipment.
NEVER ride the car top with the elevator in normal operation.
NEVER work above or below others when working in the hoistway.

No team members are to use the tools, materials, or methods described in this
document without reading, following, and understanding the document prior to the
commencement of the work or task.

According with the manufacturer instructions, belts have a lifespan of a certain number or runs or 15 years
from the manufacturing date. The number of runs for replacement depends on both the sheave diameter and
the suspension:

Traction sheave diameter Number of runs for replacement

72 mm. 1.000.000
87 mm. 3.000.000
107 mm. 1.000.000
125-150 mm. 3.000.000

The number of runs at the moment of belts replacement must be written down in the maintenance book of the
lift. It can be checked in a runs counter placed in the cabinet or through the embedded service tool in menu 40
(configuration), CF11PA1 (trip counter). It is shown in runs x 100 (i.e: 1200 means 120.000 runs).

3. TEST OF MANUAL RESCUE OPERATION

The manual rescue procedure is described in a sticker on the cover of the maintenance panel. Please,
follow these instructions in case of doubt.
The rescue operation is performed by an electric device called PEBO (Pulse
Electromagnetic Brake Operation) which opens and closes the brake in short intervals.
The button and switch used for this operation are located on SEM board in maintenance
panel. For safety reasons, in case of overspeed contact in governor is engaged, rescue
operation is not possible.
1. Make a call for sending the car to the top landing. Leave the car to open and
close the doors in order to be sure there are no passengers in car.
2. Put the lift in ERO mode and move the car downwards to an
out of landing position (blue led LUET is off). 2 4 6 N

6. Once the car reaches the floor level, the blue led LUET will light and car doesn’t LUET

move any more.

7. Release the DEM button and put the JEM switch in OFF position. The lift will
perform a correction run.

4. TEST OF AUTOMATIC RESCUE OPERATION

Automatic rescue operation is included as standard in Schindler 3300 product. When a power failure happens,
the car must be moved at reduced speed to the nearest landing in the favorable sense of unbalance.
1. Make a call for sending the car to the top landing. Leave the car to open and close the
doors in order to be sure there are no passengers in car.
2. Put the lift in ERO mode and move the car downwards to an out of landing position (blue led LUET is
off).
3. Switch the power off by disconnecting the main switch (JH).
4. Place a shunt between the pins 6 and 7 on LDU connector of SEM board. Put the lift in NORMAL mode.

5. After approx. 30 seconds, the car should fully close the doors and move upwards at a very reduced speed
(depending on the distance, it could take minutes to reach the nearest landing). When the nearest landing is
reached (led LUET is ON), doors fully open and lift stays out of service with doors opened.
6. Remove the shunt and switch the power on by connecting the main switch (JH). The lift will close the
doors and will perform a correction run.

5. TEST OF EMERGENCY CAR LIGHT AND ALARM

In SCH-3300, the emergency car light is the alarm button illumination.
1. Make a call for sending the car to the top landing. Leave the car to open the doors and then turn off the car
light by disconnecting SIL switch. Check alarm button is illuminated.
2. Press the alarm push button and check communication with call center is established.
3. Reconnect SIL and check the car light turns on again.

doesn’t move (it could be necessary to put the lift in open loop: in menu 10, set option 102 to 1).
7. Switch to Normal. Check that safety chain is opened (at least one of the asterisks is off).
8. Disengage the car by switching to ERO and moving the car in up direction.
9. Reset the safety contacts: KF switch (safety gear in car) is located at the bottom of the car so move the car
down in ERO mode to a position where switch can be reached from the pit. Check also in the pit that the
switch of the governor tension device is in normal position. Resetting KBV switch (governor overspeed
contact) will require shunting temporarily the contact (shunt in SMIC board, KBV.1-KBV.2) for getting
access to the governor in Inspection mode.
10. Remove the shunt and put back the lift in normal operation. After a correction run, car should be in idle
ready for attending calls.

Warning: If safety gear test or safety switches performance is not compliance, investigate
root cause and correct the issue before turning the car over to the customer.

C. BASIC CALLBACKS SOLUTION

1. HOW TO CHECK THE SAFETY CHAIN FROM LANDING PANEL
Safety chain contacts in the landing panel are connected to SMIC board. All
the safety chain contacts in car (including car door lock contact) are
connected in series so they cannot be checked independently from the
landing panel.
The safety chain voltage is 24V with safety chain closed and 60V when it is
opened. The reference point is 0Vdc (i.e LDU.5). The possible verifications
are as follows:
1. KSS.1  Beginning of safety chain. IUSK checking point.
2. KSS.2 = SKS.1  Slack belt contact.
3. SKS.2  Pit safeties (Stop, ladder, governor tensioner). ISPT
checking point.
4. SKS.3  Hoistway doors locks. RTS checking point.
5. SKC.1  Beginning of safety chain in car (including car door lock).
6. SKC.4 = KBV.1 End of safety chain in car (including car door
lock).
7. KBV.2 = ESE.2  Governor overspeed contact (car and
counterweight, if exists).
8. ESE.3 = SEM.5  Stop and ERO switches (bridged to ESE.2 if
XESE plug is connected).
9. SEM.6  Emergency rescue contacts. End of safety chain. ISK There is a sticker on the cover of
checking point. the landing panel showing the main
contacts of the safety chain

2. HOW TO RESET FATAL ERROR

There are some faults that, even when the cause of the error has been cleared, leave the lift out of service.
Some of them require a reset to be performed on SCPU board. Some others require a Fatal Error Clearing
Process through the embedded service tool:
