PLUMBING/SANITARY SCOPE OF WORK

The CONTRACTOR shall fully and faithfully deliver, undertake and perform the supply of labor, materials,
consumable, tools, equipment, supervision and other facilities needed for the Complete and Functional
Sanitary/Plumbing System Works of Building G – Jpark Island Resort from Lower Ground to 10 th Floor
and Roof Deck based in the plans, specifications, supplementary drawings and within the contract time
in accordance with the plans and specifications.

All items of Proposal shall be performed by the CONTRACTOR and the scope of works shall include all
Sanitary/ Plumbing System Works as stated hereunder but not limited to the following:

1. The CONTRACTOR is required to refer to all architectural, structural, mechanical, fire protection, and
electrical plans. And investigate all possible interference and conditions affecting their work.
2. All works shall comply with the pertinent provisions of the Plumbing Code of the concerned city, the
Code on Sanitation of the Phil., and/or the National Plumbing Code of the Philippines.
3. Tapping from existing main utilities to the building distribution system such as water lines, sewer line
and storm drainage line regardless of lengths including excavation, backfilling/sand/gravel bedding and
restoration works (if any).
4. Tapping from existing service water main (potable) to cistern tank/building underground water
reservoir including supply and installation of gate valve at suction header for each cistern tank outlet,
heavy-duty float valve at cistern tank, by-pass line for booster pump, surge anticipating valve assembly,
check valves, isolation valves and fittings and accessories.
5. Complete Installation of Cold Water Distribution System from main water meter to cistern tank, all
water distribution pumps suction and discharge pipe headers including supply and installation of pipe
fittings, valves & accessories, hangers & supports, miscellaneous & consumables, painting, sleeving,
tagging and all other necessary accessories to complete the system.
6. Complete Installation of Cold Water Distribution System tapping from pump discharge header up to
toilet roughing-ins including supply and installation of pipe fittings, valves & accessories, hangers &
supports, miscellaneous & consumables, painting, sleeving, tagging and all other necessary accessories
to complete the system.
7. Complete Installation of Soil, Waste & Vent System including supply and installation of pipe fittings,
drains, cleanouts, hangers & supports, miscellaneous & consumables, painting, sleeving, tagging and all
other necessary accessories to complete the system.
8. Complete Installation of Storm Drainage System including supply and installation of pipe fittings,
drains, cleanouts, deck drains, roof drains, scupper drains, canopy drains, ledge drains, plant box drains,
trench drains, hangers & supports, miscellaneous & consumables, painting, sleeving, tagging and all
other necessary accessories to complete the system.
9. Complete Installation of sewage sump pump discharge line and tapped to manhole or catch basin
including pipe fittings, valves & accessories, hangers & supports, miscellaneous & consumables, painting,
sleeving, tagging and all other necessary accessories to complete the system.
10. Complete Installation of drainage sump and elevator pit pump discharge line and tapped to nearest
manhole or catch basin including pipe fittings, valves & accessories, hangers & supports, miscellaneous
& consumables, painting, sleeving, tagging and all other necessary accessories to complete the system.
11. Complete Installation of aircon drain stub-ours including supply and installation of insulation, pipe
fittings, drains & ancillaries, hangers & supports, miscellaneous & consumables, painting, sleeving,
tagging and all other necessary accessories to complete the system.
12. Complete Supply & Installation of site drainage system including area drains, construction of junction
boxes and manholes with covers tap curb inlet manholes to the existing service drain line and declogging
works (as required).
13. Complete installation of Plumbing fixtures, trims and accessories.
14. Complete piping, installation, initial start-up and test run of equipment to include but not limited to,
transfer pumps, booster pumps, bladder tank, sewage pumps, drainage sump pumps, elevator/escalator
pit pumps and its controllers including supply and installation of all necessary valves, fittings, roughing-
ins, wiring including control wiring and roughing-ins from cistern tank and electrical works up to circuit
breaker of pump controller, water level indicator.
15. Complete testing for pressure and leakage of all water distribution, storm drainage, soil, sewer and
vent system.
16. The CONTRACTOR shall comply with the obligations in a proper, workmanlike manner, to the best
of its skills and ability and shall maintain a high degree of efficiency.
