Urban Renewal (similar to Urban Regeneration in British English) is
a controversial U.S. Program (Housing Act of 1949) of land re‐
development in areas of moderate to high density urban land use.
Urban Renewal in its original form has been called a failure by many
urban planners and civic leaders, and has since been reformulated
p
with a focus on redevelopment of existing communities.
Urban Renewal, as an urban development approach, effectively
Urban Renewal as an urban development approach effectively
addresses the issue of urban decay as it offers the best possibility for
radical change in the cityscape.
DEFINITION OF URBAN RENEWAL
(Gorland 1971)
(Gorland,
URBAN RENEWAL is defined as a process in which communities
improve themselves by eliminating slums and other

for new development, and where feasible, conserving and
upgrading salvageable property and area.
DEFINITION OF URBAN RENEWAL
(Morris, 1998)
URBAN RENEWAL requires a comprehensive approach in improving the
whole fabric of urban life which embraces four components:
1.REDEVELOPMENT> Tearing down old obsolescent building and substituting
new ones;
2.REHABILITATION> Restoring and repainting old buildings to increase its
lifetime by at least thirty (30) years;
3.IMPROVEMENT> Short‐ term rehabilitation of obsolescent buildings which
could not be demolished;
4.CONSERVATION> Conserving the urban fabric, restoring and adapting the
uses of the buildings to the conserved physical fabric.

DEFINITION
Sustainable Development (SD) is a pattern of economic growth in
which resource use aims to meet human needs while preserving
the environment so that these needs can be met not only in the
recent, but also for generations to come
, g
The term 'sustainable development' was used by the Brundtland
Commission which coined what has become the most often‐quoted
definition of sustainable development as development that "meets
the needs of the present without compromising the ability of
