1. Aspect – Arrangement of doors & windows in
the external walls to get maximum sunlight ,
breeze, scenic view etc .
• Kitchen – eastern aspect
• Dining room – southern aspect
• Drawing room – southern / south eastern
• Bedrooms – western / south western
2. Prospect – providing doors , windows ,
projections in an aesthetic manner and
concealing undesirable features of a building .
3.Roominess – proportioning the length , width ,
height of rooms. Length to width should be
1.2-1.5. lot of space is wasted if room is
square shaped when compared to rectangular.
4.Furniture requirements – influence the
planning of a building hence positioning of
sofas , chairs , tables should be carefully
checked .
5.Grouping – disposition of various rooms in
building for convenience of users.
Ex: dining room close to kitchen , washroom
away from kitchen etc.
Aims at achieving comfort , privacy &
efficiency.
6.Circulation – refers to space provided for
movement such as passages , lobbies etc.
serving as horizontal circulation.
Vertical circulation refers to stairs , elevators etc.
7.Elegance – refers to the outside view of the
building and is dependent on positioning of
windows , doors , ventilators , chajja,staircases
etc. the width , length and height of a building
also contribute towards the elegance.
8.Sanitation – good light , ventilation of the
bathrooms & lavatories is required. They
should be positioned at convenient locations.
9.Flexibility – usage of a specific room other
than for the purpose it was designed for .
Ex: converting study room into guest room by
rearranging furniture .
10. Privacy – optimum privacy should be
provided for rooms among the building as well
as from surrounding buildings as well.
Appropriate positioning of windows & doors
contributes to privacy to a very large extent.
11.Economy – planning the building keeping
future construction , repairing, improvements
in mind will help in planning within the budget
.
