LUSAIL CITY: INTRODUCTION
 Lusail City is located on the east coast of
Qatar, approximately 15 km north of the city
Centre of Doha, the capital of Qatar.
 The name “Lusail” is the historical name of the
area and relates to a local plant which was
been adapted as the logo of the City.
 The city is comprised of 38 km2 of waterfront
land sub divided into 19 integrated and diverse
mixed-use districts. The master plan sub-
divided into a total of 4,929 plots.

(GSAS)
 The primary objective of GSAS is to create a sustainable built environment that minimizes ecological
impact while addressing specific regional needs and the environment of Qatar.

 Lusail City will be the first development in Qatar where GSAS is applied.

 The official start date is set for June, 2010. All Concept Design applications for new development in
Lusail City submitted after this date are subject to QSAS certification requirements.
Lusail City: GSAS Incentives
GSAS Incentives for all Lusail Projects
 Any project in Lusail City that obtains a GSAS certificate of a 5 Star rating will be granted a QSAS 100% fee waiver.

GSAS Incentives for the Marina District:


 Projects that obtain a GSAS certificate of a 3 Star rating will be granted a 5% increase in FAR.

 Projects that obtain a GSAS certificate of a 4 Star rating will be granted a 10% increase in FAR.

 Projects that obtain a GSAS certificate of a 5 Stars rating will be granted a 15% increase in FAR including a 100% QSAS fee waiver.

The design guideline encourages:
• Creation of character by reinforcing distinctive patterns of sustainable development and
culture diversity and choice through a mix of compatible developments.
• Continuity of street frontages and where possible introduce pedestrian weather protection.
• Use of external glass walling is restricted to maximum 50% of the total façade.
• Provision of screens and horizontal / vertical protection for larger expanses of glazing.
• Provision of windows in deeper recesses to reduce solar glare attractive and safe.
• Cladding systems with natural stone as the primary material.
• Orientation should Consider internal environmental quality, such as ventilation
and lighting.

LUSAIL CITY USING GLOBAL SUSTAINABILITY ASSESSMENT SYSTEM ( GSAS )
DISTRICTS.
Assessment conducted on the entire city of Lusail, including all
districts and future development.
