WHAT IS GRIHA

CRITERIA AND RATING
CRITERIA
• In GRIHA LD the development will be evaluated in six different
sections as listed below:
-Site Planning
-Energy
-Water and waste water
-Solid waste management
-Transport
-Social
• In order to qualify for GRIHA certification, a project must
achieve at least 25 points.
RATING POINTS
• 25 - 40 points is certified as a 1 star GRIHA rated building
• 41 - 55 is a 2 star GRIHA rated building
• 56 - 70 is a 3 star GRIHA rating building
• 71 - 85 is a 4 star GRIHA rated building
• Above 85 is a 5 star GRIHA rated building

SITE PLANNING
STORM WATER MANAGEMENT - 30 PTS
• Ensure that the storm water management plan on site is developed
such that the post-development peak run-off rate and quantity from
2-year 24 hour design does not exceed the pre-development peak
run-off rate and quantity.
• Ensure that the storm water management plan on site is developed
such that the post-development peak run-off rate and quantity from
5-year 24 hour design does not exceed the pre-development peak
run-off rate and quantity.[15 points]
• Ensure incorporation of appropriate SUDS for managing over 90%
of the storm water quantity on site[15 points]

MAINTAIN EXISTING SITE FEATURES – 30 PTS
• Ensure that more than 25%[10 points] / 50%[20 points] / 75%[30
points] of the site area under existing natural features on site like
water bodies, dense, mix-species tree clusters and contours with
slopes greater than 1:4 are preserved.

PRESERVE AND PROTECT LANDSCAPE ON
SITE – 20 PTS
• Total number of trees on site after construction should not be less
than the total number of trees that existed on site before
construction
• Increase existing vegetation cover on site more than 25% by
ensuring plantation of native trees and shrubs. [10 points]
• Reapply top soil in more than 75% of the landscape areas[10 points]

• Outdoor street lighting meets the required lux levels.
• Automatic switching/ dimming controls to be provided for all
outdoor lightings.

• Operation and maintenance protocol to be established and
implemented. [10 points]
• Periodic energy auditing (every year) to be carried out [10
points]

QUALITY OF WATER
• Ensure that quality of potable as well as non-potable water complies
with relevant BIS standards
• Ensure that quality of captured rainwater for storage and recharge
as well as recycled water for use, comply with the relevant BIS
standards.

OPERATION AND MAINTENANCE
• The plumbing network must meet the metering and sub-
metering requirement as per GRIHA LD
• Establish a remote monitoring and control system for the entire
plumbing network (systems like SCADA). [20 points]
• Periodic water auditing (every year) to be carried out [15 points]
• "Establish an Operation and Maintenance Protocol for the
various plumbing and water treatment systems (both centralized
as well as decentralized) on site." [10 points]

HANDLING AND TREATMENT OF SPECIAL
WASTE
• On-site incinerators to be provided for treatment of medical /
hospital waste or provision for the same to be sent to a treatment
facility (If Applicable)
• Provide contractual tie-up with e-waste recyclers for purchase and
safe recycling of e-waste from site.
SEGREGATION AND STORAGE OF WASTE ON
SITE – 35 PTS
• Provision for hygienic secondary storage facility for organic and
recyclable inorganic waste collected at site. [15 points]
• Provide contractual tie-up with recyclers for purchase and safe
recycling of inorganic recyclable wastes like metal, plastic, paper,
etc., from site. [20 points]

USE OF SUSTAINABLE CONSTRUCTION
MATERIALS – 35 PTS
• Use at least 5% recycled waste (plastic waste) in road
construction by volume of materials for at least 50% [7 points] /
90% [15 points] of the roads on site.
• Use at least 5% recycled waste (plastic waste) in construction of
pavements by volume of materials for at least 50% of all the
pavements on site. [10 points]
• All cement to be used in the construction of building structures
will be PPC (at least 15% mix) (or at least 15% pozzolona mix in
cement used for structural concrete) [10 points]

ROAD NETWORK PLANNING – 20 PTS
• "Street network planning to be done in a manner to promote safety,
community living, efficiency, walking and cycling. Measures to control
speed of vehicular traffic should be implemented on site." [20 points]

COLLECTIVE TRANSPORT SERVICES – 15
PTS
• Running collective transport services (route, stops, frequency, and
capacity) for intra-site movement [7 points]
• Providing connectivity to the nearest city public transport nodes. [8
points]

SOCIO-ECONOMIC
FACILITIES FOR CONSTRUCTION
WORKERS
• All safety norms of NBC 2005 must be implemented on site
during construction.
• All construction workers must have access to clean drinking
water and hygienic toilets on site.
• Accommodation facilities for the construction workers must be
clean, hygienic, with access to clean drinking water and toilets.
• Child labour should be banned on site.
SOCIAL INFRASTRUCTURE IN
DEVELOPMENT – 55 PTS
• Design of the development should be done according to
guidelines on universal accessibility, including provision of
disable-friendly public toilets. [15 points]
• Identify smoke/tobacco free zones on site. [10 points]
• Create environmental awareness through imparting information
like display boards, panels etc. [15 points]
• Provision of dedicated resting areas and toilets for service staff as
per GRIHA LD threshold. [15 points]

SOCIO-ECONOMIC
PLANNING FOR LOW-INCOME GROUP
POPULATION – 25 PTS
• EWS housing should be provided on site. [5 points]
• Health centers and schools – reserved for lower income group -
should be provided in the development as per Urban Development
Plans Formulation and Implementation (UDPFI) guidelines. [10 points]
• Planning to also consider adequate provision for informal market.
[15 points]

water demand over GRIHA benchmark by 40% (reduce by 50%)

• Save 25% water demand on GRIHA benchmarks (developed
based on National Building Code) (by 50%)
• Save water in construction
• Follow mandatory provisions of ECBC (In case of A/C buildings)
• Meet prescriptive shading norms of ECBC, provide daylight,
avoid over design of artificial lighting
• Reduce energy performance index from GRIHA benchmark by
10% (by 30%)
• Provide 1% equivalent connected load of lighting and HVAC
through RE power (meet 10% lighting consumption through RE
power)
• Use fly ash / other industrial waste based products in minimum
two of the following three areas: (structure/ walling/finishing)
• Recycle water and reuse 25% of treated waste water (if waste
water quantity is higher than 10kL/day)
• Segregate and store waste appropriately
