Glenshire Commons and Lake Association Board Meeting July 21, 2021

Present: Clark Ahlden, Lee Alexander, Pete Fernandes, Sharon Hecht, Susan Johnston, and Chance
Riggins. Judy Dalton attended as a guest, representing the Glenshire HOA.

Call to order: Susan called the meeting to order at 6:30 pm. The minutes of the June 16, 2021 meeting
were approved on a motion by Pete, seconded by Lee.

Treasurer’s Report: Chance provided a report for the month of July. He reported that the State has
cashed the check submitted with the corporation registration documents, so that appears to be going
through as expected.

Lake Commons Maintenance: Sharon will work with Susan to develop a plan to improve the two or
three beds most in need of an update. The work will likely be planned this year and implemented next
year. She will arrange for a tree trimmer to trim dead branches from trees around the lake and raise
the canopy of some with low-hanging branches.

Lake Maintenance: Algae and aquatic plant treatment continues as needed. Growth tends to slow
down in the hot months, so treatments will be less frequent for the rest of the year.

Website: Lee reports no activity on the site. Lee has updated the site with the new minutes.

Proposed Amendments to the Bylaws: Susan made changes to the proposed amendments as
discussed last month. She presented the new language to those attending. The amendments, as
written, were approved on a motion by Pete, seconded by Clark. A copy of the amendments approved
at this meeting is attached. The bylaws remain under further review, and we will finalize the changes
in October and send out notices to the homeowners thereafter.

Discussion with Judy Dalton: Judy Dalton was asked to give a recap of the annual meeting of the
Glenshire Homeowner’s Association (114 homes). They, too, struggle with getting members to pay the
annual assessments. And like us, much of the cleanup and maintenance work on commons areas is
done by their board members on a volunteer basis. Judy explained the various covenants that cover
the Glenshire 1, 2, 3 and 4 homes. She will send Susan a copy of the covenants that she has saved as
electronic files. The 27 homes on the lake are split between Glenshire I and 2.

Next Meeting: The next meeting will be Wednesday, August 18th, at 6:30 pm on Sharon’s property.

Susan adjourned the meeting at 7:20 pm.

Bylaws Amendments Approved July 21, 2021
A. The following change was approved for the Glenshire Commons and Lake Association
Bylaws, Article VI – Assessments, paragraph (g). Note that the assessment is to be paid
by February 1st, and 30 days late is March 3rd:
(g) If an owner is in default in the payment of the aforesaid charges or
assessments for thirty (30) days, the members of the Board of Directors will add a
processing fee of $25 to the annual assessment owed by that owner. An
additional fee of $25 will be applied on the first of April, and again on the first of
each ensuing month until payment in full has been made by the owner. In
addition, the members of the Board of Directors may bring suit for and on behalf
of themselves and as representatives of all owners, to enforce collection thereof
or to foreclose the lien therefor as hereinafter provided; and there shall be added
to the amount due the costs of said suit, together with interest and reasonable
attorneys’ fees to be fixed by the court. To the extent permitted to any decision
or any statute or law now or hereafter effective, the amount of any delinquent
and unpaid charges or assessments, and interest, costs and fees as above
provided shall be and become a lien or charge against the unit ownership or the
owner involved when payable and may be foreclosed by an action brought in the
name of the Board as in the case of foreclosure of liens against real estate.

B. The time and date of the annual meeting were changed as follows:
New Language in Article II Section 1: Annual Meetings
There shall be an annual meeting of the members of the corporation at such place
as may be designated, on the first Tuesday in October of each year if not a legal
holiday under the laws of the State of Illinois, and if a legal holiday then on the
next succeeding business day, at 6:00 P.M. for the election of Directors and for
the transaction of such business as may come before the meeting. No notice shall
be required for such meeting.
