Design Combine's office building was designed to fulfill a set of


requirements that we set at the beginning of the design process:
The working enviroment: We wanted a space that felt like a "Pavilion"
- with a roof, but wih no walls, so that it felt like one was working
amidst nature rather than within the confines of a "walled-in"
building.
We have achieved a totally open office within - with bookshelves and
mesh screens being the only partitions, so that at every point, the
outside was visible.
We have also brought nature inside with an overhead planter along
the central spine of the office.

RENOVATION

LE-COLONIAL
FORT KOCHI
Clients: John Persenda and Neemrana Group

Project Details:
Restoring this 16th Century Bungalow belonging to the Dutch East
India Company, attention was given to restoring it to as close as the
original as possible. Retaining the rooms as they were, while
introducing toilets, and giving the living areas a new definition,
complete with period furniture formed the essence of the design. The
old wooden floor, roof and wooden ceiling was restored in the process.

RENOVATION
TOWER HOUSE,
FORT KOCHI
Clients: P.L. Worldways and Neemrana Group

Project Details:
This 16th Century Bungalow, popularly known as the 'Tower House' is a
main landmark building in the Fort Kochi heritage area. The building is
being converted to a 14 room Boutique Resort along with a Restaurant
on the Ground floor. Effort has been made to restore the structure as
much to its original glory while introducing modern toilets, amenities
and adequate light and ventilation to the interiors .

RESORT EDASSERY RESORTS


KUMARAKOM.
Clients: Edassery Hotels Group.
Project Details:
This is a 30 room resort with extended restaurant
and banquet facilities on the Vembanad
waterfront. The thrust of the design was to
maintain as much of the catchment area as
possible that flooded the site and also capitulate
on the views all around. All areas in this resort
have waterfront views.

INTERIOR RENOVATION
LE-MERIDIEN SUITE RENOVATION
COCHIN

Client: Gulfar Hotels


Le-Meridien, Cochin, looking for an image makover
with the interiors of the rooms adapting
contemporary design sensibilities within the
existing framework of architecture. The effort of
the design has been to incorporate "Lightness" and
"Minimalism" of contemporary design while
ensuring minimum architectural interventions.
There are 20 suites and 180 rooms to be renovated,
being executed in phases.

MATTANCHERRY PALACE RESTORATION &


MUSEUM DESIGN,
COCHIN

Client: Archaeological Survey of India


Mattancherry Palace, more popularly known as the Dutch
Palace, is a functioning musuem run by the Archeological
Survey of India (ASI). The main concept of the design has
been to bring international quality to the museum and to
arrive at a more pragmatic approach to the restoration of
the historic structure. The scope of works include
restoring the original wooden flooring and wall finishes,
lighting of the world famous murals with state of the art
lighting techniques etc.. The entire exhibition is also
being re-designed as an information centre for not only
travellers but the local populace as well.

RENOVATION
MALABAR HOUSE
FORT COCHIN

Client: Mr. Joerg Dreschel


Malabar house, a 250 year old Dutch Bungalow is
situated in a Heritage Zone with strong Jewish,
Portuguese, Dutch and Anglo Travancore
influences. This was converted to a small luxury
heritage hotel, introducing the concept of Heritage
Tourism in Kerala. Retaining the essence of the
old Dutch Bangalow, the old building was
restored to its former pristine glory while
retrofitting a 5 Star Luxury hotel, with all the
amenities of a modern day hotel, within its walls.
Additional blocks were added to accomodate
further rooms and services.

Total Project Cost: Rs. 3 crores.

INTERIORS
FOR PENTHOUSE APARTMENT
FOR SANDHYA & TARUN

Project Details:
The apartment was carved out of the first floor of
the top duplex and some ancillary spaces resultant
apartment was opened out on the south and the
view. The project was designed and executed
from the service areas of the terrace. The entire
west to take advantage of the gorgeous waterfront
entirely inhouse, right down to the smallest detail.

PARENTS' HOUSE
KAKKANAD

Project Details:
Residence for his parents by Jacob George shows
the architect’s commitment to bringing the outside
in, with the use of the central courtyard, and large
expanses of glass that provide an abundance of
light and air – characteristic of all our work. The
furniture in the house was also designed by the
architect.

RESIDENTIAL
RESIDENCE OF JACOB GEORGE
KAKKANAD, COCHIN

Project Details:
This house was designed to illustrate several design
ideas that Jacob George has long held, but has
never been able to implement. It is designed to
be totally modular, with comfort and ease of
maintenance (apart from the usual architectural
“niceties”) being the main aims the design aspires
to achieve. All walls are prefab bison board panels,
removable with ease. Wiring & plumbing are
therefore easily accessible, and repairs & changes
can be made without resorting to messy breakage.
It also illustrates how one can design to respond
to the climate without resorting to traditional
architectural style of the region. Jacob George won
the Inside Outside Architect of the year-2005 award
for this project.

RIVER HOUSE
COCHIN

Rani & Ramesh Tharakan
Project Details:
Designed by Ramesh Tharakan for himself and
wife, the house located on Kerala’s backwaters is
a fusion of contemporary style and vernacular
architecture. The house has been designed as a
split level thereby creating multiple volumes which
seemingly flow into one another with all rooms
getting spectacular views of the water.

Project Details:
The traditional concept of a Nalukettu (courtyard
house) is interpreted with modern needs and de-
sign sensibilities. This project was completely de-
signed and executed by the firm and was com-
pleted within a period of 18 months including in-
teriors.

Project Details:
Think 3 design is a multinational company
renowned for its 3D software in the same name.
This is their main office in India where most of
the software development is done. This is
situated on the 5th floor of a commercial complex
in Lavelle Road in Bangalore. This was designed
by P. C. Mathew and executed by Mathew &
Mathew Architects, Bangalore.

Telelogics India Pvt. Ltd.

Project Details:
This office interiors for a U.S. based multinational
software firm is situated on the 6th floor of Prestige
Meredian-2, M.G. Road, Bangalore. This was
designed by P. C. Mathew and executed by Mathew
& Mathew Architects, Bangalore.

ODDS & ENDS SHOP,


TAJ RESIDENCY, COCHIN

Odds & Ends, Ernakulam

Project Details:
This shop is meant to cater to the hotel occupants
and other visitors to the hotel. Designed and
executed in a period of 10 days.

Project Details:
A garment boutique off M. G. road, this showroom
was conceived and executed in a complete
modernistic spirit of deisgn – in black and subtle
shades of wood, to compliment the rich coloures
of the displayed wares.

TATA AIG INSURANCE OFFICES in


COCHIN & CHENNAI.

Clients:
TATA AIG Insurance.

Project Details:
12500 sft of office spaces were taken up as Fit-
out works and executed in 6 weeks each.

Total Project Cost: Rs 98 lakhs


Status: Cochin office completed in 2003, Chennai
offices completed in 2004.

CASINO HOTEL
WILLINGDON ISLAND, COCHIN
Client:
Casino Group of Hotels.

Project Details:
TThe restaurant was designed to operate as the
multi-cuisine restaurant. The space is a
conglomerate of soft wood shades, jaisalmer
stone and cane works. The entire seating area in
this restaurant overlooks an elaborately designed
landscaped water court. The restaurant
incorporates a buffet area with walls adorned by
the murals executed on site by the famous painter
Nampoodiri. All furniture also were designed in-
house for the space.
The present stage of renovation works include
the introduction of extensive conferencing and
banqueting facilities in the hotel along with a
state of the art pub/bar.

Total Estimated Cost: Rs. 2.5 crores


Status: Restaurant completed in 1996,
Bar, Banquet & Conference at design stage.

SPICE VILLAGE
THEKKADY

Client:
Casino Group.

Built in the 1990’s this resort was one of the first of


its kind to use locally available materials in an
eco-sensitive way, thus heralding the era of eco-
tourism. Sprawling over a 5 acre land it consisted
of cottages designed like hutments in bamboo
and thatch, incorporated with the landscape of
the spice valley.

Cost of Project: 3 Crores.


Status: Completed in 1990.
Total Designed area: 5 Acres.

TAJ GARDEN RETREAT


KUMARAKOM

Client:
Taj Group of hotels

Project Details:
A series of twelve to sixteen units of single/double
cottages spread over about six acres of land. The
scheme was worked out based on the Kuttanad
village concept where all main circulations were
the waterways with all units having a water
frontage.

ABAD WHISPERING PALM


RESORTS, KUMARAKOM

Abad Hotels and Resorts Pvt. Ltd.,
Cochin.

Project Details:
This 5 acre plot facing the Vembanad lake has 42
independent cottages, conference hall, restaurant,
health club and ayurvedic centre. The resort is
conceputalised in the lines of a Kuttanad village
with all the cottages being given a waterfront
view by bringing in a lagoon of water into the site.
The cottages with decks cantilevering above the
lagoon provides an unique feel to this
singularly designed resort.

EXTENSION OF RADISSON WHITE SANDS RESORT,
GOA.

Clients: Hospitality Services Ltd.

An additional 130 rooms and suites were added on to


an existing facility with 180 rooms. A new extension to
coffee shop, a spa and extra amenities for staff etc.
were also added.

Projected Project Cost: Rs. 20 crores


Status: Awaiting CRZ approval.

FIVE STAR RESORT FOR STERLING RESORTS


MUNNAR

Clients: Sterling Resorts

This resort has been conceived as representing a


15th Century Kerala village. Designed in the settle-
ment pattern of a typical village of those times, it
is to emulate traditional Kerala architecture both in
its proportional, elemental and material aspects
as well as in typological and eco-responsive de-
sign details.

Projected Project Cost: Rs. 9 crores

RESORTS

PROPOSED 7 STAR RESORT AT


THALIKKULAM, KERALA.

This project envisages the creation of


about 50 cottages within a structured
environment, unlike the regular
scattered cottage - based resort designs
normally followed. Each cottage has its
own garden spaces surrounding it, built
within the structure and a panoramic
view of the sea and surroundings. The
four presidential suites which overlook
the sea open out into private swimming
pools on the ground floor. The use of
locally available building materials such
as exposed laterite blocks, wood and
mangalore tiles etc are notable.

Projected Project Cost: Rs. 40 crores.

ZEST RESORT FOR MAHINDRA GROUP AT


PONDICHERRY

The Zest Resorts was conceived as a brand meant


especially for the age bracket of thirty to forty years.
While giving special care to creation of family activity
spaces was a part of the brief, a lot of effort in our
design was to create clusters of room units, which
could operate as fully functional holiday homes with
attached kitchenettes etc., and creation of
microclimate which would enhance the feeling of
being connected to nature while being comfortable
as spaces.

Projected Project Cost: Rs. 15 crores.

AMALGAM HOUSE
CORPORATE INTERIORS

Amalgam Enterprise,
Willingdon Island.

Project Details:
Converting a 15000 sq ft. old warehouse to the
corporate offices of Amalgam Group of
Industries,the work involved design of interior
spaces, roofing systems, lighting design, Air-
conditioning and
furniture. All architectural details including all
hardware for the frameless doors and windows
were custom-made for the client according to our
design.

BREADLINE
ERNAKULAM

Client:
Breadline

Project Details:
Breadline, a franchise outlet of a multinational
bakery chain, sells traditional bakery items on
the ground floor, has an "eat in" section on the
1st floor, and a modern, all-glass fronted kitchen
on the 2nd floor. The entire design was
conceived to be at par with international fast
food outlets using steel and glass as its main
architectural expression.

PANDHAL RESTAURANT,
COCHIN.

Clients:
Casino Group of Hotels.

Project Details:
The 120 seat air-conditioned restaurant was
completed for the Casino Group in 1984. Being a
very low-budget project, unusual design and
material selection was resorted to such that a
dramatic and pleasing design was enabled in
spite of the budget. All interiors and furniture
was also designed by Design Combine.

CAFS FLIGHT KITCHEN
NEDUMBASSERY, COCHIN

Client:
Casino Air Caterers (CGH Group)

This is a state of the art Flight Kitchen


designed and built to cater for the
growing needs of the Cochin
International Airport. The kitchen space
is an area of 15000 sft, completely
column-free, and has the roof slab
supported by way of exposed concrete
arched beams.

Project Details:
This 7 bedroom Resort Guest House is
designed facing the water front and
includes a complete entertainment
center in the basement along with
swimming pools and Gymnasiums.

M.R.F. TRAINING CENTRE


KUMARAKOM

Client:
M/s. M.R.F. Ltd.

An exclusive waterfront retreat overlooking the


Vembanad Lake. With the brief of designing a
traditional Kerala building, the elements of
Vernacular Architecture were given a translation
in modern materials and building language. All
architectural details were designed and custom
fabricated. Design Combine also designed and
executed all the furniture for the project.

Total Project Cost: Rs. 2.5 crores.

IT INFRASTRUCTURE
IT BUILDING IN INFOPARK, COCHIN.

Clients: GEONAIR, Dubai.

A high end IT building for the growing IT industry in


kerala is envisaged in the fast developing INFOPARK
area in Cochin. The main features of this design are its
utilisation of natural light to the maximum and the
flexibility of rentable office space.

Approximate Project Area: 40000 sqm

INSDAG CORPORATE OFFICE BUILDING,
KOLKATA - COMPETITION ENTRY

Client:
Institute of Steel Development & Growth(INSDAG)

Project Details:
The prime design requirement is to highlight design in
steel and the use of steel in architecture. Other than the
basic core area, this building is completely made in
steel. The use of renewable energy sources and natural
light are given great importance.

M.E.S SCHOOL
VALANCHERY

Project Details
This Primary and Secondary level School for the M.E.S. organisation
was designed with student interaction in mind. Spaces are designed
to act as gathering spaces for students, yet, the classrooms are
complete in their privacy. Natural light and ventilation was ensured
for all spaces.

Cost of Project: 7 Crores.

M.B.A COLLEGE FOR MANGALAM

Project Details:
The Management College for the Mangalam Group is
conceived as a state of the art School catering to students
of international calibre. It has been designed for a heavily
contoured site and effort has been taken to provide an eco-
sensitive solution, with adequate natural light and
ventilation, even in a doubly loaded corridor situation.

Client: Chakolas Habitat Group


A five-block residential complex with Conference
halls, Swimming Pool, Landscaped Gardens, Parking
etc. This was one of the largest high-rise housing
complexes in Kerala at the time of construction.

Chakolas Marina contains 22
luxury apartments of carpet
areas varying from 2500 sft to
5000 sft. Facilities include a
swimming pool, park lift etc.

CHOICE TOWERS
MANORAMA JN. COCHIN
Client: Choice Group
One of the 1st mixed-use buildings in Cochin, this 14
storeyed building has 2 blocks, one commercial and the
other with 25 resdiential units. It spots a covered roof-
top swimming pool among its amenities.

Total Project Cost: Rs. 6 crores

SHANTI SEA VIEW


OLD THEVARA ROAD, KOCHI
Client: Shanthi Homes
High end apartment facing Cochin Harbour, containing
20 Apartments of 3 types, 2 pent house apartments,
commercial space on first and second floors. Parking is
provided for 48 cars on ground and basement levels.

Total Project Cost: Rs.10 crores

INSTITUTIONAL
PADROADO MUSEUM
FORT COCHIN

Client:
Fundacao Calouste Gulbinken,
Lisbon, Portugal.

The project was meant to create a place for


preserving articles and artefacts of cultural
heritage from the nearby churches. It was to be
solely dedicated as a museum for artefacts of
common interest for India and Portugal. It was
built in the space allocated in the Bishop House
Palace property, Fort Kochi. It is a typical traditional
Kerala building with Mangalor tile roofing. While
excavating for foundation, relics of the old fort were
discovered and so the building was redesigned to
accomodate a basement with the foundations of
the old structure retained as a heritage relic.
Total Project Cost: Rs. 1 crore.
Status: Completed in 2000.

CO-OP. INSTITUTES OF TECHNOLOGY,


at VADAKARA, KIDANGOOR & PERUMON

The Co-op. Academy of Professional Education
Project Details:
The essence of the design was to retain a simplis-
tic vocabulary based on modular components
which could be moulded to fit site requirements
of the various colleges. The focus was on creating
the simplest functional expression, yet unique in
its form and articulation. The basic masterplan of
all the schemes incorporates a central exclusively
pedestrian courtyard with all functional areas clus-
tered around it. The basic module for the first
scheme was adopted by the clients as the proto-
type for all subsequent design schemes.

C.R.L. HI-TECH RETAIL OUTLETS


COMMERCIAL
KERALA

Client: Cochin Refineries Ltd.

Cochin Refineries required that each facility


comprise of several fuel dispensing stations,
restaurants, a supermarket, video games parlor,
business center, handicrafts store, and repair
facilities. A radical cable–stayed membrane
structure combined with polycarbonate roofed
interior spaces was designed and intricately
detailed as much for its aesthetics and functionality
as it was for its ease of erectability. Furniture
design, lighting and lighting fixture design,
Signage, etc. were part of the entire design.
