CONDITIONAL DEED OF SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF CONDITIONAL DEED OF SALE is entered into and executed by and between:

I, Lucky John Gemzon Pua, of legal age, single, Filipino, with residence in Sta. Rita, Aurora,
Isabela, Philippines, with the authority to sell parcel of land without improvements, is
hereinafter referred to as the VENDOR;

-AND-

Jerry Semilla of legal age, Filipino, married to Jo-ann Semilla, of legal age, Filipino and presently
residing in Sta. Rita, Aurora, Isabela, Philippines hereinafter referred to as VENDEE.

WITNESSETH:

The VENDOR is the owner of a lot and parcel of land and its improvements as evidenced by
Transfer Certificate Title no: 035-2019003909 particularly described as follows:
DESCRIPTION OF THE LAND

It is HEREBY CERTIFIED that certain land situated in BARANGAY OF BAGONG LINIS,


MUNICIPALITY OF AURORA, PROVINCE OF ISABELA, ISLAND OF LUZON, bounded and described
as follows:
A PARCEL OF LAND (LOT 1, OF THE CONSOLIDATION SUBDIVISION PLAN PCS-2-02-001743,
BEING A PORTION OF LOTS 1618-C-2-F-2 AND 16-18-C-2-F-3 PSD-2-02-026620, LRC RECORD
NO. 5886), SITUATED IN THE BARANGAY OF BAGONG LINIS, MUNICIPALITY OF AURORA,
PROVINCE OF ISABELA, ISLAND OF LUZON.
Is registered in accordance with the provision of the property Registration Decree in the name of

Address: Sta. Rita, Aurora, Isabela

WHEREAS, the VENDOR desires to sell the afore mentioned property and the VENDEE agrees
and promises to buy the aforementioned property including the improvements therein.

WHERAS, the VENDEE is interested to purchase the above described property subject to the
following terms and conditions.

A selling price agreed by both parties is Php 825 000

A down payment of Php 425 000 will be paid by the VENDEE to the VENDOR upon execution of
this agreement and the remaining amount will be paid thru post-dated checks and as follows:

Php 100,000 on December 1, 2019;

Php 100,000 on January 1, 2020;

Php 100,000 on February 1, 2020; and

Php 100,000 on March 1, 2020

The VENDEE will issue four (4) postdated checks in favor of VENDEE
To execute the necessary DEED OF ABSOLUTE SALE in favor of herein VENDEES upon fullv
payment of the above stated purchase price.

The payments for Capital Gain Tax and Documentary Stamp Tax should be upon the MUTUAL
AGREEMENT of the Vendor and the Vendee. While the payments for TRANSFER TAX, TITLE
PROCESSING and other related documents pertaining to the Transfer of Ownership shall be
paid by the VENDEE.
