DEED OF ABSOLUTE SALE 

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:
 
        ESTRELLA ESCABARTE CEBALLOS, of legal age, single, Filipino, and with
residence and postal address Prk. Sampaguita, Binuangan, Maco, Davao de Oro, hereinafter
referred to as the SELLER 
-AND-

       JOHN CONCHA LACIERDA, of legal age, married, Filipino and with residence and
postal address at Masunurin, Binuangan, Maco, Davao de Oro, hereinafter referred to as
the BUYER. 
WITNESSETH; 
 
       WHEREAS, the SELLER is the registered owner of a parcel of land with improvements
located at Binuangan, Maco, Davao de Oro and covered by Transfer Certificate of Title No. t-
267931 described as Lot 8224-J, Psd-11-105873, containing a total area of TWO THOUSAND
ONE (2,001) SQUARE METERS, more or less, and more particularly described as follows:
 
TRANSFER CERTIFICATE OF TITLE NO. C-16489
 
A parcel of land (Lot “8224-J” of the subdivision plan Psd-11-105873, being a portion of lot 8224, Cad.
276), situated in the Barangay of (Poblacion) now Binuangan; Province of Compostela Valley; Island of
Mindanao. Bounded as follows: on the NE., along line 4-1, by Lot 189, Cad. 276; on the NE., along line 1-
2, by Lot 201, Cad. 276; on the SW., along lines 2-3, by lot 8224-K; on the SW., along line 3-4, by Lot
8224-I, both of the subd. Plan. Beginning at a point marked “1” on plan,

  S. 07 deg, 52’ E., 44.59 m. to point 2;
N. 81 deg, 50’ E., 48.18 m to point 3;

Containing an area of TWO THOUSAND ONE (2,001) SQUARE METERS, more or less. Points referred
to are indicated in the plan and are marked on the ground as follows: point 1 by Old and the rest PS cyl.
Conc. Mons. 15 x 50 cms. Bearings true: date of the original survey, Aug. 14-15, 2008, executed by
Geodetic Engineer Benedicto A. Poralan and approved on March 30, 20009.
       
WHEREAS, the BUYER has offered to buy and the SELLER has agreed to sell THREE
HUNDRED FIFTY (350) SQUARE METERS of the above-mentioned property for the
amount of One Hundred Twenty Thousand Only (P 120,000.00) Philippine Currency;
 
       NOW THEREFORE, for and in consideration of the sum of One Hundred Twenty
Thousand Pesos (P 120,000.00) Philippine Currency, hand paid by the vendee to the vendor,
the SELLER DO HEREBY SELL, TRANSFER, and CONVEY by way of Absolute Sale unto
the said BUYER, his heirs, and assigns, the portion of the certain parcel of land together with all
the improvements found thereon, free from all liens and encumbrances of whatever nature
including real estate taxes as of the date of this sale.
