DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

LEON GUERRERO, of legal age, married to VILMA SANTOS, Filipino, and with residence
and postal address at #22 Kalye Pitong Gatang, Barangay Santan, DumagueteCity, Negros
Oriental, hereinafter referred to as the SELLER

-AND-

MICHELLE A. ALEGRE, Filipino and with residence and postal address at Purok 4,
Lucbanan Brgy. Hugo Perez, Trece Martires Cavite hereinafter referred to as the BUYER.
WITNESSETH ; WHEREAS, the SELLER is the registered owner of a parcel of land with
improvementslocated at #69 Teves Subdivision, Calindagan, Dumaguete City, Negros Oriental
and covered by Transfer Certificate of Title No. 38400 containing a total area of Two thousand
two-hundredtwenty two (2, 222) SQUARE METERS
, more or less, and more particularly described asfollows:

Boundedon the E., along Line 1-2 by Zigomar St., on the S., along line 2-3 by Lot no. 6541, Cid
Estate,on the W., along line 3-4 by irrigation canal and Lot no. 7894 and on the N., along line 4-
1 by
Lot no. 4562 both of the Cid Estate beginning at a point marked “1” on plan, being N 21 deg.
58’E, 457,000 m. from no. 22 Cid Estate; thence S. 9 deg. 40’E, 23. 9 m. to the point 2; S. 78deg 57’W., 26.1
m. to point 3; containing an area of (2,222)square meters. WHEREAS, the BUYER has
offered to buy and the SELLER has agreed to sell the abovementioned property for the
amount of One Million (P 1,000,000.00) Philippine Pesos; NOW THEREFORE

by the vendee to the vendor, the SELLER DO HEREBY SELL, TRANSFER, and CONVEY
by way of Absolute Sale unto the said BUYER , his heirs and assigns,the certain parcel of land
together with all the improvements found thereon, free from all liens and encumbrances of
