4.1 Overview
A. Program:  The minimum recreation program includes
an Exercise Room with exercise equipment, an indoor
or outdoor Swimming Pool, Whirl Pool (Spa) and Sport
Court.
1. Location:  Convenient and with direct access to the
guest elevator without requiring guests to pass through
a major public space. <2> Include the following facility
attributes:
a. Convenient access to public area toilets to permit
shared use of the facility without passing through
public areas.
b. Avoid placing facilities adjacent to Guest Units,
meeting areas or other areas that would cause
disruption.
c. Orient recreational areas with a southern exposure,
to maximize natural sunlight.
d. Consolidate wet functions (pools) into distinct
zones to minimize the migration of water to dry
areas.
2. Expanded Program: Additions to a non-prototypical
recreation program are determined by a market study
and development of an approved Facilities Program.
The following factors will influence the expanded /
“custom” recreational needs:
• Hotel size and facilities.
• Availability of building area.
• Facilities of competing properties in the market.
• Regional practices, standards and opportunities.
• Climate.
B. References:  The “design guideline drawings”, Interior
Design / Décor package, Project Manual Master (PMM
- specifications) and Design Standards model a typical
Residence Inn program. For “custom” and non-typical
projects, see Module <GR> - General Requirements,
“Establishing Hotel Design Criteria” for integrating the
Market Analysis, project Facilities Program, Prototype
documents and Design Standards.
C. Features: Provide the following facility features:
1. Accessibility:  Accommodate guests with disabilities.
2. Acoustics:  64 STC minimum sound rating between
recreational spaces and adjacent Guest Units.
3. Exits:  Permit clear paths of travel to emergency exits.
4. Sanitation:  Plan facilities, detail materials and select
finishes with a high priority for durability, ease of
maintenance and sanitation.

5. Lighting:  Utilize for general illumination of exercise,


and pool areas, utilize warm (2700 to 3000k color)
lighting (not recessed).
D. Controlled Access:  Develop a program to secure the perimeter
of swimming pool and whirl pool (spa) areas throughout
the day based on the following:
1. Marriott Loss Prevention practices
2. Governing codes and regulations
3. No path of egress may travel through the swimming
pool and whirl pool (spa) area.
E. Furniture, Fixtures and Equipment (FF&E):  See requirements in
FF&E manual.
F. Interior Finishes:  See finish material matrix in Module
<GR> - General Requirements and Interior Design and
décor package.

4.2 Exercise Room


A. Program:  Required to support guest exercise activities
24 / 7 with exercise machines and if space allows, stretching
/ lifting benches and stationary / free weights.
1. Location:  Adjacent to swimming pool area and in
close proximity to the Public Restrooms and Guest
Laundry.
2. Size / Area:  Provide maximum quantity of equipment
pieces to comfortably fill the room without safety
clearance issues.
a. 80 sq. ft. minimum for each equipment piece.
b. Room net area is based on selected equipment
quantity from Figure 4-2 below.
3. Ceiling Height: 9 ft. minimum for hotel with 90 to 150
Guest Units.
4. Treadmill Clearance: 4 ft. minimum maintained behind
equipment (6 ft. clear recommended).
B. Equipment:  Provide “health club quality” equipment; not
light commercial or residential quality. Equipment selection
is customized during the project approval process. Include
strength and cardio equipment pieces per the following
table:

1. Cardiovascular (Cardio) Equipment:  Provide the


acceptable pieces listed above.
a. Contact Marriott for equipment models
b. Include a personal LCD TV screen attached to
equipment or on a stand in front, integrated into
equipment’s control panel. of each piece.
2. Strength Equipment:  Provide as recommended by
Marriott on a project by project basis.

3. Location: Position equipment, (see typical floor plan) to


allow direct sight lines to television, mirrored wall and
entry to Exercise Room.
4. Wet Areas:  Do not locate equipment in an indoor pool
environment because moisture, condensation, chlorine and
wet bathing suits degrade and corrode equipment.
5. Accessories:  Provide the following:
• Clock: Wall mount; (battery operated)
• Water Cooler: With cup dispenser (for guest use)
• Waste Container: Basket
• Towel Rack: For clean towels
• Towel Drop Basket: For soiled towels
• Scale (Optional): With mat under
• Television:  Wall mounted to serve weight and bench
users.
C. Features: Provide the following:
1. Mirrors:  Provide along the full length of one wall, floor
to ceiling without electric receptacles in mirror. Place
required outlets below mirror in wall base.
2. Entry Door:  Secure area with an electronic card reader.
Provide wood, non-rated panel half-glass insert door,
to permit passive observation of room activities unless
otherwise required by governing code.

3. Signs:  Provide regulation, safety and graphic signs as


required by the governing jurisdiction; see Residence
Inn approved Signage & Graphics package.
4. Telephone:  <13> House phone, wall mount at
54 inches AFF, near entry door; outdoor in weatherproof
enclosure.
5. Television:  Provide at least one 32 inch flat panel LCD
or plasma television (with remote control), placed high,
in one corner of the space with mounting bracket for user
viewing from strength equipment.
6. Artwork:  Framed artwork per approved décor
package.
D. Finishes:  Where applicable, paint registers, grilles, access
panels, equipment housing, door frames, speaker covers,
and similar equipment to match adjacent surface, unless
otherwise required or prohibited by governing code or this
manual.
1. Floor / Base:  Carpet over padding with painted wood
base.
2. Walls:  Vinyl wall covering.
3. Entry Door:  HPL
4. Ceiling:  Acoustical ceiling tile with a corrosion
resistant Suspension / Grid system.

4.3 Sport Court®


A. Program:  The Sport Court® Game Court is a required
recreation feature of the Residence Inn brand.
1. Location:  In close proximity to pool and hotel building
area and adjacent to the barbecue area.
2. Sizes:  Provide court sizes as directed by Marriott from
the following:
a. 30 x 60 ft.
b. 28 x 46 ft.
c. 24 x 36 ft.
B. Equipment:  Provide the following equipment for Sport
Court activities:
1. Adjustable net system - 1
2. Basketball system with one basketball; locate basketball
goal away from windows and drive aisles.
3. Youth basketball system and basketball - 1
4. Rebounder systems - 2
5. Ball containment nets (as needed to shield drive aisles,
parking lots and windows)
6. Fun Pack:  Provide bag and rack for
each court to include the following: Figure 4-5: Sport Court - Photo
• Tennis rackets - 4; tennis balls - 6
• Tennis paddles - 4; paddle tennis

C. Features:  Provide the following:

access, without requiring guests to
cross through pool or patio areas.
2. Grade:  Surrounding area is flush to
concrete pad with 1% minimum /
maximum slope for perimeter drainage.
3. Landscaping:  See Module <1>.
4. Surface Colors:  Playing area is green;
border is red; striping is white for
tennis and black for basketball.
D. Finishes:  Provide Duragrid surface finish
over crowned concrete substrate with
trowelled finish.

4.4 Swimming Pool and Whirl Pool


A. Program:  A swimming pool is a required recreation feature.
1. Indoor / Outdoor Pool:  Provide either an indoor or
outdoor pool based on the Pool Demarcation Map per
Figure 4-6. A whilrpool (spa) is optional.
a. A demarcation line on the map runs from Santa
Rosa, CA through Denver, CO and Springfield,
IL to Washington, DC. Locations on or above the
line are “northern” or indoor pool areas. Locations
below this line are “southern” or outdoor pool
areas.
b. A “variable zone” 200 miles north and south of the
demarcation line allows for variable exceptions
based on climate, altitude, degree of sunlight and
weather condition. Also, exceptions beyond the
variable zone may be allowed due to unsightly site
adjacencies, offensive site odor, ambient noise and
other unnatural situations.
2. Location:  In close proximity to landscape areas
with visibility from Front Desk / Lobby and Exercise
Room.
a. Adjacent to Public Restrooms or provide one
unisex bathroom in pool area.
b. Avoid cross traffic with major public spaces such
as Lobby, eating areas and meeting areas.
c. Orient pools and sun deck for maximum sun
exposure with the shallow end nearest the guest
entry point.

B. Control and Access Features:  Based on control requirements by


Marriott’s Loss Prevention, restrict access to outdoor or indoor
pool perimeter and recreation areas using one or more of the
following features:
1. Fence:  At other outdoor pool areas provide fence <1>
enclosure, 5 ft. high minimum.
2. Gates:  To limit entry by small children, provide either
an electronic card reader (required for Marriott Managed
properties) or child proof gate hardware (minimum
standard), in compliance with the following:
a. Maximum allowed space between vertical railings is
4 inches.
b. Provide self closing / latching gate with release
hardware.
c. Locate the hardware on the poolside of gate and install
a minimum of 54 inches from bottom of gate.
d. When the hardware is less than 54 inches from the
bottom of the gate, install the device at least 3 inches
below top of gate.
e. Design gate and barrier without an opening greater
than ½ inch within 18 inches of self latching entry
control hardware.
3. Indoor Pools: To limit access by unauthorized persons
and control access at unauthorized times, secure pool area
entries with electronic card readers.
4. Building Egress:  Ensure that emergency egress paths from
building do not enter directly into the outdoor pool area,
but rather lead to a public way.
C. Pool Designs:  Mechanical engineers or a qualified swimming
pool design / build contractor develops the swimming pool
mechanical operation and structural design. See Project
Manual Master, specifications.
1. Standards:  Comply with governing code for climate
and soil type and National Spa and Pool Institute (NSPI)
standards for pool depth unless superseded by governing
jurisdiction.
2. Accessibility:  Design pools for use by guests with
disabilities.
3. Transfer Lift:  Provide at each swimming pool and whirl
pool, with the following features:
a. Stainless steel fabrication with weight capacity of
400 lbs.
b. Design for 360 degree swivel action with extension to
provide 5'-2" lifting range.
c. Mount in recessed deck sleeve with nylon bearing.
d. Provide sling to support person into and out of pool
water.

e. Comply with ADA guidelines, governing accessibility


codes and regulations.
4. Safety:  A prime design objective is providing safe
recreation pools and secure associated pool areas.
a. Access Control:  Secure pool area with a fence and
gates; see “Control and Access Features” above.
b. Lifeguard Stands:  Not required, unless mandated by
governing jurisdiction.
c. Signs:  Provide regulatory / safety and “No Diving”
sign(s). Comply with Residence Inn Signage &
Graphics package.
5. Pool Entry:  Provide two dedicated entrances with primary
access point toward shallow end of pool.
6. Structure:  Concrete structure of “Gunite” or “Shotcrete”
methods with pool plaster and tile at the waterline.
7. Minimum Size (Pool):  See guideline drawings for pool
plan.
8. Pool Depths:  Configure primary swimming pool to
facilitate simultaneous usage by lap swimmers and
recreational bathing. Area allocated to minimum Pool
Depth is approximately 15 to 20 percent of the total pool
area.
a. 3'-0" minimum
b. 5'-0" maximum
c. 1:10 (10%) maximum Slope of pool bottom.
9. Diving Boards: No diving depth; do not provide boards.
10. Pool Perimeter:  Fully accessible for general maintenance
and life saving / rescue purposes; include skimmers.
11. Access:  Include stair access with handrails at shallow end
of pool with additional stairs or ladders every 75 ft. round
pool perimeter. Include railings for each set of stairs.
12. Steps:  Make level change obvious by providing 2 inch slip
resistant edge, contrasting in color on horizontal nose of
each pool step and bench.
13. Coping:  Provide a precast or cast-in-place concrete coping
band (in 2'-0" modules) at the pool edge. Utilize “handgrip”
style coping profile.
14. Deck Drains:  Include continuous perimeter and flush to
deck away from coping at a slope of not less than 1% and
not greater than 4%.
15. Deck Area:  At outdoor pools, provide light broom finished
concrete with 0.60 (wet / dry) minimum coefficient of
friction factor.
a. Textured finish to prevent heat build up in areas with
hot climates (otherwise provide coating for the deck).
b. Smooth steel trowelled concrete finish and wood
divider strips are not permitted.

16. Accessories:  Slides, swimming tunnels and bridges


are prohibited.
17. Lighting: Provide underwater lights with residual
current, timer controlled circuit protected and on
emergency circuit.
18. Finishes:  Slip resistance coefficient of 0.60 (wet / dry).
a. White marbleized plaster finish on concrete or`
fiberglass coating.
b. Ceramic tile between water line and underside
of coping with integral depth and “No Diving”
markers.
D. Indoor Pool: When required, comply with the “pool design”
criteria above plus the following:
1. Heated; maintain 82º F (28º C).
2. Interior Finishes:
a. Floor / Base:  8 x 8 inch porcelain tile floor and
compatible tile base.
b. Deck Area Flooring:  Concrete with light broom
finish; 0.60 (wet / dry) minimum coefficient of
friction factor including copings and tile finishes.
c. Walls:  Provide porcelain tile wainscot with
accent ceramic tile border on water resistant base
material.
• Water based acrylic epoxy finish above
wainscot.
• Vapor barrier as applicable to regional design.
• Full height framed glass / glazing.
• No recessed fixtures that penetrate ceiling.
d. Ceiling:  Water resistant cement board with paint
finish.
• Include vapor barrier in ceiling assembly.
• No perforations in the ceiling surface.
E. Whirl Pool (Spa): When required, provide similar construction
as swimming pool.
1. Location:  In close proximity to deep end of swimming
pool, indoors to provide a water amenity in all weather
conditions.
a. Exceptions may be allowed in southern Florida,
southern California and extremely arid climates
with limited rainfall (e.g., Arizona).
b. 4'-0" minimum clearance from columns and 5'-0"
minimum from walls.
c. Recess into surrounding deck area.
2. Size / Area:  See Design Guideline Drawings for plan
an configuration.
3. Coping:  Solid pre-cast, with a handgrip profile.

4. Spa Depth:  3'-0" minimum / maximum.


5. Equipment:  Locate whirlpool mechanical equipment
in a designated room (see below).
6. Pool Heating:  Include heating equipment to maintain
102º F water temperature with an in line thermometer
graded in 2 degree intervals installed in the filter room
between the whirlpool and heater.
7. Slip Resistance Factor:  0.60 (dry / wet) for decks,
copings and pool floors.
8. Drains:  Provide continuous drains; Include the following:
a. Two circulation drain inlets, at least 3 ft. apart
(but tied to one another) to drain (suction) line
with securable grate to avoid suction trapping.
b. Screw type bottom drain with antivortex grate.
9. Plumbing Fittings:  Non-corrosive fittings and nozzles.
10. Air Injector:  Installed for jet action during whirl pool
use.
11. Timer Control Switch:  Provide a guest accessible
15 minute timer control switch to activate the whirl
pool’s pumps and air injector. Locate the control out
of reach of bathers in the whirl pool and within reach
limits of governing accessibility codes.
12. Emergency Stop Control:  Provide an emergency stop
button to deactivate the jet circulation, pumps and air
injector. Locate adjacent to timer control.
13. Signs:  Include regulatory and safety plaques; see
Residence Inn Signage & Graphics package.

F. Pool Depth Markings:  At swimming pools and whirl pools,


indicate water depth in feet and inches, using inset tile, at pools
and spas. Paint-on characters are not acceptable markings.
Place markings as follows:
1. Spacing:  10'-0" maximum intervals and arranged
uniformly at irregularly shaped pools.
2. Depths / Shapes:  At maximum and minimum depths;
points of slope change and at every 1 ft. of depth increment;
also place at major deviations in shape.
3. Letters / Characters:  4 inch minimum height characters
for measurements with feet (ft.) and meters (m) in smaller Figure 4-8: Example:
characters to fit on single, 6 inch tile. Provide characters Letters / Characters on Tiles
in contrasting color to tile. “NO DIVING” international
symbol may be on a single tile adjacent to depth markings.
See example and Design Guideline Drawings for tile
arrangement.
4. Vertical Surface (under Coping):  Place in uppermost
position; easily readable from waterside, and contrast with
waterline tile and coping.
5. Horizontal Surface or Deck Facing Water:  Place within 18
inches of water's edge (or on the grate) and position for
reading while standing on deck facing the pool water.
G. Pool Mechanical Operation - General:
1. Safety Features:  Design and construct pool details, drains
and equipment to prohibit hazards from tripping, slipping
and trapping clothes, hair or people.

a. Provide recirculation pumps and whirl pool pumps


with a minimum of two floor intakes placed at least
1.2 m (4 ft.) apart or other means to avoid suction
trapping.
b. Provide suction and circulation devices to prohibit
trapping and injury to people.
c. Include recirculation, filtration, chlorination and
pumping systems to maintain water in a clear, sanitary
condition with a minimum amount of maintenance.
d. Provide electric timers to control the operating hours
of pumps and equipment.
2. Pumps:  Provide multiple pumps, dedicated for each
swimming pool, whirl pool (or spa), for recirculation to
maintain pool temperature and filtration. At whirl pool
provide a jet pump for increased water action during
whirlpool use.
3. Filtration Treatment:  Provide a separate system for each
pool or whirl pool.
a. Treatment:  Provide bromine feeders for water
treatment, where approved for use.
b. Chemical Treatment:  Automatic, adjustable injection
system with test kit.
4. Heater: Natural gas type required for whirl pool. Heating
required for swimming pools unless outdoor climate
maintains water above design temperature.
5. Design Temperatures: Provide the following constant
temperatures:
a. Pools:  82º F
b. Whirlpool:  102º F.
c. Temperature Rise:  0.5º F per hour.
6. Return Inlets: Provide whichever is greater:  Rate of
1 per 600 SF total pool area or 1 per 15,000 gallons of
pool capacity; see the PMM (Project Manual Master)
specifications.
H. Swimming Pool/ Whirl Pool Equipment Room:
1. Location: Close as possible to swimming pool and whirl
pool (spa) and away from guest units, meeting rooms and
other public spaces.
2. Area:  Dependent on pool size; 75 sq. ft. minimum.
3. Drain: Provide a sump and other positive drainage.
4. Storage / Maintenance:  Provide storage space that is
separated from the pool mechanical room for maintenance
supplies and equipment. Avoid moving pool equipment and
water treatment materials through public spaces.
5. Eye Wash Station:  Fully plumbed, OSHA approved eye
wash station required. Connect directly to a tepid water
supply line. <15>

6. Floor:  Concrete, stained and sealed with slope surface


area to drain.
7. Wall / Ceiling:  Provide water resistant materials and
painted finish.
8. Phone Jack:  Provide for pool chemical monitoring.
I. Swimming Pool/ Whirl Pool Equipment:
1. Deck Equipment: Include the following:
• Stair Hand Rails (Deck Mounted at Top)
• Life Guard chair (if required by Code)
• In-deck sleeve and portable accessibility lift
• Deck Anchors (for Pool Cover)
• Escutcheon Plate
2. Maintenance Equipment:  Include the following:
• Pool Cleaning System (including vacuum cleaner
head swivel wheel, hose and telescoping pole)
• Curved Wall Brush
• Deck Swab
• Utility Pole
• Algae Brush
• Brush Stabilizer
• Pole Adapter
3. Safety Equipment:  Include the following:
• Life Buoy:  Provide 2
• Shepherd’s Hook: Mount on fence or wall.
• Life Hook
• Life Hook Pole
• Life Hook Pole Adapter
• Back Board
• Ring Buoy: 50 ft length or width of pool throw line,
whichever is longer.
• First Aid Kit
4. Cover:  Provide mesh type pool cover for Swimming
Pool and Whirl Pool (Spa).
J. Pool Decks & Terraces:  For areas beyond the immediate pool
deck surround, see prototypical drawings, include the
following as applicable to the specific project scope for
indoor or outdoor pools.
1. Design:  Compatible with design concept and quality
level of project.
2. Landscape:  Provide landscaping at outdoor pool and
sunbathing deck areas that is appropriate to the climate,
space available and project concept. Use landscaping
to provide quiet and public areas and shady and sunny
zones. At indoor pools limit landscaping to maximize
natural light available to support live plants.

3. Walkway Access:  Paths to pool; 5 ft. wide to allow


two persons to pass or walk side-by-side.
a. Deck:  10'-0" minimum clearance between coping
and landscape buffer (see Module <1> for details
on landscape buffers in and around the pool.).
b. Pool and Sun Deck (Combined): Minimum area
of 1,200 sq. ft. Textured finish to minimize hot
surface in hot climates.
4. Deck Slope:  Slope away from pool to deck drains.
Minimum slope 1:100; maximum slope 1:50.
5. Deck Finish:  Light broom finish in a diamond pattern.

staining and maximize cleaning ability.
b. Slip-resistantance of 0.60 (wet / dry).
6. Deck Joints:  Seal deck joints with color matching
polyurethane sealant. Do not use wood divider strips.
7. Shower / Footbath:  Include outdoor shower / footbath,
only if required by governing regulations.
8. Toilets:  If not immediately accessible to the public
toilets, include separate men's and women's toilet
facilities.
9. Plumbing Fittings / Nozzles: Noncorrosive for wet
environment.
10. House Phone: Mount on fence in weatherproof box at
entry gate.
11. Vending Machines:  Not allowed in pool area.
K. Deck / Terrace Furniture:  Include stackable deck furniture as
follows:
1. Chaise Lounge Quantity:  1 per 20 keys. Warm
climates and resorts may require higher quantity based
on demand.
2. Additional chairs, tables, and umbrellas; quantity based
on facility size, market demand and location.

4.5 Patio
A. Program: Provide an outdoor patio with barbeque for
scheduled guest use and supervised by property staff.
1. Location:  In close proximity to swimming pool and
within view of the Front Desk / Lobby area.
2. Size / Area:  200 sq. ft. minimum; square, rectangular
area is preferred.
3. Landscaping:  See Module <1>.
B. Barbecue Area: Provide within Patio area.
1. Cooking Grill:  UL rated gas cooking equipment,
approximately 2 x 4 ft.
2. Fuel Supply: Provide gas supply line to unit when
available or use optional portable grill with bottled fuel
supply.
C. Firepit: Provide a permanent masonry firepit as follows:
1. Location: In Patio area away from structure coverings
or decorative elements above the area defined by a 10 ft.
radius from the firepit center.
2. Size: 66 inch diameter with 12 inch thick masonry,
stone faced circular wall 24 inches high and 12 inch
diameter flame area with sand / gravel fill area. Design
pit with drain.
3. Fuel Supply: Gas; similar to barbeque area requirements;
include the following:
a. Locate supply valve and ignition switch in a
secure lockable door panel enclosure adjacent to
and within line of sight of fire pit.
b. Emergency shut off, readily visible, located on
fire pit side wall.
c. Automatic gas shut off, when flame is
extinguished.

safety signage as follows (see “Graphics” below):

6. Approvals:  Obtain fire and building agency approval
from governing jurisdiction.
D. Finishes: Patterned concrete surface; ½ % maximum slope.
E. Signage / Graphics:  See the PMM for signage specifications.
Mount operating / safety instructions on grill and pit
assemblies in an obvious and clear location as directed by
Marriott.
F. Furniture, Fixtures & Equipment: Provide chairs and tables
with umbrellas and bases; see interior design specification
index for types and quantity.
G. Lighting <15>:  See exterior lighting in Module <1>
