GENERAL REQUIREMENTS:

SUMMARY OF WORKS

GENERAL CONDITION:

1. In the interpretation of these drawings, indicated


dimensions shall govern and distances or sizes shall not be scaled for construction
purposed, unless otherwise indicated.

2. The contractor shall coordinate with the AR, SE, EE and


other utility and equipment plans for the exact size, number and locations of opening thru
floor slabs, beams, columns and walls.

3. All reinforced concrete work shall be done in accordance


with the ACI 318-95, Building Code and all
structural steel work shall be done in accordance with AISC specification (latest edition)
in so far as they do not conflict with the local building code requirements.

I. SITE PREPARATION/SITE WORKS

1. The site shall be cleaned of all obstructions prior to construction. Stake-out shall be
set according to established lines and grades.

2. Termite control:

a. Engage a licensed professional pest control operator, for application of soil


treatment solutions.

b. Comply with manufacturer’s instruction and recommendation for work,


including preparation of substrate application.

c. Surface preparation – remove foreign matter, which could decrease


effectiveness of treatment on areas to be treated.
d. Provide a working solution of one of the following chemical elements, like
chlordane, aldrin, reptachlor, or other solution as recommended by applicator
if acceptable to local governing authorities.

e. Only soil treatments not injurious to planting are allowed.

3. a. All excavation works shall be properly maintained and protected until after
concrete is poured and backfilled.

b. Provide temporary removal of water from any source. Dewatering shall be


carefully performed to avoid disturbal of foundations and slab bearing surface.

4. All backfilled area shall be thoroughly compacted to the desired degree and
elevation.

5. All excess material shall be disposed off properly.

II. MASONRY WORKS:

1. Use 6” concrete hollow blocks for exterior walls and 4” CHB for interior walls. All
6” concrete hollow blocks should be load-bearing type.

a.) The mortar mix to be used shall be one (01) part cement and three (03)
parts sand. No re-tempering will be permitted if mortar stiffens because of
premature setting. Discard such materials, as well as those which have
not been used within one hour after mixing.

b.) Mortar aggregates – natural river sand, clean, free from soluble salts and
organic matter, graded from dine coarse, compatible with the thickness of
joints in which used.

2. Lay units in common bond with uniform coursing and joining. Joints shall be of
uniform thickness, approximately 3/8” tooled concave where exposed and flush
cut where concealed.

3. Use ps grade 230 as reinforcing steel bars for all concrete hollow block
construction.

4. Provide all scaffolding required for masonry work including cleaning down.
Remove upon completion.

III. CARPENTRY AND JOINERY:

1. This section shall consists of wooden, ceiling nailer, studs and other which may
form part and is necessary to complete the work.

2. Lumber shall be the approved quality, well seasoned, thoroughly dry and free
from large, loose or unsound knots, saps, shakes and other imperfections
impairing its strength durability or appearance.
3. Rigidly construct all wood framing true to lines, levels and dimensions and
adequate brace and anchor or secure. Nail and otherwise anchor as shown in
accordance with good practice.
4. Ample supply of rough hardware required for the proper execution of all roughs
and finished carpentry and mill work. This includes fastening for finish, bolts for
rough bucks or other frames, and other anchors as required for al carpentry
works.
5. For ceiling: Gypsum board in metal frame, gaza tape and boral for joining.

IV. ARCHITECTURAL FINISHES:

1. Glass and Glazing:

a. For frameless double swinging glass door: use 1/2” thick clear tempered
glass, fasten by patch fittings. This must be done by skilled glass
installer.

b. For display cabinet: use 1/8” thick mirror with silver screw as fastener.

c. Remove excess putty with putty knife.

2. Tile Works:

a. Apply adhesive in accordance with manufacturer’s recommendation.

b. Install tiles in such manners that each tile is in contract with each
adjacent tile and that the entire under surface of each tile will be securely
bonded.

c. Apply ABC tile Grout for tile filler.

V. PAINTING:

1. Exterior wall finish:

a. Remove all loose grit or mortar contaminants, dirt, oil, grease, dust and
other deposit, prior to application.

b. Treat new masonry with masonry neutralizer, when dried, apply acrylic
emulsion as surface preparation for latex paints.

c. Apply textures paint finish either by spray or by brush.

2. Interior wall finish:

a. Masonry:

1. Surfaces should be dry and clean free from loose grit or mortar, dirt and
other foreign matter.

2. New masonry should be treated with masonry neutralizer.

3. Minor cracks in masonry surfaces as well as surface imperfections


should be puttied with patching compound mixed into putty consistency
with latex after primer is dry.
4. Apply first and second coating with perma coat latex white then final
coating of desired techni-coat paint.

5. Either by spray of brush.

b. Wood:

1. Rough wood should be sanded and dusted putty minor surface defects
with lacquer spot putty after wood primer is dry.

2. Sand puttied surfaces and then dust off sue techni-coat multi color paint
as final coating.

3. By spray, only for duco finish.

c. Metal:

1. Metal surfaces should be free from rust, oil and other foreign matter.

2. Apply metal primer and when dry, putty surface defects with lacquer spot
putty, sand puttied surfaces and dusts.

3. Final coat with multi color paint through brush or spray.

VI. ELECTRICAL:

1. All electrical herein included shall be done according to the provisions of the
latest edition of the Philippine Electrical Code. The Laws and ordinances of the
local government authorities.

2. Service entrance shall be single-phase, 3 wires 220 volts, 60 hertz.

3. There shall be only one service drop to the proposed building.

4. The minimum size of wires and conduits to be used shall be 3.5mm 2THHN and
15mm trade size respectively.

5. All wires are copper, annealed and insulated for a minimum working pressure of
800 volts.

6. Provide adequate equipment ground.

7. Branch circuit wirings shall be rigid polyvinyl chloride (PVC) conduits and
intermediate metallic conduits (RSC) for service entrance.

8. All materials and equipments to be used shall be brand new and of approved
type for the location and purposes.

9. All works shall be done under the direct supervision of a duly licensed Electrical
Engineer.
