1.0 INTRODUCTION

This assignment is intended to highlight the students with an in-depth


knowledge and to apply the principles of specification, its forms and usage. The task
requires students to investigate the areas of “Building Specification”. A suitable case
study which is retrieved from the organization’s website (local or overseas) or via
online interview or survey must be chosen and carried out.

Specification document is a written document describing in detail the scope of


work, materials to be used, method of installation, and quality of workmanship for a
parcel of work to be placed under contract; usually utilized in conjunction with working
(contract) drawing in building construction. Specification can be used as a guideline for
tender and contract affairs.

After much discussion and consideration, our group decided to choose Mydin
Anjung Bazaar, Nusajaya as our case study. We are required to explain and give detail
of the specification for the Shopping Mall Building based on the following element:

• Floor Finishes

• Internal & External Wall Finishes @ Façade Design

• Roof Finishes

2.0 ABSTRACT

We were assigned to investigate and analyse the building specifications in terms


of floor finishes, roof finishes and internal or external wall finishes @ facade design of
a shopping mall, which we decided to choose Mydin Anjung Nusajaya as our case
study. We were able to understand and gain knowledge of the principles of
specification, its forms and usage. Apart from that, we are also able to discover how to
prepare a specification document.

3.0 OVERVIEW BACKGROUND OF THE BUILDING

Mydin anjung Bazaar is a shopping mall that is situated at Persiaran Ledang Height,
Nusajaya, Johor. This shopping mall was built in 2010 and began operating fully in 2011. It is
one of the buildings that is among the area of Anjung Neighbourhood Centre, A retail strip
mall at the heart of Nusajaya, with Mydin Anjung Bazaar as its centre.
Mydin Anjung Bazaar is a mixed development located in Nusajaya, Johor. It is
surrounded by numerous facilities ranging from entertainment to sports. Among them is
LEGOLAND Malaysia, Meridian @ Medini, Velodrome Iskandar Puteri, EduCity Iskandar
that houses international educational institutes and many high-rise condominiums and
residences.

The shopping mall is a one- storey building with the retail space area of approximately
200,000 sf. It consists of the in-store shopping area, food court and department stores such as
Bubble bee, Cool Blog, Watsons, and Subway. The operating time is from 9 a.m. to 11 p.m. on
weekdays and weekends, with Wednesday being the day most people prefer to visit this mall.
People usually spend 30 minutes to 2 hours here, whether to go shopping for groceries,
having lunch, or even just stopping by to grab some snacks and refreshments. This mall is also
secured by 24- hour security, CCTV and Metro Parking services.

As it is located strategically at a commercial area, a lot of people such as students and


office workers often visit it during lunch hours to enjoy their lunch at the food courts that
provide reasonable prices. In fact, the food courts are always buzzing with shoppers, customers,
and visitors even outside of lunch hour. Thus, with many ongoing developments that will be
completed in the area around Mydin Anjung Bazaar, the number of visitors is expected to
increase over the time.

4.0 FLOOR FINISHES
4.1 “What is Floor finishes ?”
Floor finishes can be described as the top layer of flooring. To be
specific, it is the layer on which you step, used to permanently cover the floor.
Floor finishes can include marble, wood, tiles, glass, natural stones, and more.
The selection of floor finishes depends on the usage and location of the works.
Generally, there are three main categories of flooring products:
• Residential – designed for family room, kitchen, living room, dining room,
bathroom, bedroom, foyers, and home office. Products include ceramic tile,
granite, laminate, and wooden floors are usually used in this category.
• Commercial – designed for retail, light industrial, office, educational, and
other commercial settings. Usually, products used in this category are
ceramic tile, laminate flooring, and wear-resistant carpets.
• Industrial – designed for factories, warehouses, etc. Products used usually
include ceramic tile, vinyl tile, and granite.

4.2 TYPES OF FLOOR FINISHES


In Mydin Anjung Bazaar, there are a few sections of area:
• Dry area such as clothing section, dry food section, toys section, and more.
• Wet area such as groceries section, seafood section, kitchen in the food
court, and toilet.
• Food court.
• Counter payment.

This shopping mall building applies homogenous tiles as its floor


finishes. Homogenous tiles are a type of porcelain tile. Porcelain tile is more
durable and suitable for indoor and outdoor use because it is denser and less
porous. This kind of tile is suitable for shopping mall buildings because it
anticipates heavier traffic.
Dry goods and wet goods areas used the same design of homogenous
tiles. Non slip tiles are used in this area for safety purposes which is to avoid
the risk of slipping. While in the food court area, there are three different colours
of homogenous tiles and they may be for decoration purposes. Lastly, white
colour of homogenous tiles has been applied in the counter payment area. From

the pictures attached below, the standard size of the homogenous tiles at dry
goods and wet goods section is 100mm x 100mm while for the food court
section and counter payment section are 300mm x 300mm.

In short, the selection of floor finishes to be used need to be chosen


wisely depending on the usage and location of the works. For example, non-slip
tiles are much suitable and appropriate to be used at wet areas to avoid anybody
from falling. This is important because as everyone knows, floor finishes are
the layer on which everyone steps and walks. It will be dangerous to the user in
terms of safety especially in this case, to the customer in the shopping mall
building. With the existence of specification, the standard and suitability of the
floor finishes will be specified so that the floor in the shopping mall building is
guaranteed safe to be used.

5.0 INTERNAL AND EXTERNAL WALL
5.1 “What is wall finishes ?”
As the name “Wall Finishes” itself suggests that it is finish given to the
wall to enhance the interior or exterior look of the structure. Wall finishes used
for the interiors are quite delicate and need maintenance. Interior finish consists
mainly of the coverings of the rough walls , ceilings , and floors , and installing
doors and windows with trim and hardware. Wall finishes provide a decorative
skin to conceal building components including structural members , insulation
, ductwork , pipes, and wires. Another than that , good wall finishes are plumb
and straight. Surface may be smooth or textured and better wall finishes are
durable. Some wall finishes are versatile , taking decorative finishes such as
stain , paint, or wallpaper readily. Lastly , walls may make a decorating
statement , or may be simply background. In some cases , the combustibility of
wall finishes may be an issue. In kitchens and bathrooms , resistance to water
damage is an asset.
5.2 WHAT IS INTERNAL AND EXTERNAL WALL FINISHES
Internal and external wall finishes are important that finishing
operations are carried out in the right sequence. Next , it is important that care
is taken to prevent damage once a finish is applied , also a good standard of
workmanship is required. Background for finishes must be allowed to dry
properly before a finish is applied. Before selecting a finish, thought must be
given to many factors such as use of building , abuse, and maintenance.
Finishes fall into two categories which is self-finish or applied finish.
Then , wet finish or dry finish. Applied finish is a finish which is applied on
site. Next , self-finish is a finish which is inherent in the material and does not
have to be specially applied on site. Wet finishes are one of the major problems
with wet finishes is that considerable “drying out time” is required for the
building plus expansion or shrinkage problems with timber components.
Examples of wet finishes is plaster , paint, and wallpaper. Then , dry finishes
are the greatest advantage of dry finishes when compared to wet finishes is that
no shrinkage will occur during the dry out process. A dry finish should be
uniform in colour , size and be true to shape. The application of dry finishes
does not prevent occupancy of the building.

5.3 Type of Wall Finishes that this building used?
5.3.1 Paint
Paint is any composition of pigmented ink, liquefiable, or rigid
mastic that transforms to a solid film after application to a substrate in a
thin layer. It is most widely used to protect objects, to colour them, or to
provide texture. In many colours and in many different forms, such as
watercolours or synthetics, paint may be created or bought. Usually,
paint is stored, sold, and added as a liquid, but most kinds dry into a
solid. Most paints are either oil-based or water-based, each of which has
distinct features. For one, dumping oil-based paint into domestic drains
or sewers is illegal in most jurisdictions. For water-based paint, solvents
for cleaning are often distinct from oil-based paint.[1] Water-based
paints and oil-based paints are cured differently based on the exterior
atmospheric temperature of the painted material (such as a house.)
Based on my study , this mall is using wet finishes which is paint
in the wall. So wet finishes are the one of the major problems with wet
finishes is that considerable like drying out time is required for the
building plus expansion or shrinkage problems with timber components.
This internal wall finishes are using paint because the objectives of
painting wall are to preservation , appearance, and hygiene. A painting
system for a given material usually consists of primer , undercoat, and
finish coat. Primer adheres well to the background and evens out the
surface porosity. With ferrous metals , controls rust. Care must be taken
to choose suitable primer for the material to be covered. Undercoat
adheres to the primer , builds up the paint thickness and obliterates
surface irregularities. The undercoat should bring the surface to a
suitable colour for receiving the finishing coat. Two coats of undercoat
are usually required. Next , finish adheres to the undercoat and
protective layer , colour, and surface texture.
Lastly , the wall also using cement plastered finish. It is prepared
in the form of mortar with cement , sand and water in proper proportions
and applied on masonry manually to achieve a smooth finish or sand
faced finish.

5.3.2 Glass Wall Covering
Glass has become an increasing popular choice for splash backs
and glass wall coverings in recent years, due to its polished high-end
finish and versatile style. Hardwearing and easy to maintain, it looks
smart and sophisticated for many years. The bespoke design options we
offer, our cutting-edge techniques, and the precise fit we achieve ensure
that Tricolour glass lends a luxury look to every style of interior.
Magnetic glass wallcoverings give you an extremely flexible
means by which to display all sorts of notices, drawings posters and
other forms of artwork. Magnetic wallcoverings allow walls to become
functional working areas when needed but are unobtrusive and blend
into a room’s surroundings at other times. Magnetic glass wallcoverings
are used by many architects, education establishments like schools,
colleges and universities, hotels, and marketing companies for areas
where they want to display their work or projects. The main benefit of
magnetic glass wallcoverings is that they do away with the problem of
damaging your wall paint or wallpaper with sticky pads, tape and
drawing pins. Magnetic glass wallcoverings are made by encapsulating
steel powder between two types of glass fabric to create a substrate to
which magnets will adhere. Once applied to the wall you simply paint it
the colour of your choice. Better still, the glass wallcovering can be cut
and shaped to meet your specific requirements.
Lastly , based on overview of the mall show that the exterior wall
that used a glass wall cover as main door. This mall used this glass wall
covering because the form of a mirror , which reflects light. Also, it can
make a room or corridor appear large because they want to put their
marketing in there.

5.3.3 Metal and Aluminium Cladding


Cladding is a term given to an outer layer that is bonded to a
core, or inner layer. Metal cladding is specifically used to describe a
metal outer layer—cladding—that is bonded to a core metal material.
The outer and inner metals are typically dissimilar.

We find that the Metal cladding is used extensively in
manufacturing because of the potential for cost savings. For example,
the U.S. Mint utilizes a metal cladding process to manufacture coins.
Dimes, quarters, half-dollars, and dollar coins are clad. The core and
cladding of these coins range from manganese brass, copper, alloy
metals, nickel, and zinc, while the cladding on the outsides may be
copper, nickel, or a mix of metals, called an alloy. When certain metals
are scarce more costly to obtain, metal cladding makes it possible to use
a much lower percentage of that metal, while bonding it to a plentiful,
less expensive metal.
Lastly , there are different types of this type of cladding, based
on my study about this mall using metal cladding. the most common
cladding material used in commercial building such as business parks
and offices. All metal cladding types are easily decorated according to
the client’s demand. Steel cladding is commonly used for commercial
purposes as it is a strong, durable material, it is low maintenance and is
very pleasing on the eye. However, it can be expensive therefore
unfavourable on a tight budget and has poor thermal insulation
performance. Aluminium cladding is also popular as it is very
affordable, requires low maintenance and is easy to install on site. On
the other hand, this material can look cheap if designed incorrectly and
is easily damaged. Like steel, aluminium also offers a very low thermal
insulation performance to a building.

6.0 ROOF FINISHES
6.1 “What is Roof Finishes?”
Roof is a top protection of a building involving all materials and
construction to support it on the walls or on upright. It protects from rain, storm,
snow, excessive temperatures, or any kind of seasonal weather. There are tons
of shapes and types of roof; flat, Dutch, hip, gable, pitch etc. Selection of shapes
of roof is based on various reasons. For instance, type of building, maintenance,
framework, cost, appearances, material availability and climate change. All of
these can be simplified as roof finishes which later will be selected by the
contractor that have been advised by the consultants comprise of engineer,
architect, and quantity surveyor.

6.2 ROOF FINISHES OF MYDIN ANJUNG BAZAAR


Mydin Anjung Bazaar has 2 sections which consist of the main shop
(Mydin) and other shops attached to it. Mydin Anjung Bazaar, they are using a
flat roof as the design structure from the outside. They chose a flat roof as the
finishing due to cost effectiveness and more practical compared to pitch roof for
a commercial building. Pitch roof commonly used for residential areas or small
areas of building. Mydin Anjung Bazaar also does not have gutters since its roof
is flat and to assist with drainage, they have water abatement provided on it. The
A/C units are put on top of the roof since it is suitable with its design (flat) which
gives extra spaces for storage. The material that has been used for the roof is
metal roofing in blue. Blue is the symbol of Mydin regardless of which
branches. . Type of paint that they have selected is acrylic latex paint. This is
because this material is a mixture of 2 materials comprising oil based alkyd
paint and galvanized metal primer which gives extra looks and ensures that the
paint stays still on that surface because of how strong the paint is adhered to it.

To point out the best selection for a material, there’s a lot of


parties and factors involved. To illustrate, cost and well functional
products are the biggest and main priority because it will determine the
looks of a building. Selection for a finishing part is not that piece of
cake, one must be meticulous to make sure the material is valuable and
worth to buy. While as for roof finishes, the owner as well as the
consultants really pay attention to it as to ensure the building gives
stunning and charming looks by choosing a flat roof and hiding the
drainage system. Keeping an identity as what Mydin did is the best
solution to help people memorize them. For example, most of their
finishing is using blue paint colour which includes their roof.

7.0 RECOMMENDATION
Shopping malls make up some of the most important cultural icons in our
nation. With thousands of visitors each day, shopping malls welcome more guests daily
than most hotels. For that reason, shopping malls requires specific floor, roof, and wall
requirements.
7.1 Floor finishes
As we know, the shopping mall applies homogenous tiles which is
porcelain tile for the wet place. There are many benefits to choosing porcelain
tile, not the least of which is the fact that it is a stylish and durable way to
provide the mall with waterproof flooring. Porcelain tiles comes in many
shapes, sizes, and colours. We can even purchase porcelain tile that looks like
stone or wood. We also know that the mall’s tile has been certified as “slip-
resistant.” Another way to negate a slippery-when-wet tile is to use smaller tiles.
The additional grout lines will add traction. To best maintain your waterproof
floor, make sure that grout lines are tight when laying the tile to avoid letting
moisture through.
But for the dry place, I recommend using the laminate flooring
compared to porcelain. This is because porcelain tile is the most cost effective
of the tile types. Laminate flooring is the most suitable of floor finishes at the
dry place. Laminate floorboards are thin, ranging between 6 and 12 mm. The
heavier laminates have more tightly compressed core boards resulting is a
denser core board, which is stronger, and this is generally a good indication of
quality. Laminate flooring also can give more advantages. Laminate flooring is
extremely durable. It is protected by a tough external layer and resin coating, a
laminate floor is much stronger and more scratch-resistant, impact-resistant and
longer lasting that any hardwood, vinyl, or carpet. Laminate flooring is stain,
fade, and moisture resistant. Most laminate flooring manufactures offer
extensive warranty protection against stains, fading, and moisture damage.
Laminate flooring is easy to clean and maintain. Laminate’s superior stain and
moisture-resistant surface coating makes spills and other messes easy to handle.
This special surface does not require waxes or varnishes to keep it looking great.
Laminate flooring is economical. Not only is laminate flooring generally less
expensive than other hard surface floors to start with, but when its durability
and longevity are considered, it becomes a particularly economical choice.

7.2 Wall finishes
For the internal wall finishes, wet finishes have many disadvantages
compared to their advantages. So, I recommend for the wall finishes to use
drywall. We can know that the wet finishes need the time to dry. It is also had
the expansion or shrinkage problems with timber components. It is difference
with the dry finishes. One of the drywall types is plasterboard. The benefits we
can get is more cost-effective. If we working to a strict budget and the cost of
materials is of paramount importance, drywall plasterboard is the sensible
choice. Drywall plasterboard can be applied with zero mess or fuss, cut to size
before its delivery on-site, minimising disruption. Besides, it is faster to
assemble. With pre-cut plasterboard profiles, drywall contractors can very
efficiently hang drywall with exceptional speed. Another important benefit if
time is of the essence. It’s also had Greater design flexibility. Although some
may argue that a traditional plaster wall offers a texture and feel to properties
that no other wall can match, it’s important to note that drywall offers huge
flexibility in terms of wall designs and shapes – perfect for more contemporary
environments.
For the external, I recommend applying metal wall panels. Metal wall
panels are a popular trend in many commercial, residential, and industrial
building applications. They can be made using different types of metals such as
aluminium. Some of the reasons why metal wall panels are more popular and
effective exterior wall systems than other materials are they can be more
visually appealing. They can come in a variety of beautiful colours, finishes,
and patterns, providing many buildings with even more curb appeal. For their
durability, Metal is a strong material, and metal wall panels hold up well under
normal wear and tear. Metal wall panels do not ding easily, and as a result, will
remain beautiful for years. Lower costs on installation/maintenance. Due to the
durable nature of metal, these wall panels require little maintenance after being
installed. They are also relatively lightweight, and as a result, are quicker to
install, allowing you to save money on installation and maintenance costs. Eco-
friendly, Metal wall panels are a sustainable and eco-friendly material, and the
metal used in the panels can be recycled after serving its purpose. Fireproof and
Rain Screen, using metal in wall siding, can help act as a barrier against an
active fire depending on the kind of metal wall panel that is installed. Some

panel types can help keep rain from getting into the building’s structure and
spreading once inside.
7.3 Roof finishes
For the roof, this shopping mall is applied the metal flat roof. Metal flat
roof is the one of type of roof that most suitable to applied compared the other
types. Metal roofing sheets are made from copper, aluminium, steel, or alloy,
and are sturdy enough to last up to 50 years. They can also withstand high winds,
insect attacks, mildew, rot, and fire. Since metal is made from sustainable
materials, they are recyclable and environmentally friendly. In fact, at least 30%
of all metal roofs are made from recycled materials. Some metal roofs are even
constructed from recycled materials. Additionally, metal roofs are highly
reflective. This is a great feature for building who want a roofing material that
helps to cool the home’s temperature and one that can also reduce energy bills.
But metal roofs are expensive to install. However, if you consider how long they
can last you, you are saving money for hefty maintenance costs in the future.
For drainage system, many commercial roofs are flat, which makes a
drainage system necessary as standing water can cause severe damage to a roof.
There are many different types of commercial roof drains, so it is important to
explore your options to find out which one is ideal for your business. There are
four types of drainage system which is Gutters, Downspouts, Scuppers, and
Internal Drains. The most suitable drainage system is internal drains. Many
commercial buildings have an internal drain placed under the surface of the roof
to catch water. Usually, these are located where water collects the most or where
there is a slight downward grade, so the centre of the roof is a common drain
location. It is not uncommon to use internal drains in combination with other
systems, such as scuppers.
Lastly , this shopping mall is using PVC. So, that the most suitable
because its Strong and lightweight. PVC's abrasion resistance, light weight,
good mechanical strength, and toughness are key technical advantages for its
use in building and construction applications. Easy to install. PVC can be cut,
shaped, welded and joined easily in a variety of styles. Its light weight reduces
manual handling difficulties. Durable. PVC is resistant to weathering, chemical
rotting, corrosion, shock, and abrasion. It is therefore the preferred choice for
many different long-life and outdoor products. In fact, medium and long-term

applications account for some 85 per cent of PVC production in the building
and construction sector.

8.0 CONCLUSION
A shopping mall in North American term for a large indoor shopping centre,
usually anchored by department store. Shopping mall is placing that people will always
visit, so the best materials for the building are very necessary. For example, using tile
for the floor to accommodate the crowd, using flat roof which can provide water
resistant to avoid water damage and using interesting internal wall and external wall to
attract the customers. This also, can prevent the building from the destruction such as
slippery floor accident, falling object and others. Furthermore, the use of the best
materials can also save cost because it is not easily damage and durable and does not
need to be replaced regularly. The recommendation is not only focus on their looking
or their price. But it is including all aspects to make sure the chosen material can give
us advantages when we used.
