We are sure that all of us want Princeton Estate Condominium Association to be the
preferred place of stay in the whole of Gurgaon and NCR. To achieve this objective, the
current occupants need to have a more than positive experience and spread the good
word. This will not only help owners to increase the value of their property but also help
the tenants to enjoy their stay. One of the baby steps towards ensuring the above
objective is to help the residents with a guide, which if followed, should help the
residents to have an enjoyable experience and your Board of Managers will be able to
fulfil their primary objectives viz. preserve, protect, and enhance property values,
maintain the quality of life for its residents and act on their behalf to promote the safety
and welfare of the property. We have listed out the ready reckoner under broad heads
for easy reference.

These guidelines will be revised periodically as and when a change is warranted but no
two versions will have a gap of more than 12 months.

BUILDINGS OF YOUR APARTMENT

• Modification: Do not make any modification that may affect the façade of the
building. These guidelines are covered in the sale deed and deed of apartment.
In particular, don’t make holes in the outer walls for air conditioning drainage
pipes and do not put up awnings or roof coverings over balconies.
• Defacing the buildings: Do not spit or scribble on the walls, corridors, stilt areas,
elevators etc. in the condominium. Also please instruct your domestic servants,
drivers and contractor staffs to refrain from chewing paan, and paan masala or
spit in common areas.
• Shafts: Do not store anything in the shaft next to the toilets / kitchen inside the
apartment, as this is prohibited under the building by laws.
• Corridors and staircase inside buildings: Corridors and staircases and other
common areas in all parts of the building are to be kept free of obstructions such
as plants, decorative furniture, bicycles, boxes, crates, wood and building
materials. All such materials found in common areas of the buildings will be
cleared by the maintenance staff without intimation to the resident concerned.
• Do not throw any garbage (including rubbish, plastic bags, papers, eatables and
cigarette butts) from your apartments down to common areas and parks.
• Notices: Do not stick bills or notices in any of the common areas. If you wish to
put up a notice, please get in touch with the Estate Manager who will be happy to

take your request and share with you the procedure and payments required for
putting up notices on the notice board available in all towers of the condominium.
• A shopping trolley has been kept at the entrance of each tower. It has been kept
for the convenience of the residents who may put all their shopping bags in the
trolley, take it to their apartment and unload their shopping bags in the
apartment. However, as a convenience to the fellow residents, they are expected
to bring back the trolley and keep it back at the entrance of the tower and not
leave it outside their apartment or in the elevator lobby.
• It may be noted that the terrace of all buildings are out of bounds for all residents.
The terrace is kept locked at all times and residents are requested not to ask the
security to open the terrace for any purpose whatsoever.
• It may further be noted that the entrance lobby to each tower is monitored with
the help of a camera located in the lobby. Index

COMMON AREAS AND LAWNS

Maintenance of common areas is our collective responsibility. This includes roads,


lawns, walkways, parks, buildings and other related recreational areas.

• Plants and flowers: Do not pluck flowers, leaves and / or damage flower beds or
plants in the premises.
• Ball Games: Children must be asked to play ball games only in the designated
play areas and not on the lawns as this may damage the grass and flower beds
planted in the condominium apart from injuring people in the lawns.

• Drivers and maid servants: Drivers and domestic helps including maids must not
use the lawns for lying down, playing around, sleeping and for their personal get
together. Drivers must be instructed to sit in the driver’s area and maids should
be instructed to sit in the maid’s area. Maids are not allowed to hang around in
the condominium and wait inside the common areas of the condominium for the
next work. They must either go inside an apartment to work or wait in the
designated areas.
• Drop litter into dustbins: Keep the garden and lawn clean and good for use by
others. There are dustbins provided for disposing of litter in the lawns.
• Using lawns: Please walk around the lawn instead of taking shortcuts along the
turf or jumping the fence and thereby creating a beaten track in the lawn. Help us
in maintaining the lawns by not walking on the lawns on the day they are
watered. Benches provided in the lawns should not be shifted. If you need to
walk across the lawns, try to use the walkways so built for this.
• Act to protect your lawn: If you see anyone spoiling the lawns please counsel
them. If you see any one with a pet reliving itself on the lawns, please counsel
them also. You have paid for this lawn and are therefore a part owner. Please act
to help us maintain the condominium properly.
• Drinking of any type of liquor in the common areas is not allowed.
• Adults above the age of 18 years should not use the swings / see saws etc.
which are exclusively meant for young children.
• Holi should be only played in the lawns. Holi should not be played in any of the
lift lobbies, lobbies of tower, on the roads, or in the stilt area.

• Crackers should only be burst outside the complex on the main road. Crackers
are prohibited to be burst in balconies, lift lobbies, lobbies of the towers, on the
roads in the complex, in the lawns of the complex and in the stilt area. Index

ELEVATORS

Elevator users

• Service elevators: All contract staff and delivery staff are expected to use the
service elevators. All household stuff during shifting in / shifting out and other
material e.g. construction material, household items bought / sold etc. must only
be carried in the service elevators.
• Pets: Apartment occupants have to make sure that their pets are on leash and
escorted at all times and to use the service elevators at all times.
• Small children: Children below 06 years of age must not be allowed to travel
alone in elevators. Advise all children not to playfully push buttons at random,
other than the floor they wish to go to.
• If you are waiting for an elevator and wish to go down, please push the down
arrow button. If you are waiting for an elevator and wish to go up, please push
the up arrow button only.

Elevator usage

• Elevator buttons and fans: Use elevator button gently and switch off the fan if
you are the last person to leave the elevator.

• Smoking: Elevators or common closed public areas are strictly no smoking areas
in the condominium.
• Blocking elevator door: Do not hold the elevators at any floor by blocking the
sensors. Please remember that there may be some else who has an emergency
and needs to use the elevator.
• Heavy equipment: No goods, including heavy equipment or household
belongings are to be moved in the passenger elevators.
• Do not put your hand / arm in between closing doors of the elevator to open the
doors. You may get injured.
• Do not get your pets to relieve themselves in the elevators. In case they do,
please ensure to wipe the floors properly.
• If you notice any milkman / newspaper vendor or any other vendor holding up an
elevator on any floor to deliver his products, please report to the control room /
tower security.
• Please do not use the stop button unless in an emergency; else you may get
stuck.
• In case the elevator stops between floors on account of load shedding, please do
not panic. Elevator will start operating within one minute. However, please
ensure to press your destination button once again.
• Please do not scribble on the walls / doors of the elevators. Also, please instruct
your drivers / maids / other contract staff also to desist from doing so. It may be
noted that all elevators have cameras and if anyone is caught doing so, they will
have to make good the cost of repair / renovation.

Elevator overload

• In case the overload alarm sounds in the elevators, the last person must get
down to avoid overloading of the elevators.
• Elevator lobbies: Keep elevator lobbies free of obstruction and materials. Apart
from creating inconvenience this is also a safety hazard.

Elevator emergency

• Push alarm button in the elevator if it gets stuck. Do not try and force open the
doors of the elevators under any circumstances. Do not panic.
• You can also talk to the control room by pressing the red button on the telephone
in the elevator and dialing “236”.
• All elevators are equipped with automatic rescue devices. If the elevators get
stuck between any floors beyond 90 (ninety) seconds, the ARDs will bring the
elevator to the closest floor and the doors will be opened. Index

FIRE SAFETY

Fire and electrical safety precautions must be exercised by all. Please participate in the
fire safety drills for your own safety as well as the safety of others. Find out yourself
what action to take if you spot a fire, and what to do if there is a fire in your own
apartment. This is a matter of life and death - so please do take this seriously.

• Familiarize yourself with firefighting equipment: Check where the fire


extinguishers on your floor are kept, where the fire hose reel is kept, and where
the fire alarm button is. Please read the instruction to find out what kind of fires
the fire extinguishers can be used on. Find out how to operate them.
• What to do in case you spot a fire: You should inform the following people in

Sprinklers and sensors

• Sprinklers have been provided in all apartments of Tower 1A and Tower 1B.
Smoke detectors have been provided in all apartments. Please insure that these
are clear and not clogged by paint (and definitely not covered by book shelves or
curtains). If in doubt, call the maintenance office and ask them to check your
apartment. Please also allow the maintenance personnel to visit your apartment

to check the functionality of the sprinklers and smoke detectors in your interest
and safety from time to time.
• Fire escape staircase: Please insure the fire escape staircase is kept clean of
clutter. There should be no flower pots, garbage, cycles etc. blocking the
staircase.

Preventing fires

• No smoking: Residents are requested not to smoke inside the apartment as


there are smoke detectors installed inside your apartment. Please smoke in the
balconies, if you have to. Please ensure you do not throw match sticks and
cigarette butts from you balcony below.
• Bonfires: Do not light a bon fire inside your apartment, even to entertain your
children.
• Havans: Please inform the security at least 6 hours in advance of the fact that
you would be performing a Havan in your apartment so that they could monitor it
accordingly. While performing a Havan in your apartment, please ask the
security office to provide you with appropriate fire extinguishers for different
types of fires (E.g. cloth, Petroleum, Electrical). Light the Havan fire in a Havan
pot (Havan Kund) to insulate the fire from the floors.

In the event of fire

• In case of a fire: Switch off the electrical mains in your apartment in case of fire,
earthquake etc. Seek immediate help from security in case of any calamity by

dialing 5200 on the intercom or pressing the button and speaking to the fire
office from your floor lobby. In both cases, please identify yourself, your building
number, apartment number, and state the problem.
• Fire alarms: Respond to any fire alarm instantaneously and act as exercised/
advised in the fire drill, do not stop to pick up valuables but make sure all family
members are out of the apartments and do not risk your own life.
• Fire or earthquake: Do not use the elevator and instead use the staircase.
Collect outside the main gate and make sure your presence is noted by the fire
officer. Index

GARBAGE

 Garbage would be collected twice a day from 0900 hours to 1100 hours and
from 1500 hours to 1600 hours.
 Garbage bags must not be left in the passages or staircases. These should be
handed over to the houseman who comes for garbage collection. Do not use the
shafts for disposing garbage or other house hold material.
 Garbage or any other item should not be thrown from the balconies / windows /
bathroom windows.

While cleaning the apartment, dust and material etc. must not be thrown down. It should
be collected and disposed through garbage bags. Index

• Moving heavy furniture: Heavy items, including furniture and machines should be
lifted and not moved or dragged. This will not only prevent damage to the
flooring of the common area and the apartments but also avoid disturbing other
occupants
• Games : Do not allow children to bounce balls or create noise that may disturb
other occupants
• Music: Music volume should be kept low, as a courtesy to fellow occupants,
especially after 2300 hours. In any case, your party music should only be heard
inside your apartment. Your residents may not wish to hear your music; they may
not empathize with your taste or may not want to be disturbed. In case of any
complaint and non-co-operation by the concerned residents, the condominium
may be constrained to take appropriate action.
• No workmen will be allowed to work in apartments on Sundays and holidays. On
regular days, they will be allowed to work from 0800 hours to 1300 hours and
from 1500 hours to 1800 hours only.
• Wiring for television viewing is laid out in the apartments. The living room and the
master bed room have been provided with such wiring. You have the choice of
either getting cable TV or Tata Sky without the need for setting up any dish. The
service providers will connect your existing wiring to their connection.

Balconies

• Railing extensions: It is prohibited to keep flower pots or any such articles on


balcony railings / ledges or on window sills / ledges, as these pose a serious

safety risk to those below. It is also prohibited to extend railings for hanging
clothes to dry.
• Drying washed clothes: Do not hang washed clothes over your balcony rails.
These tend to spoil the aesthetics of the façade of the building of our
condominium. Instead please hang them on lines tied inside your balcony or on a
cloth drying stand kept in the balcony.
• Washing balconies: Do not wash your balconies with water, as a dry broom
followed by a wet mop is most effective. Mop up the excess water with a cloth, as
water must not spill from balconies of upper floors on to other occupants in lower
floors who are either sitting in their balconies or have kept some items in their
balconies which could get spoilt.
• Watering potted plants: While watering potted plants in the balconies, use as little
water as possible to prevent spillage or overflow. Alternatively, use over spill
trays underneath the pots.
• Air conditioners: Please ensure that water from air conditioners do not flow onto
the balcony and then spill onto the floors below. It is advisable to put a bucket
below the AC drip and keep emptying the bucket every few hours.
• No balconies are to be covered in any form; temporary or permanent. No sort of
covering i.e. stone, wooden, plastic, or net is allowed.
• Balconies cannot be painted by residents. They will be painted by the
condominium along with the external painting of the external building.

• No wires i.e. either electrical, cable etc. can be drawn from one balcony to
another balcony / room or from one room to the other room / balcony from the
outside of the building.

Interior work in apartments

• Residents / owners are requested to obtain gate passes for interior workers and
contractors from security office after getting approval from the condominium
office. The gate passes will be valid for a maximum of one month post which they
will need to be renewed.
• All workers and contractors must carry and display their gate passes at all times.
• No structural, concrete chipping, electrical, plumbing and civil modification is to
be undertaken without the written approval from the condominium office. If any
change has been done, then it will need to be reinstated to the original at the
expense of the resident. If any change of tiling is done in toilets, water proofing in
the toilet will need to be done by the owner and it will need to be certified by the
condominium representative. If this is not done at the time of work, the work may
need to be done again at the cost of the resident.
• No geysers / air conditioners or any other appliances may be installed in any
shafts, external elevation and common areas.
• Please bring in material after taking into consideration the size of the service
elevator. All workers and contractors must only use the service elevator. All
material may also be taken only by the service elevator.

• Do not overload, scratch or damage the elevators otherwise the cost of making
good the damage will be recovered from the resident concerned.
• Storage of any material or debris is not allowed anywhere in the condominium.
Material and debris may be stored in the apartment from which it needs to be
taken outside the condominium periodically.
• Use of liquor, drugs, tobacco, paan, paan masala etc. by workers and contractors
is not allowed in the condominium. Index

PETS

The residents should make sure that their pets do not attack, alarm or offend fellow
occupants and do not deface or damage the common areas. Pets should be taken for a
walk outside the condominium.

 Leash: Pets must always be kept on leash outside the apartments. Please make
sure that the leash is appropriately tight so that your pet does not attack
passersby or enter the flower beds.
 Service elevators: Pets must preferably be brought by the service elevators or
through the stairs. This will ensure least inconvenience to both pet owners and
other residents.
 Pet litter: Please do not allow your pets to relieve themselves in common areas
such as roads, gardens, lawns, hedges and flower beds or anywhere else within
the condominium. In case a pet relieves itself, the person responsible for the pet
should arrange to clean up the littered area immediately.

 In case you need to take out your pet from your apartment and pass the common
areas to go outside, it is advised that the pet’s mouth be covered with a muzzle
so that the pet does not harm another fellow resident. Index

SECURITY

Security is not just a concern of the security staff employed. It concerns all of us, and
we have to take all basic precautions to ensure that we are safe. The security team
helps us to be safe but if we want to be safe and secure, then we need to take safety
and security seriously. We need to be pro-active and stop suspicious looking people or
activity, even if it is does not directly concern us - after all we are residents of the same
condominium and tomorrow it could be your property that is being safe-guarded by an
alert neighbour.

• Security personnel are for ensuring security. Please do not use them to carry
your stuff for you.
• Please do not tip any security personnel for any reason. Index

DOMESTIC HELP / DRIVER

Hiring domestic help / driver

• Identity card for domestic help / driver: All domestic help / driver to carry ID cards
with them and to produce the same on demand within the condominium. ID
cards are made by the Estate office on submission of three passport size
photographs, along with the form duly filled and a police verification form duly

stamped by the local Police Station. If a domestic help / driver are not carrying
an ID card, the domestic help may not be allowed entry in the condominium.
• Police verification of domestic help: This is mandatory under the guidelines
issued by Haryana Police. This is especially helpful in case of any untoward
incident involving your domestic help or driver where the police have to be called
in. Once you have selected your domestic help, please send them to the estate
office along with two photographs and the police verification form duly stamped
by the local Police Station.
• Residents are requested not to employ children below 18 years. Please note that
not only is this offence but if the juvenile help commits an offence, the resident
will get no help from the police as there will be no FIR, no detention, and no
interrogation.

Employing domestic help / driver already working in condominium:

 Please do not employ any domestic help / driver already working in the
condominium without verifying his/her credentials from the previous employer.
• Even if they have been working previously in another apartment in the same
condominium, you need to contact the security office and inform them of the
same. Though police re-verification is not necessary this is in your interest as,
once the previous employer informs the security office that the particular
domestic help / driver is no longer in their employment, the existing id- card
(bearing the previous employers apartments no) will no longer be valid, and the
security guard will stop them from entering the condominium.

• Please inform the security office in writing of absconding domestic help / driver
so that the security staff is instructed not to let them in subsequently.

Guiding domestic help / driver

 Adhering to guidelines: Please instruct your domestic help / driver about the
guidelines so that they strictly follow them. The owners / occupants are finally
responsible for the conduct of their domestic helps.
 Domestic help / drivers should not be loitering in the condominium. If they have
to wait, them must wait in the domestic help wait area or the driver wait area.
They must not be found huddled either in common areas / lawns or in any stilt
area.
 The must not spit sputum or paan or tobacco inside the condominium other than
in the wash basins provided in the common bathrooms under each tower.
 They must not be found smoking inside the buildings. They may only smoke in
the waiting area provided to them. Index

VISITORS

There are three types of visitors to the condominium as below:

1. Your guests
2. Daily services (milk, newspaper, daily maid servants, man servants, car washers,
and drivers)

3. Non daily services (couriers, gas, water, flowers, fast food, medicines, groceries,
and other deliveries)

Each has certain security related guidelines.

Guests

• Intercom call: All guests will be announced by an intercom call from the main
gate. Residents are urged to ensure that their intercoms are working / they pick
up the intercom. Only after you have given permission, will they be allowed into
the condominium. Again, when the guest reaches the tower entrance, the tower
guard will announce by an intercom call. Again, only after you have given
permission, will they be allowed in the tower to proceed to your apartment. In
case there is no response from your intercom, then the guest will be urged to call
the resident on the handset and then speak to the security at the main gate. The
security at the main gate will urge you to pick up the intercom and again speak to
the security at the main gate. If it is confirmed that your intercom is not working,
the security will inform the tower guard of the same. When the guest reaches the
tower, the tower guard will try to contact you on intercom. If he is unable to do so,
he will accompany the guest to your apartment.
• Entry in guest register: Please advise your guest to make an entry in the register
at the main gate. He will be handed a visitor slip which you will need to sign with
date and time when he is leaving your apartment.
• Parking: Please advise your guest to park in the designated visitor parking areas
only. In case the visitor parking is full, the guest will have to park his vehicle

outside the condominium. Please do not request for accommodation of the


vehicle inside the condominium. Also, please note that as a courtesy to your
fellow residents who may also have visitors, visitors will be allowed to park cars
only for a continuous stretch of 72 hours only.
• Tower gate check: The security person at each tower entrance will also call your
apartment to confirm the guest, but no register entry will be necessary at the
tower entrance.
• Please note that your guest, their accompanying children, friends and relatives,
remain your responsibility throughout their stay at the condominium, and will be
expected to follow the resident’s guidelines. The resident who is being visited
will ultimately be responsible for all the activities of their guests.
• Exit: You must ensure that you have signed the visitor slip with date and time.
While exiting the main gate, the guest must hand over the visitor slip to the
security at the main gate.

Daily services

• Photo ID-check: All daily service personnel have to carry photo ID cards issue by
the security office, and show them on demand by the security staff. Normally, no
intercom call will be made to the concern apartment. If daily service personnel do
not have a photo id card / is not carrying the card, he may not be allowed entry in
the condominium.
• Entry in the register: All daily services person have to make an entry in the
register kept at the towers gates in case they wish to go to any apartment.

Non daily services

• Intercom call: All nondaily service providers will be announced by an intercom


call from the main gate. Residents are urged to ensure that their intercoms are
working / they pick up the intercom. Only after you have given permission, will
they be allowed into the condominium. Again, when the nondaily service provider
reaches the tower entrance, the tower guard will announce by an intercom call.
Again, only after you have given permission, will they be allowed in the tower to
proceed to your apartment. In case there is no response from your intercom, then
the nondaily service provider will be urged to call the resident on the handset and
then speak to the security at the main gate. The security at the main gate will
urge you to pick up the intercom and again speak to the security at the main
gate. If it is confirmed that your intercom is not working, the security will inform
the tower guard of the same. When the nondaily service provider reaches the
tower, the tower guard will try to contact you on intercom. If he is unable to do so,
he will accompany the nondaily service provider to your apartment.
• Entry in register: Please advise your nondaily service provider to make an entry
in the register at the main gate. He will be handed a visitor slip which you will
need to sign with date and time when he is leaving your apartment.
• Parking: Vehicles of nondaily service providers will not be allowed in the
condominium other than items which are heavy and which need to be carried in a
vehicle to the tower e.g. gas cylinder.

• Tower gate check: The security person at each tower entrance will also call your
apartment to confirm the service provider. Also, an entry will be made in the
register at the tower entrance.
• Exit: You must ensure that you have signed the visitor slip with date and time.
While exiting the main gate, the nondaily service provider must hand over the
visitor slip to the security at the main gate.
• Please note that all letters will be dropped in your mail box. Mail boxes are
located at the lobby level of each tower and are numbered with the apartment
number.
• Please note that only non-document couriers and / or couriers who deliver goods
against cash will be allowed to go to the apartment. All other couriers will be
delivered at the main gate which will then be distributed to the respective
apartments under signature. Index

RESIDENT’S VEHICLES

• Resident’s vehicles sticker: All motor vehicles belonging to apartment occupants


that they wish to park within the premises, will have to be registered with the
security office. An entry will be made in the vehicle register and sticker will be
issued which will be valid for a period of 12 months. The car sticker will contain
the name of the condominium and the parking slot number. If a resident changes
his vehicle, he must ensure to inform the security office of the same immediately.
The security office will delete the number of the vehicle so disposed and enter
the number of the new vehicle, if any.

• Apartment occupant’s motor vehicles will not be allowed entry into the
condominium without the resident vehicle sticker, which has to be displayed at all
times.
• Unauthorized parking: Parking of apartment occupants cars is not permitted in
any area of the condominium other than the allotted parking slot, neither in the
area set aside for visitor’s parking and near tower entrances. Apartment
occupants whose vehicles are found parked in unauthorized common areas will
have to pay unauthorized parking charge of up to Rs. 100 for every 12 hours.
Also, the cars will be stickered with “wrong parking” stickers both at the front and
the back.
• Unauthorized parking: Apartment occupants may only park their vehicles in
parking bays they own or have rented.
• It may be noted that the main gate (both in and out gates) are continuously
monitored with the help of cameras installed at the gates. Index

DRIVING IN THE PREMISES

• No honking: All residents including the drivers are advised, not to blow the horn
of their motor vehicle inside the condominium, unless it is to warn of any
imminent danger or collision.
• Drive slowly: Do not drive at more than 15 kmph with in the premises and take
care while driving since small children play freely in parks and driveways.
• Give way to traffic on the right: Observe this rule ALWAYS while driving in the

BILLING

Electrical

• Each apartment has an electrical meter with a MCB in the meter room on each
floor. Each apartment also has an ELCB with a junction box and respective
MCBs for each circuit inside the apartment.
• The meters and the meter boxes are sealed. Residents are urged not to break
the seals of either the meters or the meter boxes. In the unlikely event of the
resident being required to access the meter, they must call the condominium
electrician for doing so. If any seal is found broken, the resident will be billed for
checking of the meter and also for a new seal to be fixed on the meter. If a meter
has to be changed, the resident will also be billed the cost of the new meter.
• Meter readings are taken every month end and electricity bills are generated at
the latest by the 2nd of each month. The bills are mailed to each apartment owner
at their registered email address. These bills have to be paid by the 10th of every
month failing which electricity may be disconnected and re connection charges
will be levied.
• Payments may be made by cheque or electronically. Cheques made as per the
instructions on the bill may either be deposited in the drop boxes available on the
ground floor opposite the security office, near the condominium office and near
the main gate. Please write your apartment number and “electricity” at the back
of the cheque. Payments may also be made by NEFT to the credit of the unique
account number which is there for each apartment. It is reiterated that the

account number differs for each apartment. In case you are in doubt of the
account number, please get in touch with the condominium office who will tell you
your apartments account number for making the NEFT remittance. The NEFT
remittance must have the bill number in the narration of the NEFT remittance.
• If the apartment is tenanted, then it is the tenant’s responsibility to ensure that
either the tenant pays or the owner pays depending on the agreement with the
owner. The services to the resident may be disrupted in case of nonpayment;
irrespective of who was supposed to pay as per the agreement between the
owner and tenant.

SHIFTING IN / OUT

• Before every shifting out and every shifting in of either tenants or owners, the
charge levied by the condominium needs to be paid failing which movement of
goods out / inside the condominium may be disrupted.
• No shifting out / in will be allowed till all electricity, maintenance, asset
replacement fund, and shortfall of interest bearing maintenance security dues are
cleared. Electricity meter will be read till the time of vacation of the apartment
which also needs to be paid before the movement of goods is allowed.
• Before every shifting in, a copy of the lease deed and police verification of the
tenants needs to be submitted to the condominium office, failing which shifting in
will not be allowed. They also need to give their full personal details like name,

permanent address, handset number, email, names of occupants including full


time servants / drivers, vehicle numbers etc. before they are allowed to shift in.
• A copy of this guide and a copy of the emergency response and evacuation plan
will be mailed to each tenant / owner who shifts in so that the new resident has a
set of these guidelines which will help him / her to enjoy his stay. If the new
resident does not get these two guidelines, he should demand the same form the

• The condominium office is below Tower 3B and works 0930 hours to 1800 hours
on all days.
• The accounts office is below Tower 1A and works 0930 hours to 1800 hours on

OTHER AMENITIES

Electricians and plumbers

• The condominium has electricians and plumbers on call 24X7 for the
convenience of the residents. The electricians and plumbers have been advised
to fix existing items which may not be working as desired. If any material is
required, the apartment owner needs to provide all material at his expense.
• They have been advised not to do any work which involves laying of a new item.
Residents are urged not to use them; if they are found doing such work, they will

be summarily removed from service and the residents may need to pay a fine for
getting such work done.
• Please do not pay any tips to them.
• When the work is done, please ensure to put the date, time, and signature
evidencing that the work has been done.

Shops

• There is a Safal (vegetable store) under Tower 1B. Safal works 0700 hours to
2100 hours on all days. Safal phone number is 8285275061.
• There is a medical store which works 0900 hours to 2100 hours on all days and
up to 1300 hours on Sunday. Medical store phone number is 9899224025 and
intercom number is 5218.
• There is a general provision store under Tower 3A. It works 0900 hours to 2100
hours on all days. Provision store phone number is 9818127951 and intercom
number is 5215.
• There is a unisex salon under Tower 2A. It works 1000 hours to 2000 hours on
all days. Salon phone number is 9810929528 and intercom number is 5217.

Others

• Electricity is supplied by Dakshin Haryana Bijli Vidyut Nigam. In case of failure /


load shedding, generators are switched on and they supply electricity to the
apartment up to the sanctioned load for each apartment.

• Water is supplied by Haryana Urban Development Authority (HUDA). In case of


shortage, water from our licensed bore wells is used. Water treated in Sewage
Treatment Plant (STP) is used for horticulture in the condominium. Please note
that the STP water used in the lawns for horticulture is not potable. Please do not
use the STP for water for anything other than horticulture.
• The condominium also has provisions in various places for rain water harvesting.
• There are two areas where small kids can play viz. in the lawns opposite Tower
2C and opposite Tower 3A. Both areas have swings, see-saws, and slides.
• There is a badminton court opposite Tower 3C for the use of residents. If any
resident is playing in the night, he is requested to switch off the badminton court
light after his game. The switch is located on the light pole which has three lights.
• Each apartment has an intercom to communicate with any other apartment or
any other service provider in the condominium without any cost. The intercom is
also a way of communicating by various service providers and more importantly,
the security. The security checks with the resident via the intercom before
allowing anyone inside the condominium. Hence, it is the resident’s responsibility
and in his interest to ensure that the intercom is working and intercom is picked
up. If there is a problem with the intercom, the resident should immediately lodge
a complaint with the maintenance office via phone / email / personal visit.
• You may hold your personal party in the lawns opposite Tower 3C by paying a
nominal charge to the condominium. Any type of digging to erect temporary
structures or cooking in the lawn is prohibited. Noise levels should be kept so low

that the noise (party or speaker noise) does not go beyond the lawns so that
other residents are not disturbed.
• The condominium takes an insurance cover should anything happen to the
building structure on account of any natural / man made calamity. However, each
resident may choose to take an individual cover for all things inside his apartment
which may get damaged or lost on account of any natural / man made calamity
like fire, burglary etc.
• The residents should note that the Board of Managers are not the local police
and cannot be expected to notice and witness all violations. The residents are
encouraged to come forward and notify all such violations to the condominium
office either through email or personally. Violations of local, state and central
laws must however be reported to the local police by the residents so that swift
and appropriate action can be taken by the keepers of law.
