Dear Sir/ Madam

We confirm that the :ibo\'C Society has been registered under No. PNNPNA(2)/HSG/(TC)/l 7699/2017-18 dated
18/09/2017. The Society is the owner of the building with the land appunenant to it. which building is known as
TIERRA VIV A A BUILDING Co-operative Housing Society Ltd situated at S. No. 36/1/1. Baner. Pune-411045 as per
the conveyance dated -NA• executed by -NA- and registered under No. -NA- dated -NA· with the Sub-Registrar of
Assurances-NA·.
I.The Shri Chaitanya Abhyankar has agreed sell Flat No. A-105 situated on 1st floor of the above building to Shri
Chetan Pakhare.
2. The agreed cost of the Flat is Rs. 55.00.000/- and a sum of Rs 25.000/- has been paid by the Member to the Society
as transfer fees. No other dues of the Society are outstanding against him in relation to the saidFlat.

3. He is a bonafide member (Membership No. 01/05 ) of our Society and has been issued Share Cenificate/s No 041 to
050 dated 07/02/2018
4. We have no objection to the buyer/s Mr Chetan Pakhare mongaging the said Flat to you as a security for loan agreed
to be advanced by you for the purchasing the said Flat. Funher. as on date no other charge has been created in the said
Flat by the allottee.
5. We will not issue duplicate Share Cenificate/s to the above buyer/s without obtaining the prior written consent of the
UC
BankHousing Finance
of Baroda, Pune.Ltd.

6. In the event of default by the buyer/s Mongagor/s if the Bank of Baroda, Pune enforces the security by sale. the

e Society would accept the purchaser/s of the Flat as a member on such purchaser/s complying with the necessary
requirements for becoming a Member of the Society.

7. He has not availed of any loan from the Society.

either on account of his withdrawing the application or on canceling the allotment for any reasons whatsoever. we the
society undertakes that we will not allow the transfer of the said flat and shares with out obtaining NOC from
Bank of Baroda, Pune.

9. We have not created any charge. encumbrance of whatsoever nature in relation to Flat in question till date.

10. We confirm that we have complied with all the necessary conditions set out in the orders of the competent authority
under the Urban Land ( Ceiling & Regulations) Act. 1976.

11. We also confirm that we have complied with all the conditions set out by the local authorities while sanctioning the
layout plan etc.
12. We also conform that there is no pending litigations in respect of the said flat concerned.

13. We have no objection for Shri Chaitanya V Abhyankar to transfer the said flat to Mr Chetan Pakhre.
14. We are ready and willing to accept Shri Chetan Pakhare as a member of our society in place ofShri Chaitanya V
Abhyankar.
