LEASE AGREEMENT

This Deed of Lease Agreement executed at Chennai on this 1 st day of July 2021 between:
Mr. SELVAKUMAR. T, (Aadhar No. 9124 2247 8317) aged about 37 years, Son of Mr.
Thomas, residing at No. 523, Chinnar Check Post, Siruvani Main Road, Karunya Post,
Sadivayal, Coimbatore – 641 114, hereinafter called the “LESSEE”, which term shall
mean and include his heirs, legal representatives, executors, administrators and assigns
of the ONE PART.
AND
Mrs. DEVASUNDARI. R, (Aadhar No. 3333 8508 5169) aged about 63 years, wife of Mr.
R. Raja (Late), residing at No. 20/A, West Canal Bank Road “(G” Block Backside), Kottur,
Chennai – 600 085, hereinafter called the “LESSOR”, which term shall mean and include
her heirs, legal representatives, executors, administrators and assigns of the OTHER
PART.
WHEREAS the said LESSOR is the absolute owner of the schedule mentioned premises at
First Floor One Portion, No.20/A, West Canal Bank Road, (“G” Block Backside), Kottur,
Chennai – 600 085, more fully described in the schedule hereunder.

WHEREAS the LESSOR desire to let out the Schedule premises for lease and the LESSEE
decided to offer the same for residential purposes.

WHEREAS the LESSOR has agreed to lease the above said Schedule mentioned premises
for a lease amount of Rs.6,00,000/-(Rupees Six Lakhs Only) by way of cash, towards
Deposit of Lease Amount. The LESSEE will not pay any monthly rent. The LESSOR will not
pay any interest on lease amount.

1. The LESSOR are agreed to let out the Schedule mentioned premises to the
LESSEE and the LESSEE also agreed to take the same on lease.

2. The Lease is for a period of 11 months commencing from 01.07.2021 to


31.05.2022.

3. The above said lease amount of Rs.6,00,000/-(Rupees Six lakhs Only) by way
of cash, towards lease amount receipt of which the LESSOR hereby acknowledges, which
shall be refunded the amount of handing over the vacant possession of the said
property hereby mentioned. The deposit amount will not carry any interest.

4. The LESSEE shall pay the electricity consumption charges regularly as per meter
and he shall be responsible and liable for any action that may be taken by the T.N.E.B.
Department and maintenance charges Rs.700/- per month to the House Owner.

5. The LESSEE shall keep the Schedule mentioned premises in good and
tenantable condition.

6. The LESSEE shall not alter/modify the portion let out to him under his
occupation during the period of tenancy.

7. The LESSEE shall permit the LESSOR or her agents in inspect the Schedule
premises at any reasonable time.

8. That during the currency of the lease agreement, the LESSEE shall has the right
to vacate the premises by giving 3 months notice and the LESSOR shall have the right to
terminate the agreement by giving Three months notice to the LESSEE.
9. The LESSEE shall not cause any damage to the premises occupied by him and if
any damages are noticed, the LESSEE shall be responsible to repair the same or cost of
repairing the damages if any shall be deducted from the Lease amount.

10. The LESSEE shall not allow the premises for any illegal activities, if it is found
so, the LESSOR, have got the right to enter premises and take possession of the same,
for which condition the LESSEE herein has agreed.

11. The lease portion is let for RESIDENTIAL purpose only and not for any
commercial activities and to keep the lease premises neat and clean atmosphere.

12. The Tenant is paid the painting charges will be vacate the above said premises
or painting charges and to accept to deduct the deposit amount.

13. Both the LESSOR and the LESSEE agreed that this Lease agreement is for initial
period of 11 months and shall be renewable at the discretion of the LESSOR on the
termination of this agreement with the fresh terms and conditions and mutually agreed
by both the parties.

SCHEDULE OF PROPERTY

All the piece and parcel of the premises at First Floor One Portion, No.20/A,
West Canal Bank Road(“G” Block Backside), Kottur, Chennai – 600 085 and other
fittings and fixtures.
