LEASE AGREEMENT

This agreement is made and executed on this the 01 st day of January, 2023 at Hyderabad, by
and between:

1. Sri. GONE PRATAP REDDY S/o. Late GONE NARAYANA REDDY, aged about
44 years, Occupation: Business,

2. Sri. GONE JANGAREDDY S/o. Late GONE NARAYANA REDDY, aged about
38 years, Occupation: Business, Both are residing at 2-47, Chevella, Mudimyal
village, Rangareddy district, Telangana - 501503

(Hereinafter called as the ‘LESSORS’ which term shall mean and include their heirs,
successors, legal representatives, administrators, executors, nominees and assigns etc.)
AND

Smt. SAHITHY SREE PENDYALA, W/o. MADAN MOHAN PENDYALA, aged


about 38 years, Occupation: House wife, R/o. G23, Green County, SRS projects,
Nizampet, Hyderabad, Telangana – 500090.

(Hereinafter called as the ‘LESSEE’ which expression shall mean and include their heirs,
successors, legal representatives, administrators, executors, nominees and assigns etc.)

Whereas the Lessor 1 is the absolute owner and peaceful possessor of the Agriculture land
admeasuring 6 acres in Sy. No.191 ఐ/2, 193/ఒ, 193/ఓ, 213/ఈ/అ/2, 213/ఈ/ఆ,
216/అ/2 ఆ 1/1/1, 201/రూ1/2, situated at Mudimyal village, Rangareddy district, Telangana
and Lessor 2 is the absolute owner and peaceful possessor of the Agriculture land
admeasuring 5 acres in Sy. No.191/ఆ, 191 ఐ/3, 192/ఒ 1, 193/రూ, 194/లు1/1, 205/లు1,
206/లు2, situated at Mudimyal village, Rangareddy district, Telangana.

Whereas the Lessee approached the lessor to obtain the above said property for lease and the
Lessors have agreed to let out the same on the following terms and conditions.

WHEREAS THE LESSEE HAS AGREED TO TAKE THE ABOVE SCHEDULE


PROPERTIES ON LEASE BASIS ON FOLLOWING TERMS AND CONDITIONS:-

1. That in pursuance of the above said lease, the LESSOR herein had let out the said let
out premises to the LESSEE and the LESSEE herein received the said possession of
the premises.

2. That the lease is for a period of 7 years from the date of this agreement i.e., from
January, 2023, with a lock-in period of 7 years and lease period can be extended for
further period on mutual consent between the parties herein.

3. In any case / situation of dissolving this agreement on or before the 7 years period by
the LESSOR, then an amount worth of total rent paid till the notified date OR total
rent to be paid for rest of the agreement term whichever is higher shall be paid
towards compensation to the LESSEE.

4. LESSOR shall allow the lessee to construct temporary structures as required for
LESSEE business from time to time and LESSOR shall allow such construction(s) till
term period of lease.

5. LESSEE shall dismantle the temporary structures constructed on the site upon
completion of lease period or on dissolving this agreement.

6. That the LESSEE herein deposited a sum of Rs.4,00,000/- (Rupees Four Lakhs only)
with the LESSOR and same shall be refunded back to the LESSEE at the time of
vacating the said premises, after deducting arrears of rent. This deposit amount shall
not carry any kind of interest.
7. The rent payable by the Lessee to the Lessor(s) per year during the total Lease period
of 7 Years are detailed hereunder;

8. That the LESSEE shall pay the electricity charges, water charges separately on the
LET OUT PREMISES to the concerned department as per electrical meter reading.

9. That the LESSEE can sublet any part or in whole of the let out premises to any other
third party, after duly obtaining permission from the LESSOR.

10. That the LESSOR is at liberty for the inspection of the said premises let out and the
LESSEE shall allow the LESSOR or his agents for the inspection of the same.

11. That if either of the parties desires to terminate the lease they shall have to give six
months advance notice to the other party after the completion of lock-in period of 7
years upon mutual consent.

12. That the further extension of this lease period is subject to mutual consent of both the
parties herein and upon fresh terms and conditions as may be mutually agreed
between them.

13. That the Lessors shall pay the Property tax of the Schedule Premises.

14. The cost of repairing or replacing items damaged beyond wear and tear will be paid
by the Lessee, who willfully or through lack of due care caused or permitted the
damage. The Lessee will keep the premises clean and sanity.
15. That the Lessee has agreed to permit the Lessor to inspect the premises without any
hindrance or objection for any purpose after the Lessor give sufficient prior Notice.

In Witness whereof Lessors and Lessee have signed this Lease Agreement on the date and
month and year aforesaid mentioned.
