LEASE DEED

This Lease Deed is executed on this the 6th day of January, 2023 at Kakinada, East Godavari District, Andhra
Pradesh,

By and Between:

1. Sri. A SIVAVYANAIDU aged about 40 years, resident of D,No.8-20-8, Plot FF-7, Gandhi Nagar,
Kakinada, Fast Godavari District, Andhra Pradesh, hereinafter referred to as "LESSOR" which term shall
mean and include all his heirs, legal representatives etc.
And

2. Sri. Puvvada Sesha Gil; Rao, Slip, Janardhana Rao Pu.vvada aged about 50
residing at D.No.8-20-8, Plot FF-7, Gandhi nagar, Kakinada, East Godavari District. Andhra Pradesh,
herein after referred to as "LESSEE" which term shall mean and include all his heirs, legal
representatives etc.

Whereas the LESSOR is in the absolute possession and enjoyment of the schedule mentioned property
D.No.8-20-8, Plot FF-7, Gandhi nagar. Kakinada, East Godavari District, Andhra Pradesh and upon the
request of the LESSEE has agreed to give on lease and the LESSEE is agreed to take the schedule mentioned
property for their business of Wholesale and retail sale of various products and any other business on the terms
and conditions set out here-in-after

NOW THIS DEED OF INDENTURE WITHNESSTH AS FOLLOWS:

1. This leaserriod shall be for a term of 11 months commencing from 6th January
2023 to 5 December 2023

2. The LESSEE shall pay a rent of Rs.2000/- per month (Rupees Two Thousand only) during the tenure.

3. The LESSEE has no right to assign, sub-lot or part with the possession of the said property or any
part thereof to any third party except with the permission in writing from the LESSOR

4. The LESSEE shall maintain the scheduled property in a good condition and in proper order during
the lease period.

5. The LESSEE shall permit the LESSOR and land lord or their authorized agents or servants to enter
the property for a periodic inspection and other relevant purposes at all reasonable hours without
any prior notice.

6. The LESSOR agreed to pay the property tax relating to scheduled mentioned property and the
LESSEE has no obligation whatsoever in this regard during lease period and the LESSEE shall pay
the electricity consumption charges, and all other taxes which are concerned to the business.

7. Both the parties may renew the lease dead after expiry of this tenure on such terms and conditions
as may be decided by the parties by mutual understanding.

8. In the event of non-renewal of this deed the LESSEE shall handover the property to the LESSOR in
good condition after demolition and cleaning of all temporary constructions if any made by the
LESSEE.
