THIS RENTAL AGREEMENT is executed at Hyderabad on this 1st day of April 2023 by
and between:
1. MOHAMMED ABDUL NAEEM S/o Late MR. MOHD ABDUL AZIZ, aged about 73
years, an individual residing at H.No. 16-9-422/1/E, Old Malakpet, Hyderabad, Telangana
State (PAN AGTPB9133A) (herein after referred to as the “OWNER/LESSOR”, which
expression shall, unless repugnant to the context or meaning thereof, be deemed to include
his/ her successors and permitted assigns) of ONE PART;

2. MEGHA S JAIN D/o SWAROOP CHAND JAIN, aged about 30 years, an individual
residing at No. 11/3, Flat No. 103, Krimit Kurpa Apartments, 16 th Cross, Malleshwaram,
Bangalore – 560055 (Aadhar #350544320919) (herein after referred to as the
“TENANT/LESSEE” which expression shall, unless repugnant to the context or meaning
thereof, be deemed to include his/ her successors and permitted assigns) of SECOND
PART;
WHEREAS:
A. WHEREAS the Owner/Lessor is the sole and absolute owner of the premises situated
at M.No. 8-2-120/86/9A/43, Plot No. 43 (Mega City No. 394), Banjara Hills, Road No.
14, Hyderabad- 500034, Telangana, comprising of first floor having total built up
area of 400 sqft. The Tenant/Lessee herewith is taking on Rent/Lease of the said
premises (Hereinafter referred to “Rented/Leased Premise”).
IN CONSIDERATION of the mutual covenants and agreements set forth herein, and for other
good and valuable consideration, receipt and sufficiency of which is acknowledged, the Parties,
intending to be legally bound by this Agreement, hereby agree as follows:
1. EFFECTIVE DATE
The effective date under this Agreement shall commence on 1st April 2023 and shall continue to
remain in force for a period of E l e v e n (11) months (hereinafter referred to as the
“Tenancy/Lease Period”) unless terminated earlier in accordance with Section 1.6, 1.10, 1.16 of
this Agreement or extended on terms and conditions mutually agreeable between the Parties.
2. Rent
1.1 The Tenant/Lessee shall pay a sum of Rs. 25,000/- as rent (Rupees Twenty-Five Thousand
only) per month, on or before the 6 th day of succeeding calendar month (hereinafter referred
to as the “Rent”).
1.2 The Rent shall be increased by 5% after completion of each tenancy/lease period from the
Effective Date if extended.
1.3 The TENANT/LESSEE has paid to the OWNER/LESSOR a refundable interest free security
deposit of Rs. 1,50,000/- (Rs. One Lakh Fifty Thousand only). The Owner/Lessor shall repay
refundable deposit to the tenant/lessee at the time of handing over the vacant portion of
schedule premises after deducting any dues if any by the tenant/lessee.

1.4 The rent shall commence from 1st April 2023.
1.5 The TENANT/LESSEE & OWNER/LESSOR also agrees to share the monthly Electricity bill
based on the usage indicated on the Electric Meter provided for the scheduled premises, and
all outgoings to the concerned authorities except the Property tax payable to the GHMC,
which shall be borne by OWNER/LESSOR. The tenant/lessee shall not keep any arrears of
electric charges.
1.6 If any party either Owner/Lessor or Tenant/Lessee would like to terminate the rental/lease
agreement before the expiry of the agreed period, two (2) months’ notice should be given to
the other party.
1.7 The space designated for use by the Tenant/Lessee is the 1st floor of the said building and
will also be entitled to use the common spaces and any other common facilities as available in
the building. However, lessee shall not keep any article in the common area and staircase and
shall provide free access of the same.
1.8 The tenant/lessee shall not carry on any illegal or immoral activities in the scheduled
premises.
1.10 If the tenant/lessee fails to pay the rent for three consecutive months, the owner/lessor shall
terminate this rental/lease agreement and re-enter up on the schedule premises.
1.11 The tenant/lessee shall keep the scheduled premises in good and tenantable condition.
1.12 The owner/lessor or its authorized representative/s shall have the right to inspect the
schedule premise at all reasonable times.
1.13 The tenant/lessee shall not deal in or store any explosive or obnoxious dangerous of the
inflammable material in the rented/leased premises.
1.14 The tenant/lessee shall not make any addition or alteration and shall not fix any permanent
fixtures.
1.15 The tenant/ lessee shall not sublet or underlet either the whole or any portion of schedule
premises to any other person under any circumstances.
1.16 If the TENANT/LESSEE commits breach of any of the terms, stipulations and conditions of this
RENTAL/LEASE Agreement or that if the monthly rent is not paid within the stipulated time
for three months, the OWNER/LESSOR shall be entitled to terminate the tenancy/lease by

giving (15) days’ notice and re-enter upon the Scheduled Premises and resume the possession
of the said Scheduled Premises and this agreement shall cease and stand terminate.
3. AMENDMENT
4. MISCELLANEOUS
4.1 This Agreement constitutes the complete and exclusive statement of the Agreement of the
parties with respect to the subject matter of this Agreement and supersedes all prior oral and
written proposals, negotiations, representations, promises, agreements, warranties, or
understandings concerning such subject matter executed between the Parties.
SCHEDULE PREMISES
The schedule premises bearing M. No 8-2-120/86/9A/43, Plot No. 43 (Mega City No. 394),
Banjara Hills, Road No. 14, Hyderabad, Telangana - 500034, comprising of first floor having
total built up area of 400 Sqft.
