ASSIGNMENT II
Problem statement for proposed Skyhive Skyscraper Challenge

The given design problem has been based upon the Skyhive Skyscraper Challenge 2022, an international
Architectural Design Competition which seeks out designs for iconic high-rise structures.
However some constraints have been imposed to the original design problem to make it more articulated
and realistic in the context of Indian building by-laws and codes.

Site Context and Location

Although the original design problem specifies a hypothetical site of given dimensions, our given design
exercise is located in Mumbai metropolitan region, the commercial capital of India, the second most
populated city of India and one among the world’s top ten centers of commerce. The city is an ideal place
for such high-rise building projects.

The given site is situated near the Dadar beach in Mumbai, opposite to the upcoming Ambedkar
International Memorial. The site is rectangular in shape with the longer side measuring 130M and the
shorter side 80M. The site location and orientation is shown in the reference picture below-

Maximum permissible ground coverage is 35%

Permissible FAR/FSI is flexible according to according to the area requirements of the design brief,
considering additional FSI and TDR rules.

Minimum setback of 10M from the plot boundary adjacent to other plots and 8M from the plot boundary
adjacent to the main roads are to be maintained.
Spatial requirements/ building programme

The spatial requirements are listed below-

 Retail component – Ground and mezzanine floor, preferably with separate entrance- 15,000 SQM
 Grand lobby entrance of offices – 15,000 SQM
 Food and beverage outlet- in the form of a food court, designed to have access for outsiders as
well as offices- 5,000 SQM
 Office spaces – area of 60,000 SQM excluding circulation
 Executive offices- area of 10,000 SQM excluding circulation
 Ancillary facility eg, business center, small sized auditorium, SPA/health club- 10,000 SQM
excluding circulation
 Basement parking – a car park for every 50SQM + 1 car park for every 60SQM of retail space
 Podium parking – if necessary

Spatial requirements are open to modifications and improved development strategies, however the area
requirements specified above need to be met.

Design of the interior spaces in modules are recommended and blown up detail of a module can be
demonstrated.
