KMBR FSI = 4 MAX BUILT UP AREA IN 4047 M2 = 4 X 4047 M2 = 16,188 M2 OUR MAX COVERAGE ARE =2630 NO OF FLOOR MAXIMUM = 16188 / 2630 = 6.15 ie MAX 6 FLOORS WITH 65% COVERAGE. KMBR PARKING CALCULATIONS CAR PARKING SIZE = 15 M2 LENGTH NOT LESS THAN 5.5 M 2.7 X 5.60 COMMERCIAL - 90 sq. metres of built-up area for buildings having total built-up area upto1260 sq. metres and 60 sq metres of built-up area for the total built up area in excess of 1260sq. metres. For eg:- 7890 commercial area No of parking = 1260 / 90 = 14 cars Balance area = 7890 – 1260 = 6630 No of car parking = 6630 / 60 = 110.5= 111 cars TOTAL CARS FOR COMMERCIAL AREA = 111 + 14 = 125 CARS KMBR MULIPLEX AREA car parking 60m2 of built up area For eg:- multplex area = 1500 m2 No of car parking = 1500 / 60 = 25 nos. TOTAL CAR PARKING AREA OF WHOLE BUILDING IS 125 + 25 = 150 CARS Differentially abled parking width 3.6 m 3% of the total parking = 150 x 3/100 = 4.5 = 5 cars provide near entrance TWO WHEELER PARKING 25% of area for car parking Here , car parking area = 150 x 15 = 2250 m2 So two wheeler parking area = 2250 x 25/100 = 562.5 m2 = 563 m2 this is not necessary to provide in single area we can split and provide KMBR Drive way leading to off-street parking space shall have width not less than 3 metres. Width of ramp for driveway for one-way direction shall not be less than 3.5metres, 5.5 metres for two-way direction and at curves it shall not be less than 4 metres and 6m. Respectively and slope of such ramps shall not be steeper than 1: 7. The headroom for the drive way, ramps, passage etc. for motor car movement shall not be less than 2.2metres at any point. Minimum turning radius of 9 metres to be provided for fire tenders. KMBR Not exceeding fifty percent of each mandatory open yard shall be taken into account for parking

KMBR SANITATION CALCULATIONS The area of bathroom shall not be less than 1.50 sq. metres with either side not less than1.1m area of a latrine shall not be less than 1.10 sq. metres with one side not less than 1.0 metre: Differentially abled toilet = Minimum size of toilet shall be 1.50 m x 1.75 m. These shall be provided at the ground floor for J occupancy and at every floor in multiples of three for J occupancy. KMBR FIRE ESCAPE STAIRCASE Non-residential occupancies exceeding two storeys above ground level. Fire escape stairs shall have straight flight for building exceeding 10 metres height. The use of spiral staircase shall be limited to buildings up to 10 metres in height. At least one side abutting external wall, this side being provided with openable glass or break open glass or fully open and has landing areas accessible from the external side to facilitate rescue operations during an emergency. Emergency exits shall be located in such a way that the travel distance on each floor shall not exceed 30 metres for every occupant.
