GROUP J MUTIPLEX COMPLEX

FSI = TOTAL BUILT UP AREA / PLOT AREA
FOR GROUP J FSI IS PERMISSIBLE
WITHOUT FEE = 3
WITH FEE = 4
COVERAGE = 65%
FRONT YARD MIN 10 UPTO 10M HEIGHT
REAR YARD MIN 5 M AND SIDES MIN 5 M
INCREASE AT THE RATE 0.5 PER EVERY ADDITIONAL
3 METRES.
KMBR
IF THE HEIGHT IS 16M - FRONT YARD = 11M
REAR YARD = 6 M
TWO SIDES = 6 M
IF THE HEIGHT IS 14M, 14.5,15, 15.5 M -
FRONT YARD = 11M
REAR YARD = 6 M
TWO SIDES = 6 M
KMBR
SITE AREA 1 ACRE = 100 CENTS = 100X40.47= 4047 M2
COVERAGE 65% = 4047 X 65/100 = 2630 MAX.
KMBR
FSI = 4
MAX BUILT UP AREA IN 4047 M2 = 4 X 4047 M2
= 16,188 M2
OUR MAX COVERAGE ARE =2630
NO OF FLOOR MAXIMUM = 16188 / 2630 = 6.15
ie MAX 6 FLOORS WITH 65% COVERAGE.
KMBR
PARKING CALCULATIONS
CAR PARKING SIZE = 15 M2 LENGTH NOT LESS THAN 5.5 M
2.7 X 5.60
COMMERCIAL - 90 sq. metres of built-up area for buildings
having total built-up area upto1260 sq. metres and 60 sq
metres of built-up area for the total built up area in excess of
1260sq. metres.
For eg:- 7890 commercial area
No of parking = 1260 / 90 = 14 cars
Balance area = 7890 – 1260 = 6630
No of car parking = 6630 / 60 = 110.5= 111 cars
TOTAL CARS FOR COMMERCIAL AREA = 111 + 14 = 125 CARS
KMBR
MULIPLEX AREA car parking 60m2 of built up area
For eg:- multplex area = 1500 m2
No of car parking = 1500 / 60 = 25 nos.
TOTAL CAR PARKING AREA OF WHOLE BUILDING
IS 125 + 25 = 150 CARS
Differentially abled parking width 3.6 m
3% of the total parking = 150 x 3/100 = 4.5 = 5 cars provide
near entrance
TWO WHEELER PARKING
25% of area for car parking
Here , car parking area = 150 x 15 = 2250 m2
So two wheeler parking area = 2250 x 25/100 = 562.5 m2 = 563
m2 this is not necessary to provide in single area we can split
and provide
KMBR
Drive way leading to off-street parking space shall

SANITATION CALCULATIONS
The area of bathroom shall not be less than 1.50 sq.
metres with either side not less than1.1m
area of a latrine shall not be less than 1.10 sq.
metres with one side not less than 1.0 metre:
Differentially abled toilet = Minimum size of toilet
shall be 1.50 m x 1.75 m.
These shall be provided at the ground floor for J
occupancy and at every floor in multiples of three
for J occupancy.
KMBR
NO OF OCCUPANTS IN F OCCUPANCY = 1person/5.9 m2 built up
area
For eg:- here in three floor 2630 m2 each
GF= 2630/5.9 = 446 , FF = 446, SF= 446
No males in GF = 446 X 2/3 = 297
No of females in GF = 446 X 1/3 = 149
No WC for males GF = 1 per 25 males = 12Nos
Urinals= 1 per 25 persons = 12 Nos
No WC for females GF = 1 per 15 females = 10Nos
No WC for males FF = 1 per 25 males = 12Nos
Urinals= 1 per 25 persons = 12 Nos
No WC for females FF = 1 per 15 females = 10Nos
No WC for males SF = 1 per 25 males = 12Nos
Urinals= 1 per 25 persons = 12 Nos
No WC for females SF = 1 per 15 females = 10Nos
KMBR
NO OF OCCUPANTS IN J OCCUPANCY = 1person/1.8 m2
built up area
For eg:- here in multiplex floor 1500 m2
1500/1.8 = 833 persons
No males = 833 X 2/3 = 555
No of females = 833 X 1/3 = 278
No WC for males = 1 per 200 males = 3 Nos
Urinals = 1 per 50 persons = 11
Wash basins = 1 per 200 males = 3 nos
No WC for females = 1 per 100 females = 3Nos
Wash basin = 1 per 200 females = 2 Nos.
