HOW WE BEGIN!!

 We took over the charge in the month of Apr 21


from Previous committee
 With No Handover from previous committee.
 A & P Podium was digged up till Mother’s slab with no Proper Plan in
hand.
 No documents pertaining to previous year maintenance work done, such
DG’s service, STP cleaning, etc.
 Previous Lift Vendor payments were made in spite of incomplete work,
even warranties promised were not fulfilled.
 Flora & Fauna of our layout was almost down to the dust and front
gardens was destroyed but putting mud on the top of it.
 No communications shared pertaining to Handover from builder, whilst it
was listed as most important agenda by FY 20-21 year committee.

This was approved by Ex- President MR. Murali & office

It was interesting to note whilst owner paid the amount


through cheque which was later misplaced by Treasure, this
task was taken up by FY 21- 22 committee and recovered the
money from previous owner.. Multiple follow ups were made
and finally new cheque was issued.

 WE APOLOGISE FOR NOT ABLE TO COMPLETE BELOW PLANNED TASKS DURING OUR
TENURE DUE TO TIME CONSTRAINTS.

 HANDOVER FROM BUILDER  Although we had couple of meeting and for the very first time we
captured the Minutes of the discussion for next committee to take this forward. We’re awaiting Registered
Post from Builder’s office mentioning the points agreed during the meetings.

 LOWER BLOCK WATER LOGGING ISSUE  Although on the Request of Residents we Blocked Rs 40 Lakhs
from the sinking fund for 3 months however not received any concrete plan or information to take the next
logical course of action.

 SWIMMING POOL REPAIR  We couldn’t do due to Covid 19 protocols, although we have done the ground
work and received quotations from 3 vendors and post GBM approval next committed can immediately start
the work.

 LAYING OF NEW ROAD  Again, due to paucity of time, we couldn’t took up this assignment, there were
difference of opinions whether to repair or to lay new Road. We want to lay new Road so that it’s last long for
another 10 years…requesting next committee to take this up on priority.

 UPGRADATION OF DG’S – INCREASE IN KVs TO COVER ALL LIGHT POINTS INSIDE THE FLAT

 SEEPAGE ARRESTING OF EXTERIOR WALLS & PAINTING FOR ITTINA  Again, we have the plan can
share the details with new committee to take this up during their tenure.

 BALANCE NEW LIFTS INSTALLATION  This plan is already on course, please work closely with New lift
committee to execute the next phase of Lifts.

 GYM UPGRADATION
