DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale is made and executed by:

SPS. JOSE AND KULASA DE LA CRUZ, of legal age, married to each


other, Filipino, and with residence and postal address at  Brgy. Pila, San Pascual,
Batangas, hereinafter referred to as the SELLERS/VENDORS thru their Attorney-in-
Fact PEDRO GARCIA, Filipino, married, of legal age, with residence and postal
address at Brgy. Balayong, Bauan, hereinafter referred to as the AGENT;

- AND -

JUAN SANTOS, of legal age, married to MARIA SANTOS, Filipino and with
residence and postal address at Brgy. Inicbulan, Bauan, Batangas, hereinafter
referred to as the BUYER/VENDEE.

WITNESSETH:

That the SELLERS/VENDORS are the registered owners of a certain parcel of


land together with all the improvements found therein, as evidenced by Tax
Declaration No. 10-2345 situated in Brgy. San Antonio, San Pascual, Batangas,
Philippines, and more particularly described as follows, to wit:

“a parcel of residential and agricultural land (Lot 122) consisting of


FOUR THOUSAND FOUR HUNDRED FORTY SIX (4,446) square meters,
more or less, located at Brgy. San Antonio, San Pascual, Batangas,
bounded on the North by ALN-123; on the South by ALN-124 and ALN-125;
on the East by ALN-126; and on the West by ALN-127 ….including all the
existing improvements erected thereon.”

That for and in consideration of the sum of ONE MILLION PESOS Philippine
Currency (Php1,000,000.00), receipt in full is hereby is acknowledged to their entire
satisfaction, the SELLERS/VENDORS thru their AGENT do hereby SELL, TRANSFER
and CONVEY, unto the said BUYER, his heirs and assigns, the above-described parcel
of lot, with all the improvement found thereon.

That the SELLERS/VENDORS hereby warrant their title over the land above-
described, with full right to dispose of the same, free from all liens and encumbrances,
and that henceforth, full right of ownership and possession of the whole property shall
pertain to the BUYER.

IN WITNESS WHEREOF, I have hereunto signed this deed of absolute sale, this
