DEED OF ABSOLUTE SALE

KNOWN ALL MEN BY THESE PRESENTS:

This DEED, made and executed by EDUARDO O. JOVEN JR. married to MARISTEL G. JOVEN, both of
legal age, Filipinos, and resident of 3037A Calle Bonifacio Purok 3, San Pablo, City of Malolos, Bulacan,
hereinafter called the SELLER, in favor of EVONNE MARTELL G. JOVEN, WYNONA YSABELLE G. JOVEN, LANCE
RAFAEL G. JOVEN, all of legal age, Filipinos, single, LANCE ALBERT G. JOVEN and LANCE EDUARD G. JOVEN,
both minor, Filipinos, single, herein represented by their mother MARISTEL G. JOVEN, of legal age, Filipino,
married and residents of 3037A Calle Bonifacio Purok 3, San Pablo, City of Malolos, Bulacan, hereinafter called
as the BUYER.

W I T N E S S E T H
That for and inconsideration of the sum of, Philippines currency, the receipt whereof is hereby
acknowledged from the buyer to the entire satisfaction of the SELLER, said SELLER do hereby SELL, TRANSFER,
and CONVEY, in a manner absolute and irrevocable, unto said BUYER, his heirs and assigns that certain parcel of
land located at Pinagbakahan, Malolos, Bulacan and more particularly described as follows:

TRANSFER CERTIFICATE OF TITLE NO. 039-2019003691

A parcel of land (Lot 2 Blk. 4 of the cons. Subd. plan. PCS-03-013165 being a portion of
cons. Lot 9919-B-4-B PSD-38330, 9919-B-4-C-2-B-2 PSD-38108 LRC Rec. No. 506),
situated in the Bo. of Pinagbakahan, Mun. of Malolos, Prov. of Bulacan. x x x x x x x x
containing an area of ONE HUNDRED FIFTY SEVEN (157) SQUARE METERS, more or
less. x x x

That for and in consideration of the sum of TWO HUNDRED THOUSAND PESOS ONLY (₱ 200,000.00),
Philippine currency to us in hand paid to our full and complete satisfaction by the BUYER. We do hereby these
present sell, transfer, and convey unto EVONNE MARTELL G. JOVEN, WYNONA YSABELLE G. JOVEN, LANCE
RAFAEL G. JOVEN, all of legal age, LANCE ALBERT G. JOVEN and LANCE EDUARD G. JOVEN, both minor,
herein represented by their mother MARISTEL G. JOVEN, and her heirs, successors and assign afore described
land thereon, is free from liens and encumbrances.
