DEED OF ABSOLUTE SALE

KNOWN ALL MEN BY THESE PRESENTS:

This DEED, made and executed by RENE B. RICO married to MA. CORAZON I. RICO, both of legal age,
Filipinos, and resident of Cabcaben, Mariveles, Bataan, hereinafter called the SELLER, in favor of VARLIE
BALILO MIRANDA, single; and MA. APRIL BALILO MIRANDA married to ARISTOTLE YANDOC LAGUIN, both of
legal age, Filipinos, and residents of 4017 Purok 4 Brgy. Mining, Angeles City, hereinafter called as the BUYER.

W I T N E S S E T H
That for and inconsideration of the sum of, Philippines currency, the receipt whereof is hereby
acknowledged from the buyer to the entire satisfaction of the SELLER, said SELLER do hereby SELL, TRANSFER,
and CONVEY, in a manner absolute and irrevocable, unto said BUYER, his heirs and assigns that certain parcel of
land located at Panipuan, City of San Fernando, Pampanga and more particularly described as follows:

TRANSFER CERTIFICATE OF TITLE NO. 389480-R

A parcel of land (Lot 21 Block 10 of the consolidation and subd. plan, Pcs-035416-
004523, being a portion of the consolidated lot 4403-UUU-15, Psd-035416-04999 and
Lot 4403, UUU-14-B, Psd-035416-052064, LRC Rec No. ), situated in the Bo. of
Panipuan, Mun. of San Fernando, Prov. of Pamp. x x x x x x x x containing an area of
ONE HUNDRED SIXTY ONE (161) SQUARE METERS, more or less. x x x

That for and in consideration of the sum of FIVE HUNDRED THOUSAND PESOS ONLY (₱ 500,000.00),
Philippine currency to us in hand paid to our full and complete satisfaction by the BUYER. We do hereby these
present sell, transfer, and convey unto VARLIE BALILO MIRANDA and MA. APRIL BALILO MIRANDA married
to ARISTOTLE YANDOC LAGUIN, a portion of ONE HUNDRED SIXTY ONE (161) square meters and her heirs,
successors and assign afore described land thereon, is free from liens and encumbrances.

IN WITNESS WHEREOF, We have hereunto our hand/s on this 5th day of August 2021 at the City of San
Fernando, Pampanga.
