Kanata Research Park was originally established in 1986 with the purchase of

100 acres of land in Kanata, Ontario. It has subsequently grown to over 500 acres and

has become the largest commercial business park in the Ottawa region. Kanata

Research Park has the ability to develop 4 million square feet of affordable business and

commercial accommodation, with more than half of that already in operation. Airy indoor

open spaces, plants, glass, and stunning view of the Marshes Golf Club – all provide

Ottawa-Carleton Transit Commission provides ground transportation to our door, and

two rail lines bordering our Park will make the future light rail system highly accessible.

As well, jogging and bicycle paths connect us to downtown Ottawa via the National

Capital Commission pathways.

Just off campus, Kanata Centrum provides retail shopping minutes away

including theatres, grocery stores, big box retailers, video outlet, fine dining and specialty

retailers in clothing and shoes. As well, Scotiabank Place, nearby home of the National

Hockey League’s Ottawa Senators, offers corporate entertainment and over 150 annual

ENVIRONMENTAL INITIATIVES

In Canada, it is estimated that buildings are responsible for:

- 33 percent of all energy used;

- 50 percent of natural resources consumed;

- 12 percent of non-industrial water used;

- 25 percent of landfill waste generated;

- 10 percent of airborne particulates produced; and

- 35 percent of greenhouse gases emitted.

selection. To show its commitment to environmental stewardship, KRP has undertaken

several key initiatives.

AWARDS:

BOMA BESt is BOMA Canada’s national environmental certification program for

existing commercial buildings. BESt stands for Building Environmental Standards, and

represents the direction of the commercial real estate industry in Canada. It is the next

evolution of BOMA Go Green and Go Green Plus and evaluates the environmental

performance and management of commercial buildings. BOMA BESt has been the

industry standard for environmental management in commercial buildings since 2005.

KRP is currently in the process of enrolling its portfolio of buildings in this

program, and to date, has achieved BOMA BESt Level 2 certification for its 4 buildings

making up the Blackwood Business Centre as well as for 411 Legget Drive, 303 Terry

Fox Drive and 2500 Solandt Road. All BOMA BESt certified buildings must meet the Go

Green Best Practices including having an energy audit, energy management and

reduction plan, water audit, a recycling program, hazardous materials management,

indoor environment management and tenant communications. The Go Green Plus

assessment includes all of the Go Green Best Practices in six sections: Energy, Water,

Waste Reduction and Site Emissions and Effluents, Indoor Environment, and

Environmental Management System.

KRP purchases electricity from Bullfrog Power to power the common areas and

lobbies in the majority of its buildings. Bullfrog Power is Canada’s 100% green electricity

provider and is the only company providing everyone in Ontario, Alberta and British

Columbia with a 100% low-impact renewable electricity choice. Bullfrog Power’s green

electricity comes exclusively from wind and hydro facilities that have been certified as

low impact by Environment Canada under its EcoLogoM program, instead of from

carbon-intensive sources like coal and natural gas or from higher impact hydro facilities.

AMENITIES

The Marshes Golf Club anchors our spacious grounds. This 7,178-yard

championship layout was designed by Robert Trent Jones and his son, Robert Trent

Jones II as their final collaboration. Built and maintained to be challenging for golfers of

preserved an existing wetland habitat and is visited by several migratory bird species.

standards set by the Audubon Co-Operative Sanctuary Systems of Canada. The result

is spectacular golf winding among the imposing architecture of corporate glass towers

with the Gatineau Hills providing a scenic backdrop.

Complete with Pro shop, restaurant, lounge, and conference facilities, the 27,000 square

foot clubhouse provides the perfect golf outing or meeting place.

The Brookstreet Hotel, our upscale, 4 diamond, full service hotel is adjacent to

the Marshes Golf Club and includes 276 rooms, club floors, private boardrooms, athletic

centre and spa, indoor and outdoor pools, 15,000 square feet of meeting facilities, high-

speed internet access, and the latest in video conferencing facilities.

Blackwood Business Centre is the heart of Kanata Research Park, offering

Kanata Research Park Family Centre is an onsite, licensed, non-profit Early

Learning Centre with continuum of care for children from 18 months to 10 years

Business parks play an important role in Singapore’s economy. Here’s some

useful knowledge and information about business parks that could help you decide if

your business is suitable to be located at one.

When Singapore went through a period of rapid industrialization in the 70s and

80s, more companies adopted informational technologies in their business. The need to

combine the use of commercial, industrial and office spaces became evident, and

business parks were created.

Changi Business Park is a business park located in Changi South, in the

eastern part of Singapore. Launched in July 1997, the 66-hectare Changi Business Park

is JTC Corporation's second business park following the International Business

Park in Jurong East. The Changi Business Park comprises a mix of high technology

business, data and software enterprises, research divisions, and knowledge intensive

facilities.

The Changi Business Park is located near to Changi Airport, the Aviation District-

Zone and logistics facilities. This simplifies transportation and logistics arrangements for

businesses leading to significant cost savings.

The business park is also close to Singapore Expo, one of South East Asia’s

largest exhibition centers and easily accessible to the Central Business District by rail via

the Expo MRT Station and by road via the Pan Island Expressway and the East Coast

Parkway.

Completed in 2012, a large area of Changi Business Park will open as a mixed-

use development project. Comprising a retail shopping mall, office building, and hotel

building, the project was redeveloped by a joint venture between Ascendas Land and

Frasers CenterPoint. Construction of the project was undertaken by Japanese general

construction contractor Nakano Corporation.

Investors can lease land sites from JTC Corporation to construct their facilities.

The Galaxy SoHo building comprises four main domed structures, fused together

by bridges and platforms between curving floor plates to create a fluid environment that

surrounds a series of public courtyards and a larger central "canyon".

There are 18 floors in total, including three below ground, with retail units

surrounding the courtyards on the lower levels, offices from floors four to 15, and

restaurants and bars at the upper reaches.

"The design responds to the varied contextual relationships and dynamic

conditions of Beijing," says Zaha Hadid. "We have created a variety of public spaces that

directly engage with the city, reinterpreting the traditional urban fabric and contemporary

living patterns into a seamless urban landscape inspired by nature."

There are 18 floors in total, including three below ground, with retail units

surrounding the courtyards on the lower levels, offices from floors four to 15, and

restaurants and bars at the upper reaches.

The exterior of the building is clad in aluminum and stone while the interior

features glass, terrazzo, stainless steel and glass reinforced gypsum.

The firm is currently working on two more developments for the same

client, Soho China.

The Sky Soho office and retail centre in Shanghai will also make use of large

public courtyards and is scheduled for completion next year, while the 115,393-square-

metre Wangjing Soho commercial complex, scheduled for completion in 2014, will

comprise three pebble-shaped towers midway between Beijing Capital Airport and the

city. Zaha Hadid joined Soho China's Zhang Xin and Pan Shiyi, with 15,000 guests from

China and around the world, to celebrate the completion of Galaxy Soho, Beijing

The Galaxy SOHO project in central Beijing for SOHO China is a 330 000m2

office, retail and entertainment complex that will become an integral part of the living city,

inspired by the grand scale of Beijing. Its architecture is a composition of four

continuous, flowing volumes that are set apart, fused or linked by stretched bridges.

These volumes adapt to each other in all directions, generating a panoramic architecture

without corners or abrupt transitions that break the fluidity of its formal composition

The great interior courts of the project are a reflection of traditional Chinese

architecture where courtyards create an internal world of continuous open spaces. Here,

the architecture is no longer composed of rigid blocks, but instead comprised of volumes

which coalesce to create a world of continuous mutual adaptation and fluid movement

between each building. Shifting plateaus within the design impact upon each other to

generate a deep sense of immersion and envelopment. As users enter deeper into the

building, they discover intimate spaces that follow the same coherent formal logic of

continuous curve linearity.

The lower three levels of Galaxy SOHO house public facilities for retail and

entertainment. The levels immediately above provide work spaces for clusters of

innovative businesses. The top of the building is dedicated to bars, restaurants and

cafés that offer views along one of the greatest avenues of the city. These different

functions are interconnected through intimate interiors that are always linked with the

city, helping to establish Galaxy SOHO as a major urban landmark for Beijing.

ILB is a 72-hectare (180-acre) (54 hectares + 18 hectares) mixed-use master-

planned community development in Mandurriao, Iloilo City, Philippines by Megaworld

Corporation. It is located on the property of the former Iloilo Airport which Megaworld

Corporation acquired for 1.2 billion pesos from the national government. Megaworld is

projected to pour in P25 billion for the entire development in a span of years. It is an

integrated township project that will feature a commercial district, a lifestyle mall, office

buildings catering to business process outsourcing firms, boutique and deluxe hotels,

and a convention center.

Initial development includes construction of a the road network, the 12-storey

Richmonde Hotel Iloilo and Richmonde Tower, Festive Walk, Two Business Process

Outsourcing office buildings. The IT complex has been certified as an information

technology park by the Philippine Economic Zone Authority (PEZA), granting locators

perks such as tax holidays and duty-free importation of equipment among others.

Megaworld is setting aside a 9.7-hectare lot for the boutique hotel and commercial

district which is being offered to interested business owners.

Iloilo Business Park increased by an additional 18 hectares, bringing the project

to roughly 72 hectares from its initial 54.5 hectare-size. This is due to the increasing

demand for residential and commercial properties and good reception to Megaworld's

first development in the region and biggest township in the Visayas, modeled after the

live-work-play approach that it claims to have pioneered in the Philippines.

Megaworld Boulevard

A six-lane highway will serve as the main artery running through the entire length

of the property.

Malls

The Megaworld Center Mall will be the first stand alone Lifestyle mall by

Megaworld outside of Metro Manila and first upscale mall in Iloilo. It will have 4 levels

that would house shops, restaurants, state-of the art facilities including cinemas and

event centers. The Festive Walk, an outdoor mall strip 2 kilometers in total length, which

will be the longest shopping and dining strip in the Philippines.

Iloilo Convention Center

Iloilo Convention Center, a state-of-the-art convention center will be built on a

1.7-hectare of lot in the district of Mandurriao donated by the Megaworld Corp. It will be

funded by the Tourism Infrastructure and Enterprise Zone Authority (TIEZA) and the

Priority Development Assistance Fund (PDAF) of Sen. Franklin Drilon.

Cebu Business Park (CBP) is a 50-hectare master planned development in Cebu

City, Philippines. It integrates business, residential, sports, and recreation and leisure

facilities. The centerpiece of the business park is the 9-hectare Ayala Center Cebu

shopping mall, which draws many shoppers daily.

History

In the late 1980s, the Cebu provincial government sold its 45-hectare property

used as the Club Filipino Golf Course to the Ayala Corporation. The development

features for the Cebu Business Park were incorporated into the 1990 zoning ordinance

of Cebu City. Land development work on the business park was completed in 1992. To

spur further commercial activity, the 6-hectare Ayala Center Cebu shopping mall was

built as the business park's centerpiece. Cebu Holdings, an affiliate of Ayala Land, is

currently responsible for the development of Cebu Business Park. As of 2003, it is the

single largest urban development project in the Philippines outside of Metro Manila.

Greens & Spaces

Cebu Business Park is currently the largest operating PEZA accredited special

economic zone in the country. With 50 hectares of land, Cebu Business Park faces not

only the demand of space for growth of businesses and commercial trade but also the

will be the chain's largest hotel yet, are all situated within the district. It is located beside

Eastwood City Cyber Park is the country’s very first information technology (IT)

park developed by top business process outsourcing (BPO) office condominiums

developer Megaworld Corporation. Eastwood City Cyberpark is a BPO-targeted office

Center and the 10-story 1880 Eastwood Avenue. The cyberpark is listed as an approved

IT Center by the Philippine Economic Zone Authority, making export-oriented companies

located therein eligible for temporary tax holiday, permanent reduced rate of corporate

income tax, and other incentives.

Eastwood Cyber Park in Libis City remains the country’s number one IT Park in

many aspects, according to a recent data from the Philippine Economic Zone Authority.

In terms of employment, Eastwood Cyber Park has highest number of PEZA-registered

employees at more than 12,000 executives and rank and the file staff as of December

2007.

It was an early leader in business process outsourcing in the Philippines; out of

37 call centers operating in the country in 2003, 10 were located there. Major tenants

include Accenture, Dell, IBM Global Services, Citibank, Atos, WNS Global Services, hibu

and eTelecare. In 2009, the registered BPO employment of the cyberpark was 16,856

jobs, making it the Philippines' leader among PEZA IT parks and buildings. Moreover, it

is home of research and development companies for electronics and power supplies

including Canon and Emerson Network Power. This represented growth of 22% over its

2008 employment figure. Including Non-BPO employers, As Emperador Distllers Inc.,

Mercury Drug Corporation, Pilipinas Kao Inc., Filway Marketing Inc., Raffles & Co Inc.,

Fonterra, Toei Animation, McCormick & Company, &, Alliance Global Inc. the total

number of jobs created in Eastwood City is more than 30,000, claims developer

Megaworld Corporation. The total value of exported services for the year was

US$348.31 million.

The project will feature a “Class A” business park. The plot is located in the area

of the city center, 1.5 km from Uniri square, 0.5 km from the J.W Marriot and the

Parliament. The business park will comprise of 2 low rise office buildings and one office

tower, with ample green areas, a high tech campus style environment in an urban

AFI Europe Romania, part of the international holding AFI Europe, will start the

development of AFI TECH PARK, a 50,000 sq m business park situated close to the

Romanian Parliament. The first phase of the project, AFI TECH PARK 1, is scheduled to

be delivered in the first quarter of 2018 and will offer 20,000 sq m of office spaces.

“After the successful completion of AFI Park 1-5, AFI Europe Romania is targeting a new

office project in Bucharest that will answer the growing work space demand of

multinational companies that need to be located close to the City Centre. AFI TECH

PARK is an integrated business project. The tenants in AFI TECH PARK will benefit

from amenities and services, having 4,000 sq m of commercial areas at the ground floor

of the office buildings and being situated across the street from Vulcan Retail Park and

The project will comprise of 2 low rise office building and one office tower,

offering 20,000 sq m GLA of office space, efficiently spread over 8 above ground floors

In addition, Building A will have approximately 2,000 sq m of retail area located at

the ground floor. The commercial space will be occupied by a supermarket, fitness club,

The Project, currently known as the Burj 2020 District, shall be located in the

DMCC Free Zone in Dubai, United Arab Emirates. The project is currently in the early

design stage. Project site is approximately 10.6 hectares (106,000 square meters) in

area. The development will be an instantly recognizable Dubai landmark.

The Burj 2020 District is envisioned to be a world-class mixed-use development

that shall be anchored by two super tall mixed-use towers (within Phase 1 and Phase 2

respectively) and complemented by significant retail, food and beverage (F&B),

facilities. The Burj 2020 District, although distinct from, will also be connected to the

progresses, it will create a big development as it would carry out revenues for the local

The design of every part of structures in the Business Park is based and

centered in the main activities of the users of the Business Park. People here can “Live-

Work-Play–Learn”, free from the stresses of everyday life. The conceptual design project

is a modern design. It is the key for the attraction of local and foreign business

man/company to invest in the proposed project. The development of the proposed

project is located in the suburban areas because land tends to be less costly and cost of

This proposed project conducted by Ar. Spencer SY of University of Sto. Tomas

(UST) College of Architecture batch 2008. The proposed Business Park and Convention

center at Clark Pampanga is a mixed use development of office towers, condo towers,

hotels, convention center and other amenities that will make the proposed project a

sustainable one. The business Park focuses on the local and foreign investors such as

BPO, real states company etc. The conceptual design of the project is a modern design,

the key for the attraction of local and foreign businessman/ company to invest in the

proposed project. The development of the proposed project is located in a sub \urban

Believing in Cebuanos as world-class talents, particularly in the BPO sector,

Megaworld has recently announced that it is allotting an estimated 150,000 square

meters of office spaces in The Mactan Newtown within the next three to five years.

“Just like in Metro Manila, Cebu’s BPO industry is seeing significant growth in recent

years and Megaworld wants a piece of the action. In fact, we can actually add up more

leasable office spaces if the demand is really high,” says Jericho Go, first vice president,

Megaworld. He added: “Cheaper labor, abundant manpower, affordable location, and

right assistance from the local government make Cebu ripe for BPO businesses.”

Faced with the high demand for BPO spaces with One World Center,

construction for the Two World Center is being ramped up to be completed by the first

half of 2014.

Go predicts The Mactan Newtown to generate around 40,000 full-time BPO

employees by 2018. The Mactan Newtown has been getting great interest from top BPO

companies to set up their offices in the township since it was launched over a year ago.

One such international outsourcing firm is the Results Companies (Results Manila), the

leading global provider of customer management and business process outsourcing

solutions for over 20 years.

“Cebu is home to a great pool of talented, educated people with exceptional drive

for exceeding customer expectations. We expanded our office in Cebu to allow us to

diversify our locations for our clients and internal business continuity planning,” says

Kevin Betts, vice president for Facilities Development and Administration, Results

Manila.

2.5 Synthesis

The related literatures aided the researcher in enhancing her concept and

incorporating viable innovations in her proposed Business Park. Through the

comparative analysis, she was able to synthesize viable inventive ideas from the

following foreign and local researches and studies.

Congruent with the Proposed Business Park, Kanata Research Park in Canada

is the largest business park in Ottawa region having its affordable business and

commercial accommodation, an airy indoor open space, plants, glass and stunning view,

providing room to grow and innovate, the workspaces are designed to encourage the

creativity, interaction. The linked office towers of meticulously selected materials impress

visitors and generate the pride of location, environmental initiatives of the KRP also

inspired the proposal to maintain a sustainable future.

Changi Business Park and the proposal both promise quality infrastructure and

support facilities for innovation and technology development. They promise to exhibit a

state-of-the-art infrastructure that provides a knowledge-based and campus-like

environment where high-technology enterprises and talented people can converge to

generate synergistic forces; and to promote interaction and innovation at both local and

global level. However, the proposed project varies in terms of infrastructure, considering

that it shall not be research-oriented. Other facilities shall include shopping center,

restaurants, and office buildings.

Contrary with the proposal, but similar with the Galaxy soho that bridge together

four of its buildings that created a variety of public spaces that directly engage with the

city reinterpreting the traditional urban fabric and contemporary living patterns into a

seamless urban landscape inspired by nature.

BIOMIMICRY

Biomimicry (from bios, meaning life, and mimesis, meaning to imitate) is a new

discipline that studies nature’s best ideas and then imitates these designs and process

to solve human problems. Studying a leaf to invent a better solar cell is an example. It is

an “innovation inspired by nature”.

The core ideas is that nature, imaginative by necessity, has already solved many

of the problems we are grappling with. Animals, plants, and microbes are the

consummate engineers. They have found that works, what is appropriate, and most

important, what last here on Earth. This is the real news of biomimicry; After 3.8 billion

years of research and development, failures are fossils, and what surrounds us is the

secret to survival.

Looking at Nature as Model, Measure, and Mentor

If we want to consciously emulate nature’s genius, we need to look at nature

differently. In Biomimicry, we look nature as model, measure and mentor.

Nature as model: Biomimicry is a new science that studies nature’s as models and then

emulates this forms, process, systems, and strategies to solve human problems –

sustainability. The Biomimicry Guild and its collaborators have developed a practical

design tool, called the Biomimicry Design Spiral, for using nature as model.

Nature as a measure: Biomimicry uses an ecological standard to judge the

sustainability for our innovations. After 3.8 billion years of evolution, nature has learned

what works and what lasts. Nature as measure is captured in Life’s Principle and is

embedded in the evaluate step of the Biomimicry Design Spiral.

Nature as mentor: Biomimicry is a new way of viewing and valuing nature. It introduces

an era based not on what we can extract from the natural world, but what we can learn

from it.

Local researches also greatly contributed to the design of the project. One of

them is Iloilo Business Park. It is a mixed-use master-planned community development

in Mandurriao, Iloilo City, Philippines by Megaworld Corporation. Like the proposal, due

to the increasing demand for residential and commercial properties and good reception

to Megaworld's first development in the region and biggest township in the Visayas, it is

also modeled after the live-work-play approach that claims to have pioneered in the

Philippines.

Moving ahead, similar to the proposal, the Cebu business park also contributed

for the design of the proposal not only with the demand of space for growth of

businesses and commercial trade, but also the challenges of operating responsibly and

optimizing the value of the land for sustainability providing this day a bigger green

spaces, landscaped areas, and tree lined avenues that serve as park and carbon sinks.

It is similar with Vertis North’s vision, with over a century of envisioning, building,

developing master planned mixed-use and sustainable communities. It leads the

industry in raising the standard of commitment to innovation and value appreciation. It

stands for pioneering vision. It stands for trailblazing quality. It has green core for

responsible living, a growth accelerator for every scale of business an address

presenting a full range of opportunities, master-planned for centrality, connectivity, and

efficiency, leading the concept of a City Center, synergized by a destination so complete.

The proposed project and the AFI Tech Park inspired the proposal by their two

low rise office buildings and one office tower surrounded with ample green areas with a

central plaza & gardens employees, in order to have immediate access to all them. The

complex and the surrounding retail facilities, provide the perfect combination of business

and personal lifestyle, a work environment which meets a modern way of living sought

after by the IT generation (“generations Y and Z”) and an all in one efficient, time saving

immediate location.

The proposed Iloilo Business Park and the project proposal coincide on the

vision of emerging as the largest business-centered park in their respective islands

(Visayas and Luzon, respectively). They are both designed to correspond to the lifestyle

of their users. The researcher’s proposal only deviates from the setting of the other in

such a way that it predominantly promotes groundbreaking business rather than leisure.

Recreation is only a part of the park, necessary to alleviate stress and promote healthy

lifestyle.

NATURAL ARCHITECTURE

The natural environment still manages to fill people with a sense of awe and

amazement. Despite the amount of scientific knowledge mankind has gathered, nature

still holds great mysteries that we may never be able to unravel. This complexity has

continually daunted man. In frustration, people try to control nature by enforcing order.

As a result, people have distanced themselves from the earth, even though their survival

is completely dependent on it. People are now trying to regain their close connection to

nature.

There is an emerging art movement that is exploring mankind's desire to

reconnect to the earth, through the built environment. Referred to as 'natural

architecture', it aims to create a new, more harmonious, relationship between man and

nature by exploring what it means to design with nature in mind.

The roots of this movement can be found in earlier artistic shifts like the 'land art'

movement of the late nineteen sixties. Although this movement was focused on

protesting the austerity of the gallery and the commercialization of art, it managed to

expand the formal link between art and nature. This has helped develop a new

appreciation of nature in all forms of art and design.

The 'natural architecture' movement aims to expand on 'land art' by acting as a

form of activism rather than protest. This new form of art aims to capture the harmonious

connection we seek with nature by merging humanity and nature through architecture.

The core concept of the movement is that mankind can live harmoniously with nature,

using it for our needs while respecting its importance.

In coherence with the related projects, foreign and local have led the researcher

to finding deeper understanding and connection with his proposal with its different

concepts and solutions for the great development that envisioned the business

investments and much higher tourist rate that is expected to increase as the project

proposal progresses, and will create a big development as it would carry out revenues

for the local government and generate new jobs as well, and to achieve these visions,

making the project as sustainable one, and comfortable enough to fit in the activities of

the future users are part of the plans.

Features of simple aspects environment, up to high and detailed and efficient

technology are a great help on bringing up a huge and subtle project. The reviewed

literature shows how a design that comes from mind that is eager to uphold its

fascination of edifice can come true. Combining all this world has to give us, making right

decisions principles in planning and building constructions, things is possible the

featured literatures mentioned above will be reference and inspiration for the project and

treat them as n expectations and architectural hierarchy.

Mimicry of nature aspects will be one vital and important method to be

considered as it is the great model, measure, and mentor.
