Please be informed that this document contains instructions for two (2) compulsory tasks.

TASK 1

OBJECTIVE
To develop students’ ability to integrate current issues and the organizational setup for better
building management and performance.

INSTRUCTIONS
Please approach any property management company/department/unit to study about its scope of
works. The study should focus on the scope of works for property management
company/department/unit according to the Malaysian Property Management Standards (MPMS)
as follows:
• Handing over/taking over of property
• Building management
• Maintenance management
• Financial management
• Administrative management
• Insurance management
• Health, safety, and emergency management
• Tenancy/lease management
• Facilities management

In order to enhance the understanding, students are allowed to select any type of property as a
case study. However, provisions in Act 242 have mentioned that the property-based businesses
such as hotels, motels, hostels, plantations, quarries, marinas, ports, golf courses, cinemas,
stadiums, sports complexes, and hospitals to be managed by specialist managers. So students
need to find a property other than earlier listed properties as a case study. To promote varieties,
each group of students within the same class must select a different type of property or case
study. Each group needs to prepare a report and present the case study.

STRUCTURE OF THE REPORT

Part A: Background of the property and its management company/department/unit
Part B: Overview of the property management structure at the property
Part C: Descriptions of the property management scope of work according to MPMS (including the
issues of managing the property, if any)
Part D: Property management strategy to stay competitive
Part E: Concluding remarks and way forward
