1.0 OBJECTIVE

This assignment is given based on the following objectives:

1. To encourage the students to explore literature from various sources (primary or


secondary data) on the given topic.
2. To evaluate the understanding of the students through the task submitted.

2.0 TASK

In a group of 4, students are required to prepare a report as below:

“The number of unsold completed residential properties has decreased to 26,286


units worth RM18.3 billion for the second quarter (Q2) of this year, the Dewan Rakyat
heard today. Deputy Local Government Development Minister Akmal Nasrullah Mohd
Nasir said the decline indicated a decrease of 5.3 per cent in terms of unit numbers
and a decrease of 0.6 per cent in terms of value compared to the same period, last
year. Based on the National Property Information Centre for Q2 this year, the number
of unsold housing units amounted to 26,286 units with a value of RM18.3 billion
compared to the launched housing units of 135,614.”

“Bank Negara Malaysia (BNM) uses the Overnight Policy Rate, or OPR, as a policy
tool to control inflation or boost economic growth.”

“The higher interest rates may deter investors from buying property, as the higher
borrowing costs may make it a less attractive proposition, especially if rental rates
and capital appreciation rates remain stagnant. This could then lead to a drop in the
volume and value of property transactions.”

3.0 REQUIREMENTS
