CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease made and executed by and between:

BENJAMIN C. RILI, of legal age, Filipino, married to MARIA ROSARIO D. RILI,


with residence and postal address at Libod 1, Libmanan Camarines Sur, Philipines,
hereinafter referred to as the LESSOR; and

Likewise of legal age, Filipino, married to , with residence and postal address at
Libmanan, Camarines Sur, Philippines, hereinafter referred to as the LESSEE.

WITNESSETH

WHEREAS, the LESSOR is the owner of that parcel land located at Potot,
Libmanan, Camarines sur containing an area of TWO HUNDRED (200) SQUARE
METERS.”

WHEREAS, THE LESSEE desire to lease and occupy the above described
property:

NOW THEREFORE, for and in consideration of the foregoing, the LESSOR


hereby leases unto the LESSEE the said property, subject to the following terms and
conditions, to wit:

1. The term of this contract shall be for period of one (1) year to start on May 4, 2022
and to expire May 5, 2023, renewable upon agreement of the parties;

2. The LESSE shall pay to LESSOR monthly rental for the use and occupation
thereof at the rate of TWO THOUSAND TWO HUNDRED PESOS (2000),
Philippine Currency every six (6th) day of each month. That in case of renewal, the
monthly rental shall increase in the amount equivalent to ten percent (10%);

3. That the LESSOR do hereby acknowledges to have received the amount of FIVE
THOUSAND PESOS (P 5,000.00) representing one (1) month advance rental and
one (1) month deposit from the LESSEE herein;

4. All bulls for electric, water, telephone, broadband internet and other facilities used
and consumed by THE LESSEE during the period of the lease shall be defrayed
by the LESSEE;

5. That LESSEE is prohibited to introduce improvement and or make alteration on


the leased premises without the consent of the LESSOR and any improvement so
introduced shall from part of the leased premises without right of reimbursement
from the LESSOR;

6. The LESSOR or representative is allowed and free to enter the leased premises
during daytime and or at reasonable hours of the night to make inspection and or
routine visitation of the leased premises;

7. The leased premises shall exclusively be used for commercial purpose and the
LESSEE shall not directly or indirectly sublease, assign or transfer his right under
this contract to a third party or parties without the consent in writing of the
LESSOR and the LESSEE shall maintain the leased premises in sanitary, good
and habitable condition;
8. That the LESSEE shall not use the leased premises for unlawful or illegal activity

9. The LESSEE shall give written notice to the LESSOR thirty (30) days in advance
before the termination of the lease of his intention to renew the contract of lease,
otherwise the LESSOR shall be free to commit the property to prospective
lessee/s;

10. The parties herein further agree to faithfully comply with the foregoing stipulations
and any violation thereof shall be a ground for the termination of the lease.
